Getting around downtown Memphis is a breeze. Many attractions like Beale Street, the Orpheum Theater, and FedEx Forum are within walking distance. Hop on the trolley right outside your door, rent a Bird e-scooter or Explore e-bike across the street, grab an Uber or Lyft, or take a ride on one of the horse-drawn carriages that pass by regularly. For longer trips, the airport is just a 15-minute ride. Your dedicated parking space makes driving easy, and restaurants, cafes, and grocery stores are all close by for added convenience.

Please keep noise to a minimum. ➤ No refunds will be given for noise level, so rent at your own risk, but we’re confident you`ll love it! ➤The apartment is directly above SOB Restaurant, which operates 11am–9pm (10pm on weekends). If you need more quiet, consider booking a 3rd-floor unit (301–305), ask us if you need help! ➤There is no elevator on the property. ➤ No parties, events, smoking, vaping, marijuana use, or open flames (candles, incense, sage). ➤ No pets are allowed. *Thank you in advance for your understanding and compliance with the rules.*
1. Cancellation Policy for Direct Booking Long-Term Reservations (30 days or more): ● For reservations of 30 days or longer, a separate cancellation policy applies: ● Guests will receive a full refund if they cancel at least 30 days before the scheduled check-in date. ● A 50% refund will be issued for cancellations made between 14 and 29 days prior to the scheduled check-in date. ● No refund will be provided for cancellations made 13 days or fewer before the scheduled check-in date.
2. Upon booking, you will receive a rental agreement/check-in form that you are required to sign and return before your arrival
3. If you are a local resident, you must contact us before booking
4. Guests acknowledge that they will keep their noise level to a minimum after 10:00 pm; sound will travel through the walls if too loud.
5. No parties or events allowed
6. Guest must provide us with a valid ID that matches their credit card information
7. Guest must provide us with a valid working phone number & guests listed on the reservation must report to us within 2 hours from the time of arrival if anything in regards to cleanliness does not meet their standards so we can help address the situation as soon as possible
8. NO SMOKING or use of fire permitted in the rental; guest acknowledges that no `smoking` includes the use of vape pens and marijuana and `use of fire` includes the lighting of candles, incense, or sage. There will be a $200 charge per day of reservation if this rule is not followed
9. There cannot be more than the allowed number of guests in or on the property at any time. Violation may result in immediate removal of all guests without refund. Unauthorized guests exceeding the maximum occupancy will be charged $50 per night, per extra guest.
10. Late check-out fee of $50 (if not authorized) applies for check-outs after 11:00 am. We`re sorry we have to charge this but we pay our housekeepers based on the agreed-upon checkout time and if they are unable to clean we still have to pay them
11. We will place a small deposit hold on your credit card 2 days before your arrival to cover any accidental property damage that may occur and it will be released after your check out. If we fail to capture your security deposit, your reservation will automatically be cancelled
12. We would like to inform you that for direct bookings, a 4% credit card fee will be applied to any cancellations and refunds and we will follow the platform`s cancellation policy
13. Guests who make reservations for over 30 days must sign our standard lease agreement and agree to a background check before check-in (it will be provided before check-in)
14. As part of our commitment to maintaining a clean and comfortable environment for all guests, we require a midterm cleaning for reservations lasting 30 days or longer. The midterm cleaning will take place on the 15th day of your reservation. This cleaning is mandatory and is designed to ensure the continued cleanliness and hygiene of the property
15. The cleaning fee for the mandatory mid-stay clean will be deducted from your security deposit
16. No pets allowed
17. Excessively dirty units will incur an additional cleaning fee and will be evidenced with photos
18. For your security and protection the property is equipped with an exterior camera
19. Remember to take all your belongings when checking out. Left something? There`s a $75 Mailing Fee (not including postage). We aim to return items within 7-10 business days, but please bear with us during busy times. Thanks for understanding!
20. For security reasons, NO food or package deliveries inside our gated complexes or internal buildings. Please meet them outside the buildings or gates.
21. Guests who fail to arrive for their reservation, for any reason, will be considered no-shows. No-shows are non-refundable, and no credits, reschedules, or exceptions will be provided under any circumstances.
22. If not following any of our rules forces us to refund or discount an upcoming or existing guest you will be liable for the costs
23. If you were a previous/current guest and did not respect our house rules and our property, we have the right to decline your next reservation. Thank you for understanding

This was a very beautiful and safe place to stay in Memphis. Close to many attractions and restaurants. We thoroughly enjoyed our trip and time at the Liberty Bowl!

Def a bit noisy until about 11pm with a full-on outdoor party going on across the street. But if you're not home at that time anyway, space is huge and comfortable and well-kept. Owner was great about communication as well. Would be happy to return!

Our room was beautifully decorated with a great floor plan. We had everything we needed. The restaurant on the first floor was fantastic along with several surrounding restaurants. Parking was not an issue with dedicated parking spots for each room. We look forward to going back soon.
We stayed here over a weekend while in town for a wedding. The unit is very clean, styled well and very spacious. We had everything we needed and were close to fun shops and restaurants. We also paid a fraction of the cost of other guests staying at the wedding hotel 2 blocks away. The area felt quiet and safe, and check in was easy. Highly recommend!

The location was outstanding, we were walking distance from everything we wanted to do during our stay. The property was immaculate, we had everything we needed and we didn’t find the noise from the restaurant below to be an issue but if anyone has an issue, a white noise machine is provided!

We are so close to everything. That means noise from restaurants and fire trucks. But within 7 minutes walking to fun. The bed is hard but better than too soft. I would stay again.

The condo was quite spacious for my husband and me. Very cool renovated space. We did not have any issues with the parking light lots or noise but appreciated the sleep mask and ear plugs--thoughtful touch. The location was perfect for our plans. The National Civil Rights Museum, Central BBQ & Gus's Fried Chicken, Beale Street, and some great coffee shops are all a short walk away. Reserved parking in a well lit lot was much appreciated. Building felt very secure. We would definitely stay again!

Our stay was great but the place was pretty dirty and the heat didn’t work and was very cold, we slept in our sweaters and jackets for the first 2 nights then they got the hvac guys in our unit to find out there was a gas leak so they moved us to another unit close by. We got locked out of our other unit with all of our belongings but they did respond quickly through all of it so that was nice.

One night, Restaurant staff on bottom level we’re shouting after closing in Vrbo parking lot. They ignited at least 25 hot air balloons with a propane torch. Terrible fire hazard with open flames landing on cars. Called police twice. They never responded.

This place was perfect, and really felt like having a home which was great and made me feel like I was a true local. It’s super spacious and would fit two people wonderfully. Having in unit was such a benefit and the tv had all the apps you’d want.
Tim is a company so you get the efficiency and peace of mind of a company vs the risk of an individual not used to being a business owner.
Location is right downtown and close to everything. Seriously everything.
They warn you about noise but tbh the street noise wasn’t bad. It’s not going to be silent the walls are thin so you’ll hear if there’s a party but not like the others are in your room loud.

Do not rent! It was virtually impossible for us to sleep due to the high wattage lights shining directly into the windows which had only basic blinds. The insult of renter intelligence was the silly eye shades left beside the beds when we checked. We didn’t sleep for 3 nights. Would be a great location and unit if the owners simply invested in some proper back out blinds.
No access to the building upon arrival after the lights were back on from a power outage causing us to be late for our son’s performance, no AC in our loft for a day and a half, having to move to another unit and then having to rushing to out of the unit they placed us in to go back to our previous unit because the unit we were moved to needed to be clean due to another party arriving, no fan working in the bedroom, and then no hot water once coming back from a very long day, we enjoyed and appreciated the communication from management, the decor, and location of the property. The bathroom had not been cleaned in our unit, it was hair on the floor, in the shower and big wads of hair in the trash can, I have locs and my fiancé is bald, so that wasn’t from us. I would advise that they have some one check the property weekly to make sure all is well with their units and everything is functioning properly, and do a pop in on house keeping during working hours. Again I truly appreciate the communication from the management company and the location of the property.
