Note house rules stating the extra guest rate $25 per person per night w prep and cleaning $20 per person a 1-time fee and deduct what is already billed to get accurate rate once your final number of guests staying and guests visiting past 9pm are considered overnight guests is available for change (our open-door policy) this is simply to have the most accurate numbers possible. The platform site does not share these figures with us:) We typically add $20 per person or an amount upfront to get a base prep fee but don't know your final count yet, upon arrival or just prior we can finalize your number of guests. Damage deposit is required for all properties before arrival unless waived by the owner. You will not gain access to the property until damage deposit, or any unpaid balances are received. The damage deposit varies depending on what property and group size (on average $20-$25 per person) Minimum of $100 to $2500. It can be paid through the following options, cash app, or on this platform. It will be refunded 14 to 21 days after your check out depending on receiving your review.
After arriving to the property, we require to fill out our arrival review sheet, there is a link in our group check in text or there will be a hard copy at the location to fill out. If this isn't filled out by 2 hours after arriving, any waived fees will be reapplied to your bill or a minimum fee of $100 will be added to your bill.
-Swim pool spa is to only be used by your group at intervals requested to 2 hours, see calendar per manufactured suggestions. When the electric cover is open its in use by a group either in your group or house shared next door.
-Shared areas kayaks, canoes, row boats, swim beach and (3) docks, volleyball, basketball, trash, and free wood pile along the little house are shared along with smoker and tiki area with propane fired fire pit.
-Parking for all 4 levels and 3 levels parking in driveway and across from the house parking for lower level across street by dumpster.
Outside umbrellas must be closed up when not in use, if they get damaged there will be a $50 fine.
No fireworks allowed. There are no exceptions to this. Neighbors on the lake will call the cops and you will be asked to leave with no refund.
Propane tanks are $30.00 each with a $40.00 deposit.
-Check in and out procedures, we will group message text with caretaker for your arrival and allow upon review early check in and out.
