The house is peacefully located up a private track just one mile from the village of Beaulieu and its Motor Museum. There is an outside dining table and seating for guests on the Forest side of the property. Main house six bedrooms and three bathrooms available in addition to coach house. Coach House Accommodation comprises Ground Floor Hall. Sitting room with TV Large, well appointed kitchen/breakfast room with electric range cooker, microwave, iPod Player, fridge, freezer and dishwasher. Bedroom 4 with twin single beds. Utility room with washing machine and tumble dryer. Stairs to First Floor: Very large Bedroom 1 with emperor size (7') bed and lovely views onto forest. Bedroom 2 with super-king size bed also with lovely views onto the forest. Bedroom 3 with king size bed. Bathroom with bath, shower over, hand basin and WC. Two bathrooms. Both large family sized bathrooms. One of the bathrooms can either be shared or used as an en suite to the main bedroom.
Outside: There is an area on the forest side of the property equipped with garden table and chairs. Views directly on to the New Forest. Included: High quality bed linen and towels (beds are made up), WiFi, electricity and central heating (gas). Cot (no cot linen) and high chair available on request. In high season, half term and bank holidays there is a seven night minimum stay. However 3 or 4 night stays will be considered in the months of Jan, Feb, Mar, Sep, Oct, Nov,Dec. Most beautiful of settings. Stayed for three nights and had a wonderful time. There were 8 of us and two dogs but the rooms were so spacious and homely we were all comfortable. The beds were great and we all slept well. The fact that you open the front door and step straight into the new forest is magical.
Very well run: excellent communications and a most welcoming place to stay. The location is exceptional - open the front door and you are IN the Forest.
Amazing cottage, very peaceful with direct access to the forest ideal if you are travelling with dogs. Easy access to amenities in Beaulieu, Brockenhurst and Lyndhurst. Highly recommend.
The Coach House is ideal for a large family group with generous sized rooms all through. We loved being so close to the forest and being able to walk straight out onto the path to Hatchet Pond. The house is very well equipped with everything we needed and Jane was an excellent host and very friendly and helpful. A great place to stay and highly recommended.

Beautiful location - from which one really does step out into the New Forest itself; I'd read other reviews but hadn't quite grasped how "in the forest" it feels from the front - this really helped make the trip special for our party. The house itself is lovely - we really didn't want for anything during our stay. The layout is well designed; a large, well equipped kitchen/ dining room became our main social space, though the living room is also very comfortable. The upstairs bedrooms are a very good size with comfortable beds. There's a slightly smaller twin room downstairs, which is still very comfortable for two. Communications with the owner, Jane, were fast and friendly. I can recommend this accommodation without reservation - it is superb - thank you Jane.
The property is set in woodland behind an impressive country house. If you want a New Forest holiday this is the place for you. The facilities and comfort of the cottage are second to none. As you will have arrived by car then all local amenities are easily reached. Wonderful forest walks. Highly recommended.
Beautiful Tranquil House in the middle of the Forest
We loved our stay at the welcoming family home. Plenty of space for 3 generations and our dog. Fabulous accommodation which was well equipped. The location was just incredible, ponies and cows passing right by the door each morning.
The only downside I could say was it would definitely benefit from a downstairs cloakroom. Other than that -just perfect
We all want to say thankyou to Jane for making our stay extra special with her kindness. Letting the family reminisce on their childhood as my husband, his brother and sister grew up in this house it was a great surprise for him and we all had a lovely weekend. The coach house was very clean and spacious and was extremely well equipped with almost everything you needed.It was very peaceful and relaxing with extremely comfortable beds. We enjoyed staying at the house for our meals and went out for a walk in Beaulieu and also just up the track from the house out onto the forest in which both of them were extremely lovely. We all had a great time and the children did too. Would definitely recommend to others. Thankyou from the Kennedys. Xx

Excellent house and location
Thank you Jane for an extremely enjoyable stay at the Coach House. The property is beautifully decorated and very well equipped with everything that one would find at home and needs for a family stay. It is very comfortable with a great deal of character which creates a very pleasing house and stay. We didn’t want to leave!
The property is located in the forest which is beautiful and peaceful with plenty of wildlife. The house is close to Beaulieu and the activities which the area has to offer.
Thank you so much for the Easter Egg and bottle of bubbly - very much appreciated.
We would highly recommend the property and would definitely stay again.

Fantastic!
We had an amazing weekend here to celebrate my birthday. The house has a lovely warm and happy feel to it which makes you comfortable straightaway. We loved walking straight out into the Forest and seeing ponies outside the door. Super quiet. The house is well equipped and lends itself to family and friends social gatherings. Easy access to some great places and fantastic restaurants. Jane, our host, was very helpful at all times, even offering to extend our stay when our ferry was delayed. We will recommend the house to friends and will come back. Thank you!

A beautiful house in a beautiful location.
Being able to have the front door open and just walk straight into the forest where ponies and deer roamed freely was magic. The house itself was so well equipped and was just the right size for the seven of us. More could easily have fitted in. Having the Beaulieu Motor Museum literally a few minutes down the road was great. My husband visited it three times! All of us either walked or cycled to Bucklers Hard which shows how close that was too. The village of Beaulieu is beautiful and we had a lovely meal at Montys on the Saturday evening. We also visited the Historic Dockyard in Portsmouth where there is plenty to see. In fact we went a second time so that we could fit in everything including the submarine at Gosport. Along with plenty of walks we truly had a great time and hope to go again.

Charming retreat for a group of friends right in the middle of the New Forest
Beautiful house filled with character with everything we needed; comfy beds, well equipped kitchen, direct access into the forest and wild horses and ponies strolling past the window. We were a mixed group of couples, kids and a dog and it worked for all of us.
We would definitely return. Top notch mini-break!

Wonderful house in fantastic location
We had such a great weekend in this beautiful house. It's so comfortable and well equipped. The location is just lovely..directly on the New Forest national park. Fabulous house in a fabulous location
We had a lovely stay at the house. It was clean, kitchen well equipped, really comfortable beds and large rooms. The location is unbeatable. Right in the forest with ponies, deer and cows wandering past the house, and everything we wanted to do only a short car ride away (peppa pig world, Beach, lyndhurst, Lymington, petting farm and wildlife park). Jane was also really helpful with recommendations for walks and places to eat and very responsive. Would definitely recommend it.

A great place for a family gathering over new year
We had the most delightful stay at the coach house over the new year. We had a group of eight of our family and we all loved the house. The location was perfect for us and the facilities, particularly the well kitted kitchen, was excellent for a group of eight. The bedrooms are lovely with really comfortable beds and high quality furnishings. The owner was really helpful in terms of wanting us to have a great stay. She was able to provide both a slightly early check in and slightly later check out to suit our needs and an additional inflatable bed and bedding for one additional guest for a night. There are plenty of good restaurants and pubs close by if you don't want to eat in. Also there great walking opportunities straight from the house. I would have no hesitation in recommending this delightful property and we will certainly be returning again in summer.

Christmas at the Coach House
A fantastic stay in a beautiful location and very high quality accomodation. Everything was clean and ready for us at the arranged arrival time, great communication from the owner.
There was 7 adults and 1 toddler in our party with 4 others visiting over the Christmas period. With that in mind we found the kitchen very well equipped with everything we needed to cook a full roast, all we needed to bring was the food. Even the downside of only one bathroom didn't seem to be an issue.
Very useful to have all the amenities - washing machine, dryer, DVD player....scrabble (in pink).
The master bedroom is huge ! And we actually took our daughters toddler bed with us and she slept in the main bedroom without any disruptions....could have fitted a few more children in there really.
Lovely walks in to the forest, we had some ponies visiting us in the mornings! And enjoyed visiting the local pubs!
A great stay, thank you very much.
We hope to return.

A wonderful holiday home in great location
Our family and friends had a really wonderful stay in this lovely holiday home. It far exceeded our expectations and is one of the best rentals we have ever had. (We have done many). The house is very comfortable with great beds and lovely high quality furnishings. The house has beautiful views over the new forest and you can literally walk into the forest straight from the front door. New Forest ponies and donkeys walk past the front door which the kids absolutely loved! The house is very peaceful and the outside seating area is lovely. The village of Beaulieu is very close by and there is plenty of choice in terms of nearby pubs and restaurants. We booked the kids on lots of activities from the Beaulieu Activity Centre (kayaking, canoeing, cycling, archery) and they had a great time. The owner of the house is very helpful and really wants you to have a great stay. We will be returning in summer.

a really lovely holiday home
We booked a stay at the coach house to celebrate my father's 60th birthday with seven other family members. The house is extremely comfortable, well equipped and delightful for a family holiday. The location is lovely and you have beautiful views over the new forest and can walk out into the new forest national park directly from the front door! There are plenty of pubs and restaurants close by although the kitchen and dining area is so nice you probably won't want to go out. We did a lot of walking, cycling and visited the nearby Beaulieu Museum. We will certainly be coming back although next time for longer. I would certainly recommend this property for a lovely relaxing holiday.

Nice house, deceptive photos
Nice house, photos deceptive in he fact that there is no access to 3 sides of the property. A lot of the windows open/overlook the neighbouring property. We struggled with only one bathroom (we did know that) for 8 people so wouldn't stay again . Nice location.

We are pleased you liked the nice house and location. For clarity and for the benefit of readers of your review, the house is completely detached with direct access to the New Forest. The property is at the end of a private forest track. Access to the property is from the front of the house via the front door which is located on the Forest side of the property as shown in the main exterior photographs with the seating area outside. The kitchen, and three of the four bedrooms have a total of twelve windows with lovely southerly, westerly and easterly views over the New Forest or gardens. The remainder of the windows overlook the large traditional rose covered courtyard to the rear of the property. A view of the rear of the property can be seen on the image under contact the owner. The Coach House, a Georgian grade 2 listed building, was originally the coach house (or carriage house) to the main Grade 2 listed (meaning of historic importance) rose and wisteria covered Georgian house. This main house is approximately 25 feet (7 meters) away on the opposite side of the traditionally cobbled courtyard area. The courtyard area is not accessible to visitors as guests have their own independent access, privacy and seating area to the front of the Coach House with views and access directly onto the forest.

It is a grade 2 listed (of architectural historical interest) property in a unique location. It is very close to the lovely village of Beaulieu and is located in the heart of the New Forest National Park. The views directly overlook the New Forest and you walk out of the front door straight into the Forest. It is ideal for walking, cycling, riding and is close to the sea for sailing or swimming. It is very peacefully located at the end of a private track. The furnishings and beds are of a high quality and the house is very well equipped.
