The sliding glass door leads to an open deck, comfortably furnished for 4. Here is a lovely spot to enjoy your morning coffee or evening beverage, while enjoying the shared green space.
On the basement level of the home is a master bedroom with a queen bed, dual nightstands and lamps, work area with desk and chair and an ensuite bath with a spacious walk-in shower.
This area is also accessible to the privacy-fenced yard, perfect for exercising your dog, who is welcome to join in the family fun here!
On the third level are two well-equipped and thoughtfully decorated bedrooms. Each features a flat-screen TV.
Each features a queen bed and they share a hall bath with a tub/shower.
The Neighborhood
CountrySide in Sterling VA is a quiet, tree-lined and family-oriented community. A sampling of the exceptional amenities here include 10 tot lots, a catch and release pond, and nearly 10 miles of walking trails. Our very favorite thing, though, is also its best kept secret - HorsePen Run Wetland Nature Preserve. This 370 acres of protected land is for CountrySide residents' and guests` enjoyment. Located roughly behind some of the nearby schools, the preserve is a true nature sanctuary, with 12 different trails of varying lengths.
Outside of CountrySide, you`ll find all the amenities and attractions necessary for a great trip, like grocery stores, movie theaters, shopping, and dining. And of course, DC is just minutes away.

The minimum rental age is 25. A picture ID must be provided to the company no less than 72 hours before arrival. An accurate guest count must be provided No parties or events. If unauthorized persons are discovered on the premises, guests will be subject to additional fees and/or immediate eviction Quiet time is from 10pm - 8am Please note that our vendors, landscaper and pool cleaner (If applicable), visit our homes at least twice a week for service. Our vendors will never enter the home and have permission to work outside. No smoking or vaping. If evidence is discovered of either smoking or vaping, the guest will be subject to a fine of up to $1,000 If you have little ones we offer a Baby bundle: Pack-n-play with a thicker mattress & a high chair for $65 per stay. Baby bundles must be requested and paid 48 hours prior to your reservation start date. Commercial vehicles may be approved by management. Please inquire if you would like to bring your commercial vehicle. The property must be locked and secured when guests are not in it.
Mail: Guests may not receive mail at this location or at our office. Any mail received will be RETURNED TO SENDER. We cannot accept responsibility for helping you to recover any lost mail or packages.
Cleanliness:
This property is not corporate-owned. It belongs to an individual, just like you. Please treat this home with the respect and courtesy it deserves and leave it in the same excellent condition as you found it. We welcome quiet couples and families in all of our rentals. Please note that no parties of any size, events, or conferences are permitted in this property. If we discover that guests have violated this rule, we reserve the right to immediately evict all persons on the property and/or assess a fine. If the property is left exceptionally dirty, such as perishable foods left in the kitchen, dirty dishes in the sink, furniture rearranged, or trash not taken out, we may assess an additional fee of up to $500.
Late Checkout:
Please note that check-out time is promptly at 10am. This is so that our housekeeping staff may prepare the property for the next guest. If you need additional time, contact us immediately and we'll try to accommodate you, though this cannot be guaranteed. If you fail to check out by 10am, you will be charged half of the nightly rate for the property. Failure to vacate the property at the agreed-upon check-out time is considered trespassing.
Same-Day Bookings:
Same-day bookings with no past reviews are subject to additional scrutiny and require approval from the company. We will ask you to provide information on your group and the purpose of your stay. If your stay is approved, we require a government-issued ID for identity verification. Your phone number must match the phone number on your account or we will not be able to honor your reservation. Same-day reservations will not be accepted after 2:00pm. All same-day reservations require at least 3 hours before check-in. We may have to extend check-in time to later than 4:00pm.
Internet/Cable:
The company is not responsible for outages by Internet and Cable companies. While we regret the interruption and inconvenience, we have no control over internet or cable issues. The same way these providers do not reimburse us for their equipment failures or outages, we cannot accept accountability or offer refunds or reimbursements to guests.
Copyright Infringement:
Absolutely no illegal downloads. We will charge $50 if discovered.
Starter Supplies: We provide enough trash bags, paper towels, toilet paper, and other home items for about 3 days of use. Beyond that, it is the responsibility of the guest to replenish these items

It was great having a walk out basement with a fenced yard for the dog. Place was clean and the neighborhood was quiet. Good location; easy to get to places and the metro.

The house needs a refresh and a better property management
The home needs a solid refresh. The work done to repair the issues in the house shows as poor work. Doors don't work, lights don't work, paint jobs show the hole or damage to the wall. The bathrooms are not functional. You have no place to safely put a toothbrush or other toiletries down. The downstairs closet needs to be repaired, the basement is cold and the small space heater is inadequate. Not. One picture hung on the walls are square or level. The couch needs to be cleaned. The cheap kitchen table and chairs need to be replaced. I would not recommend staying there.
Perfect place to stay for a family of 6 if flying in/out of Dulles Airport. Quiet neighborhood near the outlet mall, shopping center and 40 min drive to DC.

When we arrived after 4pm for check-in, we could not unlock the door with the code that was given to us. We contacted the property management and eventually was able to get in.
We were assigned 2 parking spots and the entire week that we were there someone parked in one of the spots. That made us have to park far enough away that we had to get driven back up to the house.
Our family came for an early Christmas and the plan was to have Christmas dinner at the house, we changed plans because the couch and the dining room chairs were so uncomfortable that noone wanted to sit in them for long periods of time.
My family rents from VRBO all the time and this rental was a bust, especially for the money.

Im sorry for the issues you encountered during your stay. We encourage all our guests to please reach out to us when these issues occur so we can handle them. If we do not get notified, we are not able to help. We take all guest issues very seriously and sorry this rental did not live up to your expectations.
When I went to check in to the property, I could not access using the door code provided because the smart lock was not working. I had to call customer service to get assistance and was eventually given the code for the lock box with a key. We found out 2 days later that the smart lock being broken was a known issue because they had sent a handyman out 2 times prior but failed to fix it, yet still provided this as the primary mode of entry into the property. When I walked in, there was a strong food odor in the kitchen they seemed to be attempting to mask with an air freshener that was out of the air freshening liquid. The bed in the basement was caving in, so when sleeping the first night, my husband and I were rolling into each other in the middle. That only lasted the first night though, because when he got out of the bed that next morning, the bed broke. They sent a handyman to fix it the next day, and he stated that one side of the bed had been propped up on paint cans, which is ultimately what caused the caving and breaking. He removed the bed frame and we slept with mattress and box spring on the ground for 10 nights while I repeatedly followed up until they finally sent someone back to fix it. They did issue a partial refund for the inconvenience. The last straw for us was the ant infestation that revealed itself 2 nights prior to check out, requiring us to throw away ~80% of the food from cabinets. They were responsive to inquiries, just very, very slow to act
