Lower Hawkstones Farm is a 18th century farmhouse and barn conversion set high on the Pennines. It’s wild and windy and we can get snow in the winter. There are fantastic views of the surrounding countryside and spectacular walks through woodland into the valley, or open moorland to the rear of the property. We have no public transport as the nearest bus stop is 1.5 miles away so own transport is recommended. There are lots of interesting places to eat within 15 mins by car is close to the historic towns of Hebden Bridge and Todmorden.
The house has 4 bedrooms, 2 king sized one of which is en-suite, 1 twin and 1 single. The living room and kitchen both have cozy log fires and there is a separate dining room. Guests also have use of a conservatory and patio area. There is shared off-road parking in the farm yard

Great pet friendly stay. Host was communicative and helpful Only downside was that the kitchen didn’t have any kitchen roll, cleaning supplies etc. ‘basic’ stuff was a little sparse, but other than that, it was a great house for the 5 of us and 3 pups

I did say if you needed anything to ask. If you needed kitchen roll to mop up the dog wee you should have said, although there were more cleaning stuff in the utility room along with a mop and bucket
I booked three nights and the one whole day we were in the area was for my nephew's wedding.
However, the property was spotlessly clean and comfortable and catered well for me, my husband, grown up family and two Springer spaniels.
The cottage was lovely. The location is on the hill with gorgeous views. The rooms were large and comfortable. There was a wood burner and tv in the cosy living room. Bed linen, towels and even milk were provided. The kitchen had everything you’d need. Everything was clean and tidy. The host, Frances who lives next door, was great. Really friendly and helpful. She took the kids to see the sheep and horses, and we loved her dogs. Would highly recommend this as a base to explore Calderdale etc.

We enjoyed our stay, but
There were several issues with the cleaning. The vacuum cleaner was in a terrible state we were unable to use it due to the awful smell when it was switched on. The cushions on the sofas had'nt been removed and the sofas hoovered, there was debris down the sides, between the cushions and arms,. The oven needed a good clean. We cleaned the glass doors on the wood burner as they were so black we could'nt see the fire! The family bathroom was quite clean as was the downstairs WC but the couple who had the en-suite room were'nt happy with the state of their bathroom, and there was a sock behind a cushion on the chair in their bedroom. They left it there, but it was rather off putting, proving that the cleaning routine was'nt up to standard. We enjoyed our stay as we were with family and friends. The general overall view was that it's 3 star at best.

Unfortunately someone appears to have sucked some liquid into the vacuum cleaner and it had gone mouldy. I don’t use it so was unaware of it (second one that has been ruined) . Unfortunately due to the acidity of our water, it dissolves the copper in the water pipes which makes the bath and sink go green. This reacts with the cleaning stuff and turns it brown. I cannot get it off unless I use acid which is not ideal on a daily basis. The other bathroom is newer and has plastic piping. Unfortunately people have no idea how to use the fire and don’t ventilate it properly so it causes soot. I admit one or two things may have been missed but when people leave late and others arrive early it limits cleaning time
Frances and Lizzie were extremely welcoming, extremely helpful with places to visit and directions. When we visit Todmorden again, our first choice of accommodation will be here.
We enjoyed our stay very much. The log burner was most welcome as it was wet and windy outside. As soon as the sun came out we made good use of the conservatory. There was plenty of space for our family of seven and the children loved all the different floor levels.
Our family wanted to meet up in one place for a stay-cation. It was nice that we were able to bring our dogs as well. Francis is very helpful in answering questions. The house was lovely and clean. Very comfortable. The only thing that would have made it even better was an enclosed grassy garden area so that we could allow the dogs to go outside to relieve themselves. It's only a paved area which our dogs won't go on. Otherwise it was perfect. :)
We had a post Covid family get together with my three sons, a partner and two dogs. Everyone enjoyed the weekend, despite very wet weather. Plenty of space including utility room to dry clothes etc, all rooms clean and comfortable, lovely hot showers. Kitchen well equipped should you wish to cook. We cheated and ordered a takeaway or ate out. Safe outside space for the dogs, and socialising in better weather than we had. Overall excellent and would stay there again.
Clean, comfy house with beautiful views and friendly host
The house was spacious, the beds were comfy and the garden was pretty. The kitchen was well-supplied and it was great to have 3 showers. We enjoyed using the conservatory and being able to walk from the door out to the surrounding countryside. Frances was really friendly and helpful.
The cottage was exactly what we needed for our dogs. Francis was great and told us about some lovely walks. Ideal for visits to Hebden Bridge and the surrounding area. We spent our evenings in the conservatory just mesmerised by the views.
What can I say...... Beautiful setting, friendly accommodating hosts, lovely holiday home and a kennels opposite if you want to explore local villages without your 4 legged friend for a few hours (we did). Perfect break, so good we booked to return before we left.
The barn is in a great position overlooking the moors with an ever changing view. Spacious accommodation and very comfortable. Great communication with Frances the care taker who was very responsive and friendly.
Stayed here for two nights with my friends, very clean and beautiful house. The views are amazing, beds very soft and warm cute little separate conservatory to sit in and take it all in. Liz next door was so kind and helpful to us when we were struggling to find a taxi company. Would definitely come here and stay again. No faults at all! Thanks for a beautiful weekend!
