SEASIDE COTTAGE 1 - Amazing Ocean Views! Best Section of Beach! (6 BD 5 BA - Sleeps 19)
In 2012 we completed a TOTAL renovation of 4 Oceanfront Homes located at 2 9th Street, the "Center" of the Best Section of St Aug Beach (No cars on the Beach, No long catwalk to reach the Beach and scores of great Restaurants within walking distance). Cottage 1 is the largest with a huge 50' Deck and "Amazing Ocean Views". Designed for large groups it has 2 Kitchens, 2 Greatrooms & 2 Covered Decks and comfortably sleeps 19. Using 'Top-of-the-Line' finishes (Stainless, Granite Counters, 100 yr old Heart of Pine floors) and soft beach colors, it looks like you are walking into a Coastal Living centerfold. 2 GREATROOMS - 2 KITCHENS - Seaside Cottage 1 was designed for large groups. Renovated with Top of the Line Finishes from the Heart of Pine floors specially milled for Seaside Cottages to Custom Built Kitchen Cabinets with loads of glass. It looks like it came right out of Coast Living Magazine. Everyone gathers at the Huge upstairs Greatroom with its 50' Oceanview Porch. The open floor plan allows Ocean views from almost every room. There is plenty of seating both for TV and Dining featuring a 65" Wall Mounted TV with Comcast on Demand and a streaming video box so if you have Netflix you can share all your favorites with friends. There are 2 dining tables both inside and out + stools at the large Kitchen island. All Stainless Appliances including French Door Refrigerator, Microwave, super quiet Dishwasher and Convection "Double" oven to make it easier to cook for large groups. It is fully equipped with Pottery Barn dishes and glasses, pots and pans, serving dishes, crock pot, wine glasses, coffee maker, toaster, blender.....etc. All you need to recreate all your favorite Family Recipes. Plus on the 1st floor is a second Greatroom, Kitchen and Dining room. Smaller but cozy. With the same 65" wall mount TV!
2 PORCHES - This is my favorite place. Upstairs we have a 40' Covered Porch with rockers and seating and outdoor dining plus an open deck for the "Sun Worshipers". The Ocean view is unobstructed. Spectacular! Plus we have another down stairs porch. No view but more seating and Dining. More places for people to hang, to play games or cards (provided) and just enjoy!
6 BEDROOMS & 5 BATHS - The first floor has 3 Bedrooms (1 King, 2 Queen) and 3 Baths with a Queen size Sleeper Sofa in the Great room and 2 singles in the Alcove (Sleeps 10). Upstairs has 2 King Bedrooms & 2 Baths plus a 5' bunk room for small children complete with their own TVs, a Queen Sleeper in the Greatroom & a Fold down sofa in one of the Bedrooms (Sleeps 9). Each Bedroom with it own TV - 10 in all. The entire home sleeps 19. Remember if you need more space you can rent one of the other Seaside Cottages or explore The Chautauqua, my 3 story Oceanfront Home with 7 Bedrooms 5.5 Baths that sleeps 21 a few blocks south.
BEST BEACH - If you are not from the area you need to read this to see the difference. Your family will thank you. There are 4 distinct Beaches in St Augustine. Be sure and find out “where” your beach house is located before you book. I believe this is the Best section for 5 reason:
First is the Sand. The sand is like powder, not coarse ground up shells like Vilano to the north. This is the white powder you are looking for. Great for drip castles!
Second, at Ocean Is Right At Your Door Step. There is no long raised boardwalk like further south at Crescent/Butler Beach with a 5 -10 minute walk across the dunes to navigate with the cooler & chairs before you ever get to the water. Here the ocean and the View is steps from your door. Imagine, there are some “beachfront” homes that are so “far from the beach” because of the sand dunes that you can hardly “see” the ocean.
Third, there are No Cars. This is a major distinction. Everything south of A Street has Cars on the Beach. Imagine trying to play paddle ball or throwing football with cars continually passing by & having to be on constant baby alert. Not while you are on vacation!
Fourth, the beach is WIDE with Great Waves - Some beaches in Vilano to the north are narrow & steep, some even with rocks. The slope of the beach affects the waves. They break so close in you can't boogie board. The locals consider this the Best Surfing around. There's a friendly Surf shop with lessons & rentals right down the street on 1st Lane if you have some adventurous ones. The rest will have plenty of fun with the boogie boards provided by Seaside Cottages free of charge.
Last, the beach is within Walking Distance of loads of wonderful restaurants. Many beaches both north and south are so isolated you have a long drive to get to anything. Not here. It is so nice to be able to walk over to a restaurant for breakfast or send the kids out for an ice cream or fish sandwich instead of having to cook. Publix Supermarket and Starbucks are 1.5 miles south. There is a park nearby with Tennis and a YMCA for swimming or workout. The City has a pier with Splash park, Volleyball court and Live Music on Wednesday nights in the Summer. Call for a List of Things To Do.
5 MILES TO DOWNTOWN - There is more to St Augustine that just the Beach. Our Downtown founded in 1565 is the oldest continuously occupied European Settlement in the US and one of the Top 6 Florida destinations according to US News & World Reports. (They rank us #2 Best Affordable Honeymoon Destination and our Beach #5 in USA). You'll feel like you are back in time. Strolling Old World Walking Streets. Romantic Lighting. Outdoor Music filling the air. There are scores Historic Sights and fabulous Restaurants. Call or my LIST of THINGS TO DO. With the Beach and the History we are truly a "Must Do".

My name is Linda Bayles. I have been a Realtor in the Jacksonville/St Augustine area ranking in the Top 1% of Agents since 1998. In 2005 I walked into a 1926 beach house on St Augustine Beach and knew I had found my calling. I wanted to 'Create' a vacation space for Families. Large extended families. A place were Cousins, Grandmothers, Uncles and Aunts can comfortably come together to reconnect and enjoy each other away from the demands of the outside world. I come from a large family of 5 children as does my husband, Brad. Some of my fondest memories are when we all got together to just 'hang out' for 3 or 4 days. The little ones always come up with a 'play'. The adults always congregate in the Kitchen passing down the 'Family Recipes' to the next generation and playing Games. We are a big Game playing family. Specifically Rummikub. We start them at 5 and My Mother is still going at 95. If you have never played, you must. I make sure there is one in each house. Once you are hooked and have one of your own, I hope you will think of your St Augustine stay every time you play.
So I bought that 1926 Craftsman, gutted it and turned it into The Chautauqua which sleeps 21. It has been a rewarding success. In 2011, my Father expanded the tradition and bought 4 homes on one Oceanfront compound on 9th Street. We could not believe our luck and spent the next year remodeling them into The Seaside Cottages. We started renting them in June of 2012. The Best part is not only the homes but the BEACH. There are only 18 streets on the “Best Beach”. No cars. No Catwalk. The ocean right at your door. Wide Beach to make great Sand Castles. Great Restaurants within walking distance. Amazing.
And then I discovered the charm of Downtown St Augustine. At night it is like strolling in an old European City. So in 2016 I decide to moved Downtown and renovated 4 more Downtown Vacation Rentals. Ranging from 1 to 4 Bedrooms, all walking distance of St George Street (the Center of Historic Downtown and all the Restaurants, Sights and Music) and only 2 blocks from each other. Great for Downtown Weddings with the Bride taking one house and the Groom the other.

PS: I am also a Realtor so if you fall in love the the area as much as I did I would love to help. I work primarily as a Buyers Agent. There are not many of us out there. Most Realtors work as neutral Transaction Agents. You can Google 'Buyers Agent' to get an overview of the difference. I think it is big. Just ask yourself the question, Would I want the other sides Attorney to represent you? No. That's it in a nut shell but the amazing thing is, unlike Attorneys, it does not cost you anything to have your OWN Realtor representing YOUR interest. We are all paid by the Seller. So ....
