Quiet Rural setting near Fogland Beach

Covid bookings ( I apologize in advance) are limited to two week minimum this year. We are resting the house for 3 days after you leave and 3 days after the cleaning staff has serviced the house. Cleaning fees have increased due to increased costs. We no longer can provide linens. You will have to bring your own. The same applies to paper products ( toilet paper and paper towels etc) and cleaning supplies- you will need to bring your own. Trash days are Friday’s any residual trash you have at check out on Saturday will need to be taken with you. ( If you leave any trash penalties will be assessed. We will not accept pets this year.

This is a summer seasonal place (Memorial Day weekend through Columbus Day weekend) with its extraordinary private setting, amidst rolling conservation farm land, and its expansive breathtaking ocean view offers unimaginable appeal. It is in essence that quaint 'Sconset cottage without all of the hassle of Cape Cod bridge traffic, island ferry rides and summer's tourist throngs. The charming vintage cottage is, instead, located in the quiet and serenely peaceful area of Fogland. Near a treasured barrier beach, this property provides the ideal vacation getaway, for one to three guests. Sleeping accommodations include a king size bed in the master bedroom as well as a twin bed located in the sleeping nook at the at end of the spacious living room. While still within convenient access to the cultural and recreational activities of Newport, Providence and Boston, it is just far enough off of the beaten path.

While on holiday, enjoy all the place and the area have to offer. Plan a late evening picnic, under the stars, on the lovely lawn or within its diminutive enclosed courtyard, gazing at the moon over the Atlantic Ocean directly beyond. Take a short (5 minute) walk to Fogland Beach and there explore the rich variety of marine and bird life along the water's edge, swim, stroll the shoreline collecting seashells, fish, or bring a blanket and bask in the sun. There is a lifeguard on duty (seasonably) during the main portion of the day, boat launch, playground, bathhouse and one of the premier windsurfing locations anywhere.

Just a short (2 miles) drive or bike ride away lies the Tiverton Four Corners, listed on the National Register of Historic Places. Once there, enjoy an award winning cone of Gray's ice cream, visit one of the several art galleries, share a meal at the Four Corners Grille or a sandwich, salad and sweet pastries on the Groundswell’s wrap around porch while watching the passersby. Shop for boutique apparel and accessories, fine home goods and artisanal products. Return to the cottage for a secluded rest on the sun porch wrapped in a cooling breeze off of the water.

By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. Initials__________ 4. Keep the property and all furnishings in good order 5. Only use appliances for their intended uses 6. Pets are allowed upon prior discussion and approval. 7. Pet rules: Pets shall be kept off the furniture at all times. Dogs and cats need to have their own owner provided bed(s) to maintain cleanliness for other guests. Pets shall not be left unattended at any time. Pets need to be leased if out walking as per town ordinance and the safety of others on the road. Pets are not allowed at the beach as per town ordinance. The yard is not a pet toilet and Pet fecies/fecal matter shall be cleaned up and properly disposed of by the pet owner. Additional fees shall be assessed for non compliance. Initials__________ 8. Parking: Vehicles are to be parked in driveway only. Parking on the road is not recommended. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. 9. Housekeeping: There is no daily housekeeping service. If and when linens and bath towels are included in the house it is specified that daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the house. Interim cleaning services are available for an additional fee to be paid directly by the guest to the cleaning service. Please inquire in advance if this service requested. 10. Furniture: Furniture shall be maintained in the location found upon arrival. If furniture is moved for any reason (and it should not need to be) it shall be returned to its original location. Cleaning staff are not furniture movers. Additional fees will be assessed for restoring furniture to original locations. Outdoor furniture is provided, use of indoor furniture out of doors is not permitted. Initials__________ 11. Fireplace and Wood Stoves: The fireplace(s) and wood stoves though functional are not operational during this time of the year and thus are for aesthetic purposes only and are not for guest use. Initials__________ 12. Water and Septic: The house is on a well and septic systems. The mineral content in the water is high and has a non-chlorinated mineral taste. Guest may provide their own drinking water at their own expense if they choose to do so. Initials__________ The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages of up to $400 for a plumbing service call. Initials__________ 13. Trash and Garbage: The Lessee(s) shall be responsible for the removal of all trash and garbage from the premises to a designated pick-up area, service provided by the Lessor(s) – Trash and recyclables shall be placed in the containers provided, at road side at the end of the driveway each Friday morning no later than 7:30 a.m. 14. Storms: If there is a storm or hurricane, no refunds will be given unless: • The state or local authorities order mandatory evacuations in a "Tropical Storm/Hurricane Warning area" and/or • A "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest. • The day that the authorities order a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund:  Any unused portion of rent from a guest currently registered; 15. Special Instructions: Tenants shall shut tight all windows and doors when leaving the house for any extended time. The house must be left secure from weather, pests and trespassers.

Great Cottage by the Beach

Fogland Road

Fogland Road is beautiful and this 1930s cottage could be too, but it is in serious need of some maintenance. The owner should preserve its rustic charm, but also bring the services up to date and do some landscaping. The house is being swallowed up by shrubs. You can't see the beautiful views out the windows. The location is restful and there is always a breeze, but there are a lot of little annoying things awaiting you at this place. I would describe it as being a notch above camping.

The Beauty of Tiverton

This bucolic and historic setting with its water views, serenity and proximity to the excitement of Newport was exactly what I had hoped for after reading the description. The home was cozy and comfortable and had everything I needed for breakfast and sunset cocktails. The breezes and views from almost every window were breathtaking and a perfect start to my day. A two-mile walk and quick trip to the beach in the morning and then a short drive into Newport for afternoon activities and dining made this the perfect spot! Gray's Ice Cream was a daily treat and the quaint local cheese shop had everything you could possibly want or need. I would highly recommend this home to someone looking for the perfect combination of country quiet and ideal location to all the fun that Newport has to offer!

Charming cottage

We returned again this summer to spend several quiet weeks in this cozy cottage by the sea, with its lovely view and proximity to the beach, Four Corners, great restaurants, farms, farmstands, vineyards and more. We hope to return again soon.

Cottage near Fogland Beach surrounded by farmlands down to Bay.

Great little cottage with lots of charm. Puts you instantly into the summer feel. Lovely lawns off the main road. Trustee very responsive to my requests. Close to everything and so great to be in Tiverton, RI.

Peaceful getaway

The two of us had a delightful month-long stay in this spacious, rustic summer cottage that has spectacular views over farmland down to the sea. It is a short walk to Fogland beach where we swam every day and down the road from a farm where we purchased fresh local blueberries. Our hosts were very kind and accommodating, and they and their daughter also produce wonderful fresh eggs, vegetables, and honey. We thoroughly enjoyed our time at the cottage and would highly recommend it to anyone who values peace, quiet, beauty and life’s simple pleasures.

Almost Perfect

Honestly, we had a great stay here! The location is outstanding! The cottage is nicely equipped for everything you need for a care-free get away. Its simple and non-faux luxurious, the way a summer cottage should be, or they way I prefer them anyway. However, the property suffers from a bit of deferred maintenance. If that doesn't bother you, all is good. My felling is that with a little more oomph, the place could be outstanding! Im a design professional so I may be a bit to crtical perhaps. Having said that, in all honesty I might return next year!

Rustic Cottage

We enjoyed the wonderful quiet location and views of ocean and farmland, close proximity of the beach although for a short drive there were better beaches on the ocean vs. the bay beach. There were restaurant choices galore, and a day in Newport is a 35 minute trip away. The property had all the basics and is in fact rustic if that is what you desire...perfect for romantic quiet time and unplugging

Authentic New England coastal setting with dramatic views of the ocean after the gentle farmlands just out the back yard. Nothing fancy here, but truly a little gem of simplicity and peace. We would enjoy an updated shower, and perhaps additional lighting in the living room. Yet, a very rustic cottage in a throw-back sort of way that will allow you to simply rest without all that electronica in our lives. Met the neighbors; Lovely and welcoming. Trustee is responsive. This was a 2d stay and we shall return.

Beautiful bucolic setting

The cottage is set amidst beautiful farm land in quiet, bucolic Tiverton. Fogland beach is just down the road. It is a small beach with a swimming area that is great for young kids. Beautiful Goosewing Beach is about 15 minutes away in Little Compton and is a bigger, more lively beach with nice waves. The house was clean and we loved the antique lighting fixtures and floors. I especially appreciated the super clean couch and living room furniture. Many vacation houses force you to sit on grungy, gross sofas and chairs. The bed was the most comfortable I've ever had at a vacation house. The house next door is very close which was surprising, but it wasn't much of a bother. My only real complaint is that there is no washer or dryer and very limited towels and linens. We ran out of bath towels after a few days (we brought our own beach towels) and had to wash the white bath towels and handcloths by hand and hang them to dry which didn't get them very clean. No extra sheets, blankets or pillows, just what was on the beds. There was also only one stand up fan and rooms often got well above 95 degrees. Though there are nice breezes, they just didn't reach inside the house.

Gorgeous retreat

This home and especially the property and views is a slice of heaven. The lush grass, water views, and sun room were the perfect getaway, as well as the easy drives to Sakonnet Winery, Tiverton Four Corners and beaches. A walk to Fogland Beach in 5 minutes was perfect too! Clean, comfortable, and breezy home!

Happy visitor

We stayed for two weeks, loved it, and are already talking about going back. The cottage is exactly as pictured, it is quaint and really comfortable. The views are spectacular, the privacy is welcome (only one house nearby and it is blocked by plantings), the bed is perfect. Although you have access to the Fogland Beach at the bottom of the hill, Goosewing Beach is the place to go. The seafood available in the neighborhood, not to mention Grey's Ice Cream, makes it a great place for eating--at home. Not a lot of restaurants. The lobster roll at Wilma's down 77 was the best in the area, go figure. Michael was a kind and helpful host. We had the best two weeks possible, a wonderful vacation.

Perfect place to relax

We thoroughly enjoyed our stay, the cottage is light and airy with gorgeous views. We rented kayaks a couple of times at the nearby Fogland Beach, did a few short walks at local nature preserves and went to Newport a few times. Cooked fresh fish. Simple and comfortable, totally suited our need to have downtime.

We enjoyed the lovely cabin. The Mnager is very helpful. It may not be spotless and new but it is a comfortable charming historic place with lovely viwes from every window. We were able to take our dogs swimming and with us on bike rides and walks to explore the area. People are friendly,and the place is not crowded. The new bed is very comfortable. We found it a romantic spot. We ate out a restaurant in four corners but I can't remember the name. It was next to an herb garden and served seafoodand other dishes well prepared. We also enjoyed a breakfast at the Barn . Most of the time we cooked at the cabin. We have recommened the cabin to friends.

Quaint cottage

This cottage is roomy, newly and attractively furnished, and has Wi-Fi. The attentive host was responsive to our requests. Cottage is very conveniently situated near Tiverton Four Corners village. Vineyards and beaches are nearby as well as other local points of interest. Low traffic and smooth pavement plus gorgeous rural scenery make it great for bicycling and walking. It has a distinct rustic feel with older plumbing and lighting, but steady breezes, a very quiet location, and a wonderful king-size bed make up for minor deficiencies. The photos accurately portray the cottage and its setting.
