Island Time on Cedar is a 2-minute walk out the front door to the shimmery sugar sand of the beach and the the sparkling clear waters of the Gulf of Mexico. With no streets to cross, load up the beach cart and you'll be in the water in moments!

The main level on the second floor features the kitchen, dining room and living rooms with views of the tropical backyard from the large patio doors. Step outside and onto a large patio with an umbrella and dining set for six with additional lounge seating to enjoy the sun.

One of the king bedrooms is located on the second level and features an ensuite bathroom. The third floor is home to the master King bedroom with ensuite bathroom and a private balcony with seating to enjoy the sunset views. The additional two bedrooms on the third floor feature king beds and an extra twin bed in one of the bedrooms. These two bedrooms share a full bathroom. Each bedroom includes crisp linens and plush towels in the bathrooms from our professional linen service. Your guests will stay connected with complimentary WIFI and enjoy all of the comforts of home, including a washer and dryer.

The private heated pool highlights the backyard. Relax in one of many pool loungers and enjoy a meal poolside under the covered lounge and dining area.. An outdoor shower allows you to rinse the sand from your suit before entering the pool.

This place is wonderful for a family vacation. Everything was in good condition and the amenities perfect. Very close to the beach. I do think that a few extra garbage bags, dishwasher pods, tissues, etc. should have been provided. Also, the pool vacuum was a bit of a pain to keep out of the way when swimming since it could not be completely removed from the pool.

We really enjoyed our stay here. It is a really lovely location - 3 houses to the beach. We loved the game room, ping pong, etc. My only suggestion would be a little more deep cleaning on the kitchen floor. It never felt clean. The bathrooms and the bedrooms were very nicely maintained.

An Amazing House in an Amazing Location

It was with some trepidation that we approached our vacation rental on Anna Maria Island, as the previous reviewer mentioned construction work being done nearby causing disruption. Happy to say that whatever work was being done was over with by the time we arrived. We had an enjoyable, peaceful retreat at the house. We had so much fun paddling around the pool, perfectly warm in December, and having table tennis tournaments. The house itself is immaculate, and the location is so close to the beach that we felt we could just pop down and back to the house with ease. And we loved how close the house was to our favorite restaurant, the Sandbar, which was a 5 minute walk on the beach from the house. We ate there twice during our stay. We can’t wait to come back to AMI soon and enjoy the house again.

Awesome house!!

This house was beautiful! Had everything you could possibly need. The pool area was excellent!! (except for the mosquitos) The bed in the master bedroom, on main floor, was AMAZING!! (if you like a soft, plush one) We liked it so much we ordered one when we got home! The other beds were more firm, so there's something for everyone. The BEST part? The proximity to the beach!! Four doors down!! The ladies at AMI Life Vacation Rentals were very friendly and responsive when we did have an issue at the house. Came right out to assess things and got the appropriate person scheduled to take care of it quickly. If I could give more than 5 stars, I would!!

Complete Paradise

The property was everything we imagined, plus more. The view from the top was excellent. The walk to the beach was the best part, simple, easy and we had our own little area on the beach which wasn't crowded. The house had everything you need to relax and enjoy the night after a long day at the beach. I do recommend bringing some sort of bug defense, the mosquitos are bad, we had 4 tiki torch canisters and two thermacell machines which seemed to help a lot. The house has things for the beach but some items could use an upgrade since the chairs and a couple of other items were rusted from over the years. If you want your vacation to be perfect, this is the property you want to stay at. Close to everything and plenty of room for your family. There is nothing bad to say about this place, absolutely perfect!

Beautiful Island and a great house!

We loved our stay at Island Time. The house was roomy, comfortable and we were all happy. The pool area is beautiful but could probably be trimmed back some as little sun got through the trees. Also, the mosquitos were terrible, so maybe a good spray now and then. We had a problem with the upper air conditioning unit, but the after hour emergency service came right away and called the heating/air company. He came prepared with a bottle of refrigerant, so I would guess they knew it was a problem. The problem was taken care of within an hour. Good service! Aside from those couple of problems, we loved the area and adults and teens all had a great time. Plenty of bedrooms and bathrooms to go around. Thanks for a good time.

For the mosquito’s, generally at that time of year there is not much of an issue. This home is on a routine mosquito spray program which should help with this issue. Island Time

This is a nice rental property, close to beach. There are some things that fall short at this property. Overall the property felt dirty. The living room was grimy, sandy, and the carpet on the stairs is overdue for deep cleaning. The pool was very dirty; grime buildup on the walls, etc. The amenities were very disappointing. The beach wagon was old and unusable, the awning was broken and unusable, most of the pool toys were broken or had holes in them. There was also no trash bags or toilet paper. It worked for us for the week, but we will not be returning to this property.

We monitor the property as much as possible but clearly there was a gap here for which we apologize. We have since done a very thorough deep clean, steam cleaned rugs, carpets, and furniture and power washed the entire property to include the decks and pool area.. We are remediating the other issues you have raised and have further upgrades in the works (a foosball table will be in place by end November, new beach wagon just arrived today.). We understand if you decide not to return, but your comments have not fallen on deaf ears and we will work with the agents to ensure Island Time meets, and hopefully exceeds, all expectations going forward. Great location but………..

We were excited in anticipation of our stay at an AMI cottage within walking distance of the beach (and west of gulf drive) however upon entering the house we were hit with an overwhelming unpleasant smell. We were unable to open the windows & doors to air the place out so we called the service department for help. Over the next few days we cancelled some of our plans to stay behind to meet service techs to address the smell (3x), the broken toilet (3x) & leaking ceiling when it rained. And unfortunately the bedding was stained, smelly & dirty. The kitchen was poorly stocked, the stark contents were dirty(a stark contrast from other homes that AMI Accommodations manage). After exhausting all attempts at repairs, AMI Accommodations moved us to another house in their collection. Dont let this review discourage you from using AMI Accomodations; the employees in service were friendly & attentive & really tried to solve the problems in the house. Although we were never able to reach them personally, management ultimately moved us to a satisfactory home to complete our vacation.

Homeowner's Response: Dear Janet, I am the owner of Island Time and have been renting the house for eight years. I have never responded directly to a comment during this time, positive or negative, preferring to leave it to the agency, but given your negative experience and review, I feel it is necessary for me to respond personally. I am sorry about the smell which I understand was caused from the heat being used for the first time during the season. AMI Accommodations informed me that the smell dissipated quickly but nonetheless, I apologize that it occurred while you were there. We have not had this issue before and have now had two techs come out to make sure it does not happen again. Regarding the toilet, regrettably things do breakdown in any house from time to time. It is unfortunate that it was not fixed the first time you called and that it turned into a recurring problem. As you know, the techs from AMI come quickly and usually things are fixed the first time around – both they, and I, try to prevent the need for such repairs and when they do happen, we address them asap. On the leaking ceiling that is news to us. The house went through a thorough, professional inspection after the hurricane to ensure there were no such leaks, which I take with great seriousness and urgency (as you can imagine!). But the agency has no record of you raising this concern. Nonetheless we will give the house another thorough review. It is good to hear that you remain so positive on AMI Accommodations, as they are the ones responsible for ensuring the cleanliness of the bedding and the linens (we subscribe to their linen service) as well as cleanliness of cupboards and for the stocking of the kitchen (which contains items such as a milk frother and coffee grinder, more than most other houses have). Why our house seemed less clean than other houses they manage is something I have discussed with them. Future guests can be sure Island Time will be as clean as other houses they manage; this is something the agency has confirmed. I fear your comments make the house seem neglected which could not be further from the truth. It is a beautiful house and a place my family and I take care of with love and pride. A place we go on holiday ourselves every year. Again, I am very sorry for your experience, and I am personally spending extended time at the house these days to review and repair to be certain all is right. I take all of my guests concerns seriously, and always ask if there is anything wrong, all future guests can ask that AMI notify me directly and I will ensure everything is as perfect as possible. Lovely home ruined by construction work

The house was lovely and location perfect, crockery in the cupboards was however mostly dirty, had to wash it before use. However the main problem was that a house is under construction very close to the rear of the property and another to the side so construction noise and adult language from the workers was constant through the day. Had we known we would never have booked the home but the information was not disclosed which is very disappointing

Wonderful vacation rental home

We loved it here at Island Time! The beautiful private pool and the pool table were the big hits and it was so convenient for us that the kids could walk to the beach without crossing any streets. And watching the sunsets from the deck was breathtaking. We found the house to be very clean and the beds comfy. The kitchen had everything we needed. We had an amazing time at the house and the island and our only regret was that we had to leave!

Great trip!

We had to book last minute due to last minute changes to our honeymoon plans. We were lucky enough to book Island Time. The property manage team sent out communication quickly. The house was located on a great part of the island, close to restaurants, activities and the beach! The house was great and cozy. I will say, bring your bug spray because there were a lot of mosquitoes in the back yard (that’s just FL though) I would for sure book here again!

House was okay but location was great!

The decor was nice and the location was great! However, it appeared the kitchen floor had not been mopped and the carpet on the steps was very dirty. And while the pool sweeper kept the pool clean it was a bit of a nuisance when in the pool. Also could have used some more outside service wares (plates and glasses) as well as beach towels. However, we enjoyed being close to the beach and restaurants.

Fabulous House and Location

This home was easily one of the top rentals we have experienced. Beautiful and spacious, on a quiet street that leads straight to the beach path and a lovely pool area for lounging and visiting. What a gem!

Wonderfully updated beach house with tons of amenities!

Great beach house for big families! We really enjoyed our family vacation staying at this property. The location on the island is great and the design of the beach house was modern and inviting. Our family would recommend staying at this Vrbo! We will be coming back to Anna Maria Island in the future.

A week of paradise!

The location and cleanliness and decor of this house were phenomenal! Warm heated pool made my kids happy day and night. Very very short walk to beach where you are only sharing the beach with other people on Cedar Ave (no public access really). Short walk or shorter free trolley ride to the amazing tacos and donuts and ice cream and shopping in town (note: arrive at 6:45 or 12:30 if you want donuts without a massive wait). Hanging hammock chairs from photos are no longer at the house. Rental company highly responsive to questions etc. We really, really, really didn’t want to leave!!!

We had a great time at Island Time!

It really is just a few houses from the beach which means no streets to cross so we didn’t have to worry about the kids running ahead. And we loved sitting on the deck having sundowners! The location was also perfect, it was great being able to walk to Pine Ave and just leave the car behind (esp. after the sundowners!). We found the house to be extremely clean, it appears the owners or the management company have had it scrubbed down from top to bottom. We also had the benefit of a new beach wagon and foosball table which were a welcomed surprise when the management company delivered it while we were just arriving! The kitchen was well stocked with everything we needed for our stay, plenty of dishes and silverware so we didn’t need to run the dishwasher after every meal. We all loved the pool and the backyard which is nicely landscaped and made it feel very private. The pool guy showed up twice during our stay to make sure all was in order. We called the management company for some light bulbs and they were quick to respond and very helpful during the entire booking process. This house had everything we needed…ping pong…beach chairs…beach wagon. Beds were super comfy and the house had a great beachy feel. We can’t wait to come back!

Excellent property

Property exactly as advertised and perfectly represented by the photos. The property managers were fantastic to work with. We asked to move our reservation due to a hurricane and they allowed us to do that with zero questions. On arrival, the pool was a little murky due to recent storms. One phone call to the property managers and they immediately took care of it. That is as excellent as service can get. We highly recommend this property. Very short walk to the beach. Excellent home to vacation in.

Great location, especially with children. Clean, spacious home. Comfortable beds. Recommend it.

Our family of 6 had a wonderful vacation at “Island Time”. The clean, spacious home gave us plenty of room for everyone. The proximity to the beach was great. Just walk to the end of our short dead end street & we were at the beach path. No busy streets to cross or traffic to contend with. When we were not at the beach, the children were in the pool, which was well maintained & kept clean by a very conscientious pool maintenance man who came twice weekly. The rental company, Anna Maria Island Accomodations, were excellent to deal with. We had a minor sink problem shortly after arriving & they sent a repair man over within 15 minutes ! There was no mop in the house, so we made a quick phone call to AMI Vacations. We had a new mop delivered to our house in no time. The children loved all the pool & beach toys. There is a wagon to haul everything to the beach, but it is in need of some TLC. After Daddy hauled it back & forth to the beach every day, he is hoping that it might be replaced by the time we come back next year. The flat, worn out tires made for strenuous work (especially in the soft, beautiful sand...) If we can add a wish list for next year, we would recommend - salad spinner - small sharp paring knife - coffee grinder - new wagon Other than the above, which are not a deal breaker, the beds were SO comfortable, the sound of the ocean at night so relaxing, that we couldn’t help but rebook for next year ! Thank you Rebecca 😊 (The biggest drawback was the 2 houses under construction across the street from us. There was no sleeping in, as every morning by 6:45 or 7:00 a. m. there were hammers pounding, saws buzzing, impact hammers banging & trucks with reverse beepers, all right outside the bedroom window. Unfortunately a lot of the island seems to have a building boom happening now.)
