Stables is one of eight 19th century converted farm buildings, located approximately 1 mile to the north of Bude and the North Cornwall coast. The property is in an elevated position with views across the golf course towards Bude Bay.
The National Trust beach at Sandymouth is approx 3-4 miles away; Bude itself is only five mins in the car with 2 beaches and plenty of supermarkets and independent food,gift and water sport shops providing wide a range of food and other items.
The property is ideally located for a peaceful relaxing break in close proximity to a number of beaches and a good base to explore the North Cornish Coast.
Stables is a single storey 3 bedroom cottage which has recently been renovated and retains period charm with wooden beams. The accommodation comprises an open plan spacious lounge/dining room with a TV/DVD, hi-fi and electric coal-effect fire and there are books and games to suit all ages.
The kitchen is found off the lounge and is well equipped with plenty of plates, serving dishes and pans and comprises an electric oven and hob, microwave, fridge/freezer, small dishwasher and a washer/dryer and a nespresso coffee machine.
There are three bedrooms. The master bedroom has a king size bed with an en-suite shower room, the second bedroom is a double and the third is a twin. The bathroom with a shower over bath is conveniently located for use.
Outside the cottage has an enclosed garden at the rear with a picnic bench and a BBQ for al fresco dining and on a clear day there are views across the golf course to the coast. Shared with the other properties is a tennis court.
Adjacent to Ivyleaf Barton is Ivyleaf golf course which is a 9 hole golf course which guests can pay to use.
Off road parking for 2 cars adjacent to the property. Cot/highchair and children's tableware all provided. Dogs are charged at £20 each per full or part week.

Only stayed 2 nights to attend a wedding nearby. The property was perfect for us in every way! We even enjoyed some golf on the adjacent 9 hole course. Well equipped, clean and comfortable. Would definitely recommend.

Shame about the smell
Property was convenient and as described.
Easy parking and good outside space.
However overpowering dog smell made first night unpleasant.
After good clean with disinfectant made tolerable but had to leave windows open
Jenny couldn’t have been more accommodating for our family and dogs. I explained to Jenny prior to booking that we had a rather large pack but she was more than happy to accommodate as we were attending a family funeral. We were very respectful and ensured they stayed off the furniture and we cleared up any mess in the garden area. Hopefully we’ll be able to return for a break rather than a sad occasion.

Great family base made even better by having all of our favourite sports on hand. Tennis courts, Golf, driving range and surfing only a 5 min drive away!! The cottage had a great social area inside and out with plenty of seating, The view from the cottage and court yard was lovely overlooking the golf course,

This is our second stay at the Stables, good communication with Jenny the host clean well prepared this cottage is well positioned to explore the North side of Cornwall
A good location and very comfortable accommodation with everything we could need. One minor issue was the absence of hot water from the basin in the en-suite bathroom but our host apologetically explained that the problem was due to be rectified after the Easter break. Overall an excellent place to stay and we had a most enjoyable break.
Great to find such a lovely place to stay with friends for our first nights away after lock down. Easy to get to coastal walks.
Great views from the cottage. Light airy and well equipped. Comfortable beds.
Would certainly stay again.

Fabulous accommodation
Great property with everything you need for comfort. Toys, games, dvds included. Super clean and beautifully decorated. Very quite and peaceful easy to drive to the beaches.
Spacious cottage with all the amenities you need for a relaxing get away. Well located with stunning views of the sea. Host was very helpful. We thoroughly enjoyed our stay.
Really great area for a holiday with teens, very near several good beaches. Great to have the tennis court available too.

The Stables
Our first impression as we walked in was ok although the room seemed quite empty with a coldness.I went into the kitchen and I checked the fridge freezer was clean before we put our food in. There was actually food in the freezer along with a bag of ice and a teething ring. I emailed Jenny and she came straight round and apologised.She took the food and went.It only got worse from then on.In the sink was a filthy dish cloth.There was tomato sauce down a cupboard door.The oven was disgustingly filthy and the extractor fan had dirty food hanging off it.Inside the cupboards were no better and the crockery and cutlery had to be washed. I went into the main bedroom and into the en-suite and saw straight away the toilet was dirty and hadn't been flushed and there was dirt on the cysteine.The toilet seat must have been broken at some point as although the toilet was square it had been replaced with a round seat! As I went back into the sitting room I noticed there was something under one of the sofas so I pushed it back to see what it was.The floor had been brushed and the dirt had been swept under the sofa.I messaged Jenny and said the place was filthy.She came straight round.Her first words as she came in were that the cleaners had been in there for hours cleaning.She then had a quick look round apologised and said if we could give her 20 minutes she’d clean it.I just told her to bring the cleaning stuff and I’d do it myself just asked her to do the toilets.To say we are automatically charged a cleaning fee due to the extra time it takes now for a Covid clean is not acceptable.The last thing I’ll mention is the dirty fleas/gnats that we’re in the bedroom.I looked up and in the corner of the beam was what looked like a nest full of gnats crawling all over and flying about.I went into the room as no way was I sleeping in that room.I bought plenty of cleaning stuff myself next day and sorted it out.I wanted to leave and go home but my husband persuaded me to stay.
I’m sorry for the essay but have given a true and honest review of the property as we found it and feel other prospective clients need to consider this when thinking of booking.

I am very disappointed and extremely upset to have read your review. When you arrived at the property and I received your message I was genuinely upset that the property had not met your expectations. Several hours had been spent cleaning the property although I appreciate a couple of things had been missed, I do not feel the property was as described in your review. The freezer had been checked and it was noted that there were items that needed removing, but unfortunately not done. The cloth left in the sink was a cleaning cloth. When I received your message I responded immediately and came across. Having spoken to you I suggested that you could if possible give me an hour to check through the property and rectify any problems, but you chose instead that I cleaned the toilet and left. What has upset me most about this review is the fact that I tried to sort your concerns and you actually said to me "don't worry I won't leave you a bad review", I said again I was really sorry and you could tell that I was genuinely upset. You replied "these things happen, the main thing is you came to put it right", Based on that I thought I had been able to sort things for you. If I had known you were still unhappy I would have seen what else I could have done. I will always act on any feedback I receive and I live on site which enables me to deal with any issues should they arise. I can assure you that all flooring is hoovered and cleaned. I also checked with the previous guests regarding gnats and they had not seen any.
Other guests have been very pleased with the property and I have only received positive feedback both through VRBO and the other platforms I advertise through and have had repeat bookings.
Jenny was a very friendly, helpful host. It was lovely to received some chocolate biscuits on our arrival. No problems with our stay. The location was as we expected. Would definitely stay again if in the area.
We loved this place. A quiet setting but perfectly placed for a short drive to the bude canal , costal footpaths and tamar lake. Jenny on hand to answer any questions about the property. Kitchen well equipped, linen and towels provided and everything suited our holiday needs. Great views across the golf course and watched the sun setting of an evening...just fab.
Stables is lovely little 3 bed property just a 5 minute drive from Bude. There was plenty of room for us all (3 adults, a teenager and a dog). The kitchen was well equipped and we had everything we needed for our stay. Loved being able to use the tennis courts and the loan of raquets...despite discovering we are all embarassingly bad at playing!
The garden was lovely, unfortunately the weather wasn't great so we didn't get to enjoy the bbq.
Jenny was very friendly and helpful, suggested some lovely walks and places to visit. The welcome biscuits and chocolates were a nice touch too.

I love living here and enjoying all that the area has to offer and spend a lot of time at the beach with my children.

Stables is a lovely spacious property in a quiet location but only a few mins drive to the coast and Bude town centre. In the nice weather you can enjoy sitting outside and the views across the golf course to the coastline in the distance.
