Luxury 23-AC Ranch Hot Tub Hill Country Views!
Summary:
Welcome to Merritt's Ridge, a private and luxuriously picturesque 2 cabin combo with 4 bedrooms and 4 bathrooms. This 23-acre estate is located near Fredericksburg and Luckenbach, and is located less than 1 mile from Alamo Springs Burger Cafe and Old Tunnel State Park! There is nothing better than relaxing with friends and family at this beautiful property while listening to the birds sing and watching the sunset over the horizon while sitting in the hot tub and drinking your favorite beverage!
The Space:
When the final yellows, oranges, and reds of the sunset have faded, you will have a decision to make. Do you hit Historic Downtown Fredericksburg for some fun and winery hopping, or do you hit Luckenbach and enjoy the live music and dancing? Or, do you choose to sit around the fire pit with a glass of wine, or settle into the hot tub while you watch ten thousand stars wake up one by one? On the other hand, why limit yourself? Our suggestion is to do them all, over the course of your stay!
-Please be cautious and aware of wildlife while driving at night in our area.
Guest Access:
✅ This property has special local compliance requirements which include a signed rental agreement, ID verification, and a security hold of $1000 (which is not a traditional security deposit, just a pending transaction). As an optional alternative to the security hold, you may opt in to purchase a non-refundable damage waiver provided by a third-party insurance company. The optional damage waiver is $59.99 for stays up to 10 nights, with an additional $1.5 per day for stays longer than 10 nights. Damage waiver purchases are optional.
To make this process easy for you, we use a secure and very simple, app-free platform. It is not an app, and you do not have to sign up for an account - it’s a safe and secure website. It also gives you a guest portal with all the info about the home and all of my favorite local spots.

A true Hill Country oasis that spans 23 acres with stunning views. Located near Alamo Springs Burger Cafe and Old Tunnel State park where you can watch the bats!

1. Check-in instructions, house rules, and property addresses will be available via email.
2. Not all homes have cable; consider setting up a streaming account in advance.
3. Our team is committed to assisting you, though occasional check-in delays may occur during peak periods.
4. WiFi is available in all homes, but uninterrupted service is not guaranteed. No refunds or rate adjustments will be made for mechanical failures, or discontinued or interrupted services that occur during your stay.
5. A $500 fine will be imposed for any evidence of smoking, confetti, vomit residues, or glitter.
6. Set the A/C no lower than 72 degrees to prevent freezing and system issues; no refunds for low-temperature-related A/C problems.
7. Start-up sundries provided for the first two days; report missing items within one hour of arrival.
8. Pet-friendly units welcome pets with an additional fee; ensure pets are well-behaved and respectful.
9. Bugs are common in the Texas Hill Country; pest control is in place, but some insects are inevitable.
10. In Texas, there are periods of time without significant rainfall causing the county to place a ban on burning. Please check the current burn ban status, before using the fire pit at your vacation rental. Check the amenities to see if this rental is equipped with a fire pit.
11. Please observe Quiet Hours (10 p.m. to 7 a.m.)
12. Fredericksburg is an international Dark Sky Community. To protect the dark skies, please turn off outdoor lighting when not in use.
13. Only utilize the designated on-site and off-site parking spaces at your rental.
14. For any issues during your stay, a 72-hour window after check-out is provided to file a claim. Note that refunds won't be issued for claims submitted after this period. We appreciate your cooperation.
