This beautiful property is filled with a warm ambience, tranquil acre pastures, loads of tasteful charm, an abundance of character, plus new and modern comfortable furnishings. Aroona Flats is ready and awaiting to accommodate a relaxing, restful and rejuvenating stay.
Nestled on 16 acres of quality land that is outlined by the beautiful fresh waters of the Delatite River. Boasting its own 220 meters of private river frontage and swimming hole for those warmer months or romantic evenings under the native Australian trees. Pack a picnic for the whole family and enjoy the unique surrounds, listening to the flow of the fresh water splashing upon the rocks.
With a continued driveway that winds around upon approaching the home, Aroona Flats is safe and secure, offering views of the whole property throughout all windows within the home.
Upon entering, you will be delighted at the elegance and generous space on offer with the open plan living.
There are many break free areas throughout, both internally and externally to facilitate different comforts. Featuring an outdoor fire pit (conditions apply) together with an indoor wood heater for those cosy nights in and evaporative cooling system throughout for those hot summer days.
Four large bedrooms, two and a half bathrooms, butler’s pantry including a pod coffee machine, generous master bedroom and ensuite featuring an oval bath overlooking the great outdoors.
All bedrooms have their own brand new plush pillow top mattresses, quality thread count linen, wall mounted TV’s, built in wardrobes, quality wall heaters, together with soft underfoot carpet, this home is guaranteed to appease even the most fastidious of guests. All bed linen is supplied at Aroona Flats, guests are required to bring their own bath and swimming towels.
The sleek & modern fully equipped kitchen overlooks the open plan living area, 8 seater dining table plus adjoining 6 bar stools makes for captivating conversations. Once meals are finished with, you are swept into the lounge room, where you could perhaps light the fire, watch a movie or surrender with friends on the large lavish suede couch & view the large screen TV. Our stay at Aroona Flats was amazing! The house was impeccable and luxurious. Thank you for the thought you've put into fitting out the house with comfort and relaxation in mind. The property grounds were so beautiful. We spent heaps of time on the deck, using the BBQ, waving at the cute cows, swimming in the river, and star gazing.
The property was amazing with great location, views and peace and quiet. We had a great time and look forward to be back. The house was so clean and cosy and would highly recommend it to others. A big thank you to the property owner Loralee for making the whole process so straight forward with attending to all of our queries.

Two families stayed here comfortably with 4 adults and 5 kids aged 7-12 years in great sized bedrooms with everything we needed. The house was super cozy with great heating, an amazing fire, being a perfect base for a visit to Mt Buller. The kids loved the space, cows and hanging by the river and so did we! We will be back!
We had the best time staying at Aroona Flats. Loralee was lovely and made the whole process very straight forward and the property itself is magic. Modern, spacious and clean with all the comforts you could hope for and the river at the back of the property was the perfect spot to cool off on a hot day. We all had a ball and will definitely be back. Thanks Loralee.
We had a fantastic time at Aroona Flats, it really is the perfect place for a family getaway! The house is amazing and has everything you need while you take in the incredible views in every direction - there is a great feeling of remoteness while only being 15 mins from Mansfield should you need anything. The river is beautiful, while we had no luck fishing it definitely looks 'fishy', so they are in there. Access from the bank is limited but perfect for waders and a fly rod!
It is a lovely property. But we were very disappointed with the cleanliness. There were no tea towels, dish cloths or sponge provided. Dish washer was full of dishes when we arrived. A couple of dust covered cobwebs in some of the rooms. Dead bugs amongst the crokery. Deck covered in bird poo. It is a shame that the property was let down by the cleaner.

The property is huge, so clean and cosy. Everything was provided. Love the large kitchen space and all the cutlery utensil provide. Very suitable for families with children. Nice place to come just to chill out. Thank you so much for the welcoming wine and chocolate.
The only downside was the stove was too weak and it takes quite a while to cook the food or get anything to boil. And the hot water run out quickly that we couldn't really all have a shower. After about 4 ppl, there will be no hot water left. Consider it such a large property and can have so many ppl to stay, it should be something that should taken into consideration.
However, the host has excellent communication from Before, During and After the stay to ensure we have everything we need and that we are happy with our stay.
Highly recommended and more likely to come back again when we have time.

Regarding the hot water system.
We have never encountered this problem before, having had groups of 8-10 guests stay regularly at the property with no issues. That being said, due to us being fully on tank water we ask guests to be mindful of water usage.
We would love to have back to stay anytime.
What an awesome gem in the heart of the Victorian highlands. Spectacular views on a farm setting second to none. The kids had an absolute ball being around the farm animals, swimming in the river and most of all enjoying the freedom of country living with minimum boundaries.

Such a beautiful property, there is no way we could be happier with our stay. Everything was so clean, exactly as advertised and the secluded location was just what we needed. Will be staying again, no hesitation!! Big thanks to Loralee for beautiful communication and kindness for the stay. 10/10 💛
Absolutely stunning property, our family of 10 had an amazing time staying here for the weekend. The property owner was so easy to communicate with and attended to our texts instantly when we had questions. The heating was immaculate in the place, when it was freezing outside we had t-shirts on inside!! We created some unforgettable memories here and we will definitely be booking again on our next snow trip next year! If we could give 6 stars we would.
This is a well set up country stay about 3 minutes drive from Gough’s Bay and lake Eildon. The property is in excellent condition and is well maintained. We had 7 of us and it was very comfortable.
