Kitchen/dining room: Farmhouse style with oil Rayburn, electric oven, electric hob, fridge, dishwasher and tiled floor.
Utility room: With microwave, fridge, freezer and washing machine.
Shower room: With shower cubicle, toilet and heated towel rail.
First Floor:
Bedroom 1: With kingsize bed.
Bedroom 2: With kingsize bed.
Bedroom 3: With twin beds.
Bedroom 4: With zip and link super kingsize bed (can be twin beds on request).
Bathroom: With bath, shower cubicle, toilet and heated towel rail.. Oil central heating (underfloor on ground floor), oil, electricity, bed linen, towels and Wi-Fi included. Initial logs for wood burner included. Welcome pack.. Large lawned garden with patio and BBQ. 2 dogs welcome, to be kept on a lead at all times (sheep country). Bike store. Private parking for 6 cars. No smoking. Please note: There is a covered pond in the garden and a stream to the side and bottom of the property.. Set in the small village of Newchurch, this detached house was once a country inn and is full of character and charm. Newchurch is set just 7 miles from Hay-on-Wye which is famous for its many book shops and also the Hay Festival which takes place in May, attracting visitors from all over the world. With Hay-on-Wye and Kington Town being close by there are plenty of pubs and restaurants to enjoy, including many country pubs dotted along the England/Wales border. For those looking for a more active break, Offas Dyke Path passes right by the front door and offers stunning walks through the beautiful countryside. Nearby there is horse riding and canoeing. After a day exploring the area, relax in the well maintained, lawned garden with a glass of your favourite tipple. Shop and restaurant 7 miles, pub 3 miles.

PERFECT FOR A FAMILY CHRISTMAS
A beautiful house with everything we needed, with a huge Christmas tree and tastefully decorated. A public bridle path, crosses the front of the house and runs along side and there is a fast flowing river on the other side of it, something to bear in mind if you bring dogs.

As described
Great spacious, clean property. Everything was great and as described. A very nice touch of welcome basket with the most delicious Victoria sponge cake. The owner was very communicative and responsive, gave us tips and information on the local area. Walking footpath going through the property into amazing peak which is great if you like walks. Would highly recommen! .

A very warm and friendly welcome by owner Dianne, who explained all aspects of the property which was just what we wanted for our first Christmas break away with extended family. A sublime kitchen which met all our needs for the special day.

Beautiful cottage, comfy beds, quality linen. Well designed bathrooms and kitchen. Kitchen has everything you could wish for, including a Rayburn. Large, efficient log burner. Lovely touches by owner - homemade cake on arrival, fire lit. Would definitely recommend and will stay again. Thank you 😊

A large group of family and friends spent time with us, to attend The Hay Festival and everyone fell in love with the house. It is beautifully arranged, comfortable and welcoming. The only reason ii didn't get 10/10 for local amenities is because it is rural - which we wanted - and we organised ourselves for food etc. so it was a bonus, not a problem. Dianne and Andrew could not have done more for us. Highly recommended.
