This charming large stone built holiday property in the South of France, in the village of Puimisson, with views over the landscape covered in vineyards, and rolling hills, is just minutes’ walk to the center of the village with a family run restaurant, a café, and a small shop which also serves as a bread depot in the mornings.

This Languedoc Holiday home benefits from over 240m2 of interior space over 3 floors and easily caters for groups of 10 or 11. 5 air-conditioned bedrooms, an enormous 85m2 open plan kitchen-living-dining room with 3 meter high beamed ceilings, opens directly on to a tiled terrace where a wrought iron table has been custom made to fit the space. A gated pool, summer kitchen, and a huge garden makes this a wonderful place for family vacations. There is a TV room on the 1st floor, serving as either an ‘office’ for when guests need to have peace and quiet to do some work, or as TV snug for young kids when they need ‘down time’, or a games’ room because we provide plenty of board games, cards, and a few toys, and is also a library and DVD room. We have UK TV in the TV room and a small TV receiving terrestrial UK programmes like the BBC in the large kitchen (to catch up on the news while cooking!). There are 3 bathrooms in the house, and a 4th full shower room with a WC next to the pool, which makes it easy to indulge in complete inside-outside living by the pool-side. Wi-fi signal throughout. A pantry below the kitchen with a washing machine, a tumble dryer, a microwave, a small top oven, sink and doors leads to a second terrace with additional 2 tables, chairs and a BBQ.

The house was bought by the owners over 30 years ago, when it was an agricultural barn with 60 cm thick walls and hardly any windows. Over the years a lot of love has been poured into a transformation to tastefully convert the stone farmhouse house to an extremely high standard. Having been in the hospitality industry, the owners were conscious to provide a great level of comfort, and a ‘from home to home’ feeling, making sure there are nice beds, air-conditioning, lots and lots of seating outside, a summer kitchen next to the pool, with day-beds, hammocks, fridge, and a full outside shower-room and loo.

The house has been tastefully converted to a high standard and is perfect for family holidays, especially if guests enjoy the outdoors. We have large air-conditioned bedrooms, a TV room/Games room with English TV, Wi-Fi throughout the house, a huge open plan kitchen for lovers of cooking, 2 terraces immediately outside the house (we love big gatherings ourselves so make sure there are large tables and enough chairs for everyone to have a great outdoor experience.

The pool measures from 10m x 5m with a depth of 1.20m in the shallow end and 1.70 m in the deep end. The pool area is completely private located on the second terrace below the house, behind a high wall. Not overlooked from above or below it is a haven of peace, with views over the surrounding countryside covered with vineyards. The pool area is fenced, with a gate, and also has a pool alarm in line with French law on pool safety. Guests will be asked to sign a disclaimer, however, taking responsibility for their own and their children’s safety around the pool and for operating the pool alarm which must be left on at all times.

The terraced garden is appx 3000m2 with some mature trees on the top terrace providing shade, and big enough for a game of football or badminton on the 2nd terrace below the house. The garden is fully fenced.

The Ramparts was exactly what we all needed after the last two and a half years. Spacious, very well appointed and with a beautiful garden and pool. My wife and I seldom do quiet holidays, we're more inclined to explore, visit and generally get out and about, but not this time, and the house and the village it sits in were perfect for this.
Puimission is a lovely unspoiled little place. True there's not much there, but that was just fine, a Tabac, cafe and restaurant were all that was needed
Your house had so much space to stretch and breathe, despite there being seven of us there. It was never crowded, never busy, no one was falling over each other, it was the perfect spot just to be.
Possibly the greatest compliment I can pay you is that it only took about 36 hours before one of our party, I think it was our youngest, suggested that we should get it booked for next year! Time will tell, but I would have no hesitation in coming back and I'll happily recommend The Ramparts to anyone looking for a truly relaxing break in beautiful surroundings.

We spent, despite mixed weather for the season, a very pleasant stay in your charming residence so pleasant to live there. The Pool area is so nice and well thought out, the view from the terrace is so calming (it reminded us of Tuscany), the kitchen doesn't lack for anything and the house is very clean. The people of the village are friendly and everything was in place to make our stay pleasant and memorable.

'Alissa is a fantastic host. The house is fully kitted out with anything you might need for a relaxing holiday. The house is gorgeous both inside and out, the interiors are so homely and welcoming and the garden and view are both spacious and private. The pool/ bar area are an added luxury which make you feel spoilt, but you still feel within the landscape. All the nearby villages are beautiful and lovely places to explore and the beach is only half an hour away. This is a perfect spot for a quiet holiday but with many things to do nearby and the house is such a treat- I can honestly say this is one of my favourite holiday rentals. You can really feel the love put into this house in the little details which made it feel like home. We loved it so much and want to come back again and again. Sept 2019 N.Barnes

Wonderful house with fantastic view on the countryside
We have had a great time in this wonderful house with fantastic view on the countryside. The house has lots of bedrooms &bathrooms and also a large kitchen/living area, which makes it suitable for a large group. But since it is also very cosy, it is also very suitable for a smaller group or a couple. It has all amenities, like good kitchen, terrace with BBQ, swimming pool, garden, pool table, tv etc for a relaxing holiday. The house is surrounded by vineyards, but also the sea, the Causes and even the Pyrenees are not that far away, so an excellent location to explore the Languedoc (either by car or by bicycle).

Having been in the hospitality industry, the owners were conscious to provide a great level of comfort, and a ‘from home to home’ feeling, making sure there are nice beds, air-conditioning, lots and lots of seating outside, a summer kitchen next to the pool, with day-beds, hammocks, fridge, and a full outside shower-room and loo.

I used to run a rental company specialising in villa rentals in the South of France, so do have first hand experience of rental properties and what constitutes a 'good property'.

We love to cook, going to markets. buying fresh local ingredients, so the kitchen is geared to do lots of communal cooking, and the kitchen shelves are stacked with recent cookery books from Nigella to Ottolenghi.

There is a nice family restaurant in the village which makes a night out very easy. With advanced notice we can arrange for a paella to be brought to our guests by the wonderful Marco and his wife. Please ask for extra cleaning.

We used to live in France, and have a wealth of recommendations for local restaurants, sports activities and just nice places to visit.

I have recently changed career and am trying to be an independent ceramicist. I have 2 children, and live in London and Hampshire.

Why they chose this property

When we were looking for a house ourselves, we wanted it to be in a Mediterranean, wine making village, not too far from the beaches, and not too far from a city where facilities like cinema or theatre weren't completely out of the questions, however we also wanted splendid views and all these factors were hard to find even 30 years ago.

Finally we came accross this house, which ticked all the boxes and was just minutes walk to the center of the village but had a huge plot of land which eventually became the garden and the pool area. We love sharing our table with lots of family and friends, so the house is fantastic for family holidays, as the interior space is enormous and one can have privacy as well as lots of communal spaces to be together.

We wanted our guests to have a 'home from home' experience and have a great library, English Satellite TV, children's toys, a digital piano, loads of board and card games.

Many houses in our area might have a pool but do not benefit from a large garden, whereas in Puimisson we have created a fenced garden big enough for a game of badminton with grassy terraces big enough to kick a football. The garden has a gate onto a road, and 2 cars can be parked inside a property gate.

The sun-sets are stunning. We have a good house book with many recommendations for local restaurants. The village benefits from floodlit tennis courts which can be booked via the mairie.
