Beautiful cozy cottage on a quiet private lane. Located just 1.5hrs from Toronto. Big picture windows over looking the lake. Steps to private eaterfront on Lake Erie. Please be aware that high water levels in Lake Erie can effect beach conditions and size on a daily basis. Large common areas. Big beautiful deck facing the lake.
The cottage works basically the same as a regular house in the city with a few minor exceptions. The water supply is from a cistern tank and not safe for drinking. Simply bring drinking/cooking. Water is good for everything else (showers, dishes, cleaning, brush teeth etc.)

•Everything in this home is there for you to enjoy in a respectful manner.

•Pets are ok as long as they are confirmed with me prior to booking, and they are small, well behaved, on a leash at all times & cleaned up after when outside.

Below are some important notes and policies to help you prepare and make sure your stay is an enjoyable and safe one:

• There is parking for approximately 2 maximum 3 vehicles.

• Please respect neighbour's and keep the noise down.

• Please DO NOT use the neighbors ramp!

• Accessing the beach and all water activity are used at your own risk. There is no lifeguard on duty, and we assume no liability.

• The cottage is supplied by a cistern tank and is safe for showers, dishes,
etc. but NOT for drinking.

• 1 gallon of clean water will be provided and left in cabinet by the stove.

• We request that all feminine hygiene products, baby wipes are put in the garbage bin located in the bathroom. If this is not adhered to, you risk the septic system backing up and potentially ruining your holiday and incurring additional cleaning and repair fees.

*Please do not exceed the maximum occupancy guests otherwise, the septic tank will risk backing up as it cannot handle the extra volume.

• Linens are provided including hand, face, and body towels but feel free to bring your own or extras if necessary.

*Please note: used towels are to be left on the floor or in hamper in one of the bathrooms before checkout.

• Pillows for the pull out couch are in the master bedroom closet.

• There is a DVD player and some movies available, cable TV is not available at this time, although there is an Amazon firestick provided

• Our large farmhouse dining table and coffee table are to be enjoyed for dinners, drinks, and snacks.

Please be sure to remove all candles, table runners, flower arrangements, and other items before use to prevent damages/accidents and additional charges.

*Table covers are provided and can be found in the kitchen drawers.

• Pots, pans, countertop appliances (toaster, coffee maker (keurig) , microwave), cutlery and dishes are provided.

*If you would like to know if any other specific items are necessary during your stay please contact me.

• A fire extinguisher is under the kitchen sink for emergencies.

• Cleaning supplies are kept under the sink in the kitchen.

•if we have approved your pet to stay please keep them off furniture, clean up after them in the yard, and on a leash when outside.
*A thorough inspection will be done by the cleaner to make sure nothing was damaged and there will be an extra fee if so.

• Laundry machines not provided

• A barbecue is provided.
*Propane included.

* Please note we can't control the propane tank if it is empty please exchange it at nearest place and show us a receipt and we will refund you the cost.

• There is a fire pit, please bring your own starter liquid and wood.

*NO FIRES MADE ON THE DECKS, *GRASS ONLY*

*You will find $5 bundles close by on your drive up to the cottage.

• NO indoor furniture is to be taken outside.

• Please do NOT move outdoor furniture around, if you do please put everything back the way it was found.

• There are 2 kayaks for guests to enjoy in the summer months, careful with them and put them back the way they were found. any damages or lost accessories will be the guests responsibility and will be taken from security deposit. These are to be used at your own risk and we assume no liability.

• There is a storage shed on the side of the cottage in-between our cottage and the neighbor where all garbage must be put in bags only.
* garbage day is Monday mornings and garbage goes out by the end of the lane right by the mailboxes Sunday night

•If going into the lake water shoes are a must and the first roughly 20ft are rocky.

• Check in is at 4:00 p.m.

*If you will be checking in later than 4:00 p.m. kindly advise ahead of time.

• Check out is at 11:00 a.m. sharp.

• Check out time is 11 am. There is a $100 penalty for late checkout. If you have not checked out by 1 pm, a full day rate will be charged, excluding any promotions or discounts (note: this additional fee does not grant you access to the property for the remainder of the day).

*Please note: strict cleaning procedures are being followed between guests and check in/out times are to be respected during this time.

• Kindly be sure to leave the cottage as tidy as possible.

• PLEASE WASH YOUR DISHES after use. If dishes are not washed, extra cleaning fees may be applied.

*Please note: an extra cleaning charge of $40.00/hr will apply if cleaning exceeds 3 hrs.

• The fridge and freezer must be cleared of all food items you brought with you. Please acknowledge that occasionally, we may leave consumables such as condiments or snacks left behind by previous guests if they are not empty. We try our very best to ensure that it is not expired or stale. HOWEVER, ultimately, it is up to the guests' discretion and inspection to consume these items if they wish. The host does not take any responsibility for the consumables.

• We will be there to greet you and your guests at check-in. (due to covid we now use our front outdoor camera to see check-in's to minimize interaction with guests)

• All guests must be accounted for in the Airbnb booking inquiry. Any additional guests must be approved before booking. A fee of $75 per additional guest over 6 per night will be charged. If additional guests are not disclosed, this fee will automatically be deducted from your security deposit, and we reserve the right to terminate your reservation immediately.

• If you or your guest damage any items, appliance, property that cost over and above the security deposit, you will be liable for all costs associated with repairs and/or replacement. Additionally, if you or your guest receive any type of ticket, bylaw infraction from behavior or conduct during your stay, you will be liable for the cost of the ticket and subsequent court cost.

• Please call, text or message through Airbnb once you arrive for an updated pass code to the lock box containing the key.

• Feel free to phone me on my direct line between 8:00 a.m. and 8 p.m. before or during your stay with any questions, text/email after hours please.
