Both properties: Ground source underfloor central heating, electricity (by solar panels), bed linen, towels and Wi-Fi included. Initial logs for wood burner included. Travel cot and highchair available on request. Welcome pack. Sitting-out area with garden furniture and barbecue. 1-acre landscaped grounds (shared with owner and other property on-site). Bike store. Private parking for 2 cars. No smoking. Please note: There is an unfenced lake in the grounds, 50 yards away.. Set in the quiet North Devon countryside, The Horse Gin and Oak Stall form two beautiful cottages within Higher Blagrove Farm Cottages, a Grade II listed Devon stone and cob barn. Converted in 2019, each cottage sympathetically combines the original character of the old barn with modern living requirements and feature wood burning stoves, double height living spaces, oak flooring, exposed stonework/beams and underfloor heating. The open-plan style cottages are ideal for couples and families and both properties accept pets. Set within the 4-acre grounds of the main thatched farmhouse, the cottages enjoy south facing views over fields towards Dartmoor and access to a stunning landscaped lake with seating and picnic areas.

Higher Blagrove Farm Cottages are situated just off the B3137 South Molton to Tiverton road. Both towns have a good range of shops, supermarkets, traditional pannier markets and amenities. The village of Witheridge is 3 minutes’ drive away with a 7-day convenience store/post office, pub, café and a newsagent. A pizza van serves excellent wood-fired pizzas in the village each Wednesday and a fish and chip van visits on Fridays. The local area is well served with pubs and restaurants. Chulmleigh, 10 minutes’ away, is a charming town with two pubs, a lovely restaurant, an Indian restaurant/takeaway, a convenience store, newsagent/post office, bakery and a traditional butcher. The Grove Inn, voted North Devon’s Best Pub by CAMRA, in King’s Nympton, is a 12-minute drive away and serves delicious food. The Stag Inn at Rackenford, reputed to be Devon’s oldest pub, is 14 minutes’ away. The Michelin-starred Masons Arms in Knowstone, is 10 minutes’ away on the edge of Exmoor and offers superb cuisine. Barnstaple, 20 miles away, has a theatre, cinema and leisure activities. Places of interest include The Museum of Barnstaple and North Devon, large pannier market and 14th Century St. Queen Anne’s Walk. Other attractions in the area include RHS Gardens at Rosemoor and Dartington Crystal factory at Torrington. The spectacular beaches at Saunton, Croyde, Woolacombe and Westward Ho! are all within easy driving distance and walking enthusiasts will enjoy the proximity to both Exmoor and Dartmoor National Parks. Shop and pub 2¾ miles, restaurant 7¾ miles.

Made very welcome. Cake and a bottle of wine on arrival. Dog biscuits and a dog towel. A hosepipe to hose the dog down. They sorted anything out for you. Will be going back in the future. The only thing is no coat hooks to hang coats. No real issue.

Fantastic cottage in very peaceful location.
Fantastic cottage in very peaceful location. Beautifully styled and very comfortable. it is very well appointed with everything you might need. Lindsey and Johnny, the proprietors are lovely - very welcoming and helpful with suggestions of places to eat and visit. There is a small village with shops about 5-10 mins to the south. Nearest good sized town (South Molton) is 15-20 mins to the north. There are a number of very good pubs for food within 15-20 mins drive. It really is quite remote but the upside is it's virtually silent there and there's not many places left like that! So only downside for some people might be how far you need to drive to visit places. It is approx 50 mins from North Devon coast and Exmoor. Also 50 mins from Exeter. But don't let that put you off. It's actually very well placed to be able to get to both North and South Devon so you can get in a bit of everything. It's actually nice to be able to visit the busier coastal towns and beaches then come back to compete peace and quiet. 100% recommend!

Wonderful cottage, had everything we could've wanted, even with having 1 hear old with us. Views are superb and the lake is fabulous, little one loved feeding the fish there every day. Owners are also wonderful, very accomodating, approachae, happy to help and always said Hi when passing. Perfect base for different seaside visits making you not limited to one place. But would also be perfect if you wanted to just get away from it all and chill out. Would definitely recommend and would love to come back in the winter months to try the log fire pit too ⭐⭐⭐⭐⭐ thank you for such a wonderful stay ??
