Rayfields is an acreage property with awe inspiring views of the Wattamolla Valley. It has 15 acres of cleared land and a lovely dam with cabana and jetty for guests to use. For accommodation, Rayfields offers the original 3 bedroom Farmhouse complete with cathedral ceilings, a cosy fireplace, and a full width deck. There is also a Cottage attached by a covered carport area with 2 bedrooms, a kitchenette and a second bathroom. The Farmhouse and Cottage are casual and comfortable in style - not luxurious - and true to the photos. Please also be aware that the large bedroom in the Farmhouse has two beds, sleeping 4. Please book the property with these factors in mind.

Where will I be?

Rayfields is located in a secluded, peaceful and beautiful location - right at the end of Jorgenson Lane. As a result of its fairly remote location, you are treated to stunning views of the Wattamolla Valley from the property's elevated position. There is a second dwelling on the property, so whilst you will feel away from the world, there is someone on hand in the event of any issues or an emergency.

The property is a 10 - 15 minute drive to Berry, 20 - 25 minutes to Kangaroo Valley and if you are up for a half day or full day outing, the beaches at Gerroa, Culburra or Jervis Bay are within 20 minutes driving distance of Rayfields.

How is the property laid out?

The Farmhouse wing is set on one level and has 3 bedrooms, a large bathroom, a good sized kitchen, huge living room with cathedral ceilings and a wood burning fireplace, as well as a full width deck with those stunning views of the Wattamolla Valley!

The adjoining cottage has two bedrooms (one upstairs, one downstairs), a kitchenette, a second bathroom and a living area. It has a secure fenced and hedged garden courtyard for your dog.

The Farmhouse kitchen is equipped with a Nespresso coffee machine. Some Pods are provided Just remember to bring your extra favourite flavoured coffee pods!

WiFi, Internet, Netflix, or Pay TV - will I have it?

Due to the remote location of the property, there is no WiFi sorry. Telstra reception is generally good, but other carriers may have more patchy reception in this location. Most guests hot spot when having to send work emails etc.

What about outdoors?

Rayfields is a 98 acre rainforest property, of which 15 are cleared. Extensive lawn areas are well maintained so walking around the property or playing cricket is easy, including heading over to the large dam with picnic cabana and jetty for guest use. The Farmhouse has a lovely, covered, full width verandah with stunning views of the Wattamolla Valley.

Please also be aware you will likely see wombats, wallabys echidna and other wildlife on the property, so please drive slowly after dark, dawn and at dusk.

Please note that there is an unfenced dam on the property.

Stay warm or keeping cool?

For the cooler months, the Farmhouse has a cosy, wood burning fireplace in the Farmhouse living room. In addition, there is air-conditioning and a gas heater. The Cottage has a gas heater.

For the warmer months, the Farmhouse has fans and air-conditioning, and the Cottage has fans.

What about sheets, towels and other supplies?

Rayfields supplies all linen and bath towels. As the rate flexes with guest numbers, linen and towels will only be supplied for the number of guests that have been paid for.

Parking for cars, etc?

Rayfields has open air parking on a paved driveway area near the house, or additional driveway and lawn parking for vehicles. Four car spaces are covered by a carport between the Farmhouse and the cottage. In total up to 6 vehicles can be comfortably parked.

Is my dog or cat also welcome to stay?

Rayfields welcomes pets. The 2 bedroom cottage has a good area for dogs (fenced and hedged), and there is a choice of 3 breeder grade kennels, each with a dog run, about 40 metres from the accommodation. If you go out for the day, the kennels are perfect for keeping your dog comfortable and secure.

Wildlife

Please note that due to the nature and location of this property, wildlife may be about including possums, kangaroos, ants, spiders, bees, wasps and even snakes. We do whatever we can to keep the property safe, however we cannot guarantee that you will not see any wildlife at the property. You must book the property knowing that the possibility of encountering wildlife exists, and you must take care during your visit if walking around the property - please.

What are the minimum stay rules?

Peak Season: between 2 and 7 nights, depending on the property
Easter: 4 nights
Long Weekends: 3 nights
All other times: 2 nights

Are there any special Peak Season rules?

Please note that during Peak Season, our properties may have designated changeover days so as to make the cleaning rosters manageable. We also do not schedule arrivals on the Christmas, Boxing, and New Years Day public holidays.

Long weekend stay
Very disappointed as property advertised as 5 bedroom house and 2 bathroom but while reaching there realised that its 3 bedroom and 1 bathroom rest 2 bedroom and 1 bathroom is considered as separate cottage . Booked accommodation for 6 people ended up sleeping on floor as one room out of 3 bedroom had very small bed for 2 decent sized people also bed frame wasn't wiped/clean properly we could able to see dust particles on frame and strage smell was coming from bed, we could not able to get access to other rooms as owners son and girlfriend were staying on next cottage for weekend which was supposed to consider part of 5 bedroom house. Overall very disappointed with stay. We have booked so many holiday accommodations with stays but never had this kind of experience before where given access to 3 beds but properly been advertised and booked as 5 bedroom house .

Overall, I recommend this vacation rental. Reviewer Comments: A lovely spot to go and really get away from the noise of the city. Listen for the different bird songs, and watch the light and colours of the mountains change in the light whilst sitting on the back deck. Great spot for photographers. We really enjoyed our time there and would definitely go again.
