Sitting-out area with garden furniture and barbecue. 1-acre landscaped grounds (shared with owner and other property on-site). Bike store. Private parking for 2 cars. No smoking. Please note: There is an unfenced lake in the grounds, 50 yards away.. Set in the quiet North Devon countryside, The Horse Gin and Oak Stall form two beautiful cottages within Higher Blagrove Farm Cottages, a Grade II listed Devon stone and cob barn. Converted in 2019, each cottage sympathetically combines the original character of the old barn with modern living requirements and feature wood burning stoves, double height living spaces, oak flooring, exposed stonework/beams and underfloor heating. The open-plan style cottages are ideal for couples and families and both properties accept pets. Set within the 4-acre grounds of the main thatched farmhouse, the cottages enjoy south facing views over fields towards Dartmoor and access to a stunning landscaped lake with seating and picnic areas.

Higher Blagrove Farm Cottages are situated just off the B3137 South Molton to Tiverton road. Both towns have a good range of shops, supermarkets, traditional pannier markets and amenities. The village of Witheridge is 3 minutes’ drive away with a 7-day convenience store/post office, pub, cafe and a newsagent. A pizza van serves excellent wood-fired pizzas in the village each Wednesday and a fish and chip van visits on Fridays. The local area is well served with pubs and restaurants. Chulmleigh, 10 minutes’ away, is a charming town with two pubs, a lovely restaurant, an Indian restaurant/takeaway, a convenience store, newsagent/post office, bakery and a traditional butcher. The Grove Inn, voted North Devon’s Best Pub by CAMRA, in King’s Nympton, is a 12-minute drive away and serves delicious food. The Stag Inn at Rackenford, reputed to be Devon’s oldest pub, is 14 minutes’ away. The Michelin-starred Masons Arms in Knowstone, is 10 minutes’ away on the edge of Exmoor and offers superb cuisine. Barnstaple, 20 miles away, has a theatre, cinema and leisure activities. Places of interest include The Museum of Barnstaple and North Devon, large pannier market and 14th Century St. Queen Anne’s Walk. Other attractions in the area include RHS Gardens at Rosemoor and Dartington Crystal factory at Torrington. The spectacular beaches at Saunton, Croyde, Woolacombe and Westward Ho! are all within easy driving distance and walking enthusiasts will enjoy the proximity to both Exmoor and Dartmoor National Parks. Shop and pub 2¾ miles, restaurant 7¾ miles.

We stayed at the Horse Gin for a long weekend in November.
We stayed at the Horse Gin for a long weekend in November. The cottage was stunning inside, clearly with no expense spared on the standard of finish throughout. We stayed with 2 dogs who absolutely loved the area, walking straight out of the cottage into empty country road with fields and streams everywhere. The lake on site was great too and both our dogs loved an early morning swim whilst we walked round it. The location is great if you just want to relax and get away from it all, with some local villages 5-10 minutes drive away and Tiverton 20 minutes away. The hosts Jonny and Lindsey were very friendly, made sure to come and see us on our first morning and were always approachable and happy to chat and get to know us. We got to the cottage late on a Friday to find homemade brownies and a bottle of red wine waiting for us which was a great touch and made us feel welcome from the start. The bed was really comfortable and we had great sleep, with the cottage itself also being cosy and relaxing with a log burner in the living area which we used on 2 nights. A few board games were also in the cottage alongside a selection of DVDs. Overall I couldn't recommend this cottage highly enough and the value for money is great, I cant think of a single negative point and we cant wait to come back in the near future!

Enjoyable Stay
We had a very enjoyable four nights and were sorry that we had to leave. The accommodation was as advertised, very clean and spacious and we had a very warm welcome when we arrived. You definitely need a car and there are some good pubs nearby. We would recommend this accommodation.

Excellent comfortable cottage credit to the friendly owners where nothing was too much trouble. Great location for exploring north and south Devon. The cottage has everything thing you need comfortable beds spacious rooms and modern bathroom. Even the little touches like welcome pack a bottle of wine nibbles and a Homemade Courgette and Lemon drizzle cake. Our dogs enjoyed a morning stroll around the lake and grounds it was also nice to sit and feed the fish in the afternoon sunshine. The nearest village 3 miles away as a pub shop and a fish and chip van every Friday outside the school I would recommend.Keep up the hard work Lindsey & Jonny.
