Awesome stay! Right on the river and still close to boat ramp and town of Branford. Mr Clyde was very nice and made sure to make us feel very welcome! Hoping to stay again soon
We loved our stay here! The place was super spacious and had an absolutely amazing view. It was really close to Little River, which was so convenient. The owner was great with communication and made everything smooth from start to finish. Would definitely stay here again!

The property is beautiful and right on the water. There was a grill and hang out spot under the house to keep us dry when it rained and a fire pit out back for when it wasn’t. Super close to several gas stations and a dollar store. In between numerous springs, we chose Ginnie Springs. We love having our own spaces still when we vacation so having a whole house was awesome! The owner was very helpful and easy to contact throughout our entire stay. We had a great time and will be back!

The property location is perfect. Its quiet and right next to the river. Makes for a quiet evening on the back deck. The host was nice enough to get us ice as there was no way to make ice in the freezer. We couldn't figure out how to lock the front door so we just went out the back when leaving. Other then that we never got leave instructions so we did what was normal.

We followed up with the homeowner after reading your feedback, and they wanted to share the following:- We were disappointed to hear about the fridge issue and have since scheduled a full repair to ensure it functions properly for future guests.- The sulfur smell you experienced is a result of the home using well water, which can carry a natural mineral odor. To help with this, they've installed updated filters to reduce the smell.- While the home is stocked with standard linens and towels based on expected occupancy, we’re looking into adding more backups to better meet guest needsWe hope to welcome you back on a future visit to the area.
The house was great--close to where we needed to be in order to check on Boy Scouts that were canoeing/kayaking the Suwannee River. The ONLY problem we had was a personal one for me (the old lady with very bad knees!) and that was climbing the stairs necessary to access the house. I realize that it's necessary to avoid problems with river flooding at times, so not complaining, just explaining. We would definitely stay here again!!!

Could have been better if....
...if not how the managing company Evolve handles things. They charge a lot as a cleaning fee and yet they expect you to take out the trash, take all the bed linens off and put them together with the towels in the bath tub, clean all the dishes and put them back in the cabinets etc. etc. In other words other than cleaning the floors, you are expected to do everything else and pay for the cleaning.
The check-out time is 10 am, which means that you have to get up early to be able to do all what is expected from you, otherwise additional fees may be imposed.
All the towels were stained, the grill was full of ash after the previous tenant. WATER SMELLS OF ROTTEN EGGS! I do understand that houses on the rivers in the rural areas have that problem, but there should be something mentioned in the description so that people come better prepared, by bringing fresh bottled water for example.

-We try our best to provide a great environment for guests, but sometimes external factors such as a musty smell from the water are out of our control. Unfortunately, the river was ten feet above the normal height which affects the sulfur smell in the water and has a very distinct smell of iron. We understand your concerns and are taking extra measures by installing a tankless hot water system at the end of March 2023 to ensure our high standards are being met and exceeded
-We apologize if our requirements and fees seem unreasonable. Our checkout procedures are standard and the same that a guest would find at most vacation rentals. Additionally, our cleaning fee is based on the cleaning rates for this area. We take a lot of pride in doing our research to ensure we are providing fair rates and fees while balancing a clean and comfortable stay for our guests
-We were not aware of the ashes in the grill. We appreciate the feedback since this is not consistent with our cleaning expectations and to make sure that these areas aren't missed moving forward, we're sorry this impacted your stay
We have had such positive reviews in the past. We work very hard to ensure all guests arrive at a 5-star experience at our vacation home and we're confident that we will continue to do so moving forward!!
We cancelled our stay and requested a refund.1. There are numerous dead insects in the kitchen as well as evidence of roach frass on the counters, the fridge, and in the cupboards (particularly in the cupboard containing the glassware).2. The HVAC filter is severely clogged, installed improperly, and appears to have been pried to the side to allow more airflow to bypass the filter, exacerbating respiratory issues.3. A thick layer of dust is on the fan in the master bedroom, and appears to not have been cleaned in months.4. The ceiling fan in one of the spare bedrooms is unsafe and rattles significantly when operated, rendering it unusable.5. There is a strong, unpleasant odor coming from the closet of the sitting room, and the room is consequently unusable.6. The quality of the water is unreasonably poor, and cannot be used for cleaning our infants' bottles, let alone handwashing.7. Multiple pieces of trim, facia, and thresholds are damaged or missing, creating unsafe conditions.8. Multiple insect bait stations were left accessible to children, as well as insect poison and a lighter.9. Daylight is visible through a crack between the floor and an interior wall.10. There are several places on the floors in nearly all rooms of the house as well as on the deck that sag an unreasonable amount, creating trip hazards.11. For a family of 6 that intended to stay 7 nights, only 3 towels were provided, and zero hand towels were provided. This is particularly inconvenient.
Such a beautiful home , and surroundings ! Me and my husband couldn’t be more happier with our stay , and the views . House was amazingly clean , and such a comfortable house. We will be back in February for sure. The owner was also such a kind soul. Over all was just perfect
Great place to stay right on the river. Quiet and private. Water was strong sulfa smell but we already knew that. Had a great time at the springs and will go again.
Beautiful little vacation house on the Suwanee River
Clyde contacted us and met us at the cabin to show us around. He explained the house, the river, and a few good little springs to swim in just up the road. The river was pretty and there is a new small dock. We had a fire one of the evenings we were there. The neighbors were nice and said hello. The house was very accommodating. There is well water so bring extra drinking water with you. Be prepared to walk up and down some stairs. There was a nice charcoal grill. We all had a blast and will return again. Thanks for the hospitality Clyde.
The house itself was very nice. However it does seem like owner just started renting out the house as there wasn't much furniture. There way no dresser or side tables in the master bedroom and no coffee table in the living room. There was also a very sweet yet very scared and very thin stray dog that lived on the property I assume considering it never left.
