Tiny parks like Annunciation Square and Coliseum Square are local gathering spots. This condo is ideally located within close proximity to numerous New Orleans landmarks including Jackson Square (2.1 Miles), Caesars Superdome/Smoothie King Center (1.6 Miles), The National WWII Museum (0.9 Miles), and the famous Lafayette Cemetery No. 1 (0.9 Miles).
You’ll have exclusive access to: • Living room • Full kitchen • Laundry area • Two full bathrooms • King bedroom • Private wraparound balcony • Fenced backyard • Gated parking
★ Loved having two bathrooms, such a rare Airbnb perk!
October light fills this Lower Garden District condo from early morning, giving the space a warmth that carries through to the evenings when the neighborhood comes into its own. Take a coffee out to the wraparound balcony and watch the city stir, or settle into the fully fenced backyard as autumn temperatures soften and the sounds of New Orleans drift in. This one-bedroom, two-bathroom condo is set up for ease - whether you're here for a long weekend, a remote-work stretch, or an extended stay in one of the city's most walkable areas.
Sleeping arrangements The bedroom features a king bed made up with soft linens, with room-darkening shades so you wake on your own schedule. Two full bathrooms - an unusually generous ratio for a one-bedroom - offer added privacy and comfort for couples or solo travelers who appreciate a little extra space. Hangers, clothing storage, and all the essentials are already in place when you arrive.
Kitchen & dining A chef's kitchen puts everything you need for home cooking within reach - an electric stove, oven, refrigerator, freezer, dishwasher, and microwave, alongside cooking basics, dishes, silverware, a baking sheet, wine glasses, and a toaster. Coffee is provided for unhurried mornings, and the dining table gives you a proper spot to sit down and eat. For focused work or video calls, a dedicated workspace with its own door keeps things well clear of the rest of your day.
Outdoor living The wraparound balcony frames scenic views and works just as well for a slow morning as it does for a wind-down at the end of the day. Down below, a fully fenced private backyard gives pets a secure space to roam and offers a quiet outdoor retreat away from the street. A private entrance and gated on-site parking make every arrival and departure effortless.
Amenities In-unit washer and dryer, fast wifi (241 Mbps, verified by speed test), a TV, and an Ethernet connection take care of the everyday essentials. Central air conditioning, ceiling fans, and heating keep the space comfortable whatever the season, while room-darkening shades let you set the atmosphere you want. Safety is covered with exterior security cameras, smoke and carbon monoxide alarms, a fire extinguisher, and a first aid kit. Self check-in via smart lock means no key handoffs, and cleaning is available during your stay on request.
Neighborhood Magazine Street is just steps from the front door - a walkable stretch of independent restaurants, boutiques, and neighborhood energy that defines this part of New Orleans. Sitting directly across from il Mercato, the condo makes a particularly convenient base for wedding guests and anyone attending nearby events. The French Quarter is only minutes away when you're ready to venture further.

Thank you so much, Nick, for your kind feedback! We are thrilled to hear that your stay at our property was clean and exactly as pictured. We are glad that you found the gated parking area easy to access. We truly appreciate your recommendation and are grateful for your 5-star rating. It was our pleasure to have you as our guest, and we hope to welcome you back in the near future.
We were looking for a place to basically just lay our heads without being in a hotel. This place was secure, clean, and right near Magazine St which has lots of little shops and restaurants. We did end up spending a bit on Ubers since we had a lot planned closer to the French Quarter. Otherwise, it was a cute condo that fulfilled what we needed.

Stay in New Orleans
Your place was great, except for front gate. It is very hard to open. Very comfy accommodations.. However, we had a very hard time figuring how to go anywhere. My husband is unable to walk long distances, so we were unable to do much. Would have been great to have had information on buses, etc.

Property manager unpredictable
The property was very nice, and is in a great location.
Our main concern was the multiple requests for additional information from the Book NOLA management company. Several of these came at the last minute, including a request for a picture of a credit card the day before arrival, and a request for a rental agreement a few minutes before arrival when I was traveling. The message system used did not have active web links and so it was necessary to request emails to get access to documents.
In one case I was asked to resubmit a form that had been completed and accepted already: The link did not work, and I did not have access to a printer of scanner.
"Please resubmit your rental agreement signature since it's not clear and properly visible.
Print out the last page of the agreement, wet sign, scan, and send us via email at: "
The staff were very polite when I called about these issues, but these calls would not be necessary with earlier completion of documents and a better online platform.
A more streamlined process for submitting required information would be very useful. Requests made at the last minute are hard to complete with limited access to communication devices and when one is focused on finding the location.
The property is very nice but the interaction with the management company was unpredictable and took a lot of extra time.
