The space was nice, well laid out, and clean. The laundry location was a little inconvenient. The shower was very small. We had to trim weeds and bushes to acces the beach because of the path being overgrown. We did have a nice stay at this house. Even though we did not have pets with us, this would be a good option for a pet friendly stay. The yard and porch had adequate fence and gates for animals. The amenities were less than most other locations in the area, but it is priced accordingly. Overall, we would recommend this property for a nice relaxing stay for any family.

Thank you for sharing your feedback, we’re glad to hear you found the home clean, well laid out, and a relaxing place for your stay. We also appreciate your notes about the laundry location, the small shower, and the beach path being overgrown. We will relay the feedback.
It’s great to hear that you felt the property would be a good fit for pet‑friendly travel and that the fenced yard and gates met expectations. We also appreciate your comments about the amenities and pricing — feedback like yours helps us continue improving while keeping the home accessible for families looking for a peaceful beach getaway.
Thank you again for staying with us and for recommending the property.
This was a nice trip for just my husband and I. It was just a few yards from the beach. This would be a nice house for a small family. The only things I was disappointment about is when we got to the house the trash cans were overflowing with trash and it smelt. There was a paper inside saying Fridays ( we got there late afternoon on Friday) were their trash days and it looked like other houses had their trashed picked up. I did contact the host and they said they reached out to the trash company but they wouldn’t arrive until Monday which is when we were leaving. Luckily we only smelt the trash when going to our car. Also, the shower is super small it was an annoying trying to shower when the water was hitting the wall. I would suggest getting a different shower head, maybe one with an extension or something. The yard/pathway to the beach was very over grown. Overall the stay was nice and relaxing. The host responded at a timely manner so I do appreciate it that.

Thank you for staying with us and sharing your feedback! We’re happy to hear you had a relaxing trip, though we’re sorry for the frustrations with the trash, as pickup is scheduled but some guests don’t always follow the guidelines for when and where to place it. We’ll also address the shower and pathway concerns. We appreciate your recognition of our quick communication and look forward to hosting you and your husband again in the future.
The house was very clean and plenty of room. Shower is small but there is a large outdoor enclosed shower too. The kitchen was adequate. Nice size frig and oven/stove. The dishwasher was a plus. No sharp knives, not enough dishes, bowls, coffee mugs and no large pot. Could use a couple more ice cube trays-2 is not enough in the summer. The “yard” is a little rough. Not really a yard that kids/animals can run around and play in. We wished the bay view wasn’t blocked by the scruffy bush but understand this is probably to protect the home in case of storms. Maybe it could be trimmed just a little??? We loved the little back deck. Both storm doors don’t close right but all the window screens were in good condition and the a/c worked great. Overall a great week and hoping to stay here again.

Thank you so much for staying with us and for sharing such thoughtful feedback. We’re glad to hear the house was clean, comfortable, and had plenty of room for your week.
We appreciate you pointing out the items that would improve the kitchen setup — knives, additional dishes, mugs, and a larger pot — and we’ll be looking into adding more.
Your notes about the yard, storm doors, and the bay-view shrub are helpful as well.
We’re so glad you enjoyed the back deck and had a great week overall. We’d love to welcome you back again
Great area! If you are looking for a peaceful beach area this is great. Restaurants and stores about 10-15 min drive. Bay beach access behind home is perfect. Small fenced in back yard is perfect for furbabies. Has great views of the sunrise.
This was the third time we stayed at this property. The location is excellent. Our dogs loved the beach. If you plan on cooking while on vacation, bring your own knives! I also brought my own coffee mug.

Thank you for taking the time to share your experience. We’re pleased to hear you had a great stay. We will be looking into adding more utensils to the kitchen. We hope to host you again soon.
We really enjoyed our stay, wish we could have stayed longer, would definitely return, and highly recommend! A very cozy home, we were there with teenagers and they loved it too, it was great to be right on the bay! Thank you “ Happy Crab” !
This is the second time we rented this property. The location and the beach as our front yard is a major plus! The house is spacious and both the humans and the dogs in our family enjoyed the stay. Kitchen could use a bit more in terms of equipment: sharp knives and coffee mugs are in short supply.
Our family enjoyed our recent stay. The house had plenty of space for the 6 of us to spread out and was nicely updated. The beach was a short walk up and over the dune to a very private beach on the bay. As stated in other reviews, please note this is a natural beach with seaweed and dead crabs on the shore. We raked a nice wide area for ourselves which exposed beautiful sand and kept the flies away. If you want to vacation away from all the hustle and bustle of Rehoboth then this is the place for you. There are plenty of restaurants and stores in nearby Milford.
It was awesome to get up and just walk onto the beach every day!
The place was awesome, the house was beautiful with what you had done with it! Little disappointed with the wood pathway to the beach, wood is old and some pieces broken. But, other that that we loved everything. We want to rent this house next summer, so I will be reaching out to you again I. September!
Thanks again
Dan Mitchell

Good house and location but…
Kitchen could use some more items. Can opener didn’t work and not enough utensils. There was a very soiled pillow on the bed. Stove top grimy, counters dirty, bathroom sink had hair in it, shower curtain was filthy, dead bugs on window sills kitchen floor not swept. I cleaned before I even unpacked. New cleaning co is definitely in order!

Thank you for your review! We received your recommendations after you departed via email and already reached out to the owner about adding items. We had the cleaner go out after your stay since you did not reach out during your stay. As noted in the check-in instructions, the cleaner's number is located on the refrigerator if you have any questions or concerns or would like for someone to come back regarding anything. Unfortunately, we were not aware and so were not able to assist during your stay. The cleaner went out and took care of all items. Thank you again and glad you enjoyed the location! Have a great rest of your summer.

Very nice house right on the beach. We had a few days of very hot and humid weather and then some rainy days. But the sunroom facing the beach is a beautiful spot to relax and cool off or hide from the rain. The A/C was great and there were no water pressure issues as someone mentioned in earlier reviews. The neighborhood was quiet; people were friendly. In the wetlands we saw dozens of herons and egrets. One minor problem we encountered was that the outdoor shower wasn't operative. But we contacted the realtor and she alerted the owner who came out and fixed the problem the same day we reported it. I want to thank them for their quick response and resolution of the issue.

We enjoyed our stay. The house was a nice size for our needs, and we were glad we could include our dogs. The beach is beyond private, it was perfect. We didn't mind driving 30 minutes to a restaurant in exchange for not having others in our space on the beach. The house was clean, but had a few minor inconveniences that wouldn't be tolerated in one's own home and shouldn't be at a rental either. The bathroom sink doesn't drain, the kitchen faucet leaks when in use, and the door knobs/locks stick. The walkway to the beach is terribly overgrown with large plants/weeds. They whacked my 2yo in the face every time he squeezed past. And finally, there is no iron. After traveling, we had packed suitcase clothes that remained wrinkled.
Overall this house was great for my family and we enjoyed our stay. Fixing the issues will make it fantastic for the next renter.

Thank you for the review! We really appreciate your feedback. Now that we are aware of these items, we can absolutely have them taken care of. For future reference, the contact information in the check-in instructions and on the contract are numbers to call if anything is unsatisfactory during your stay or needs attention! We have informed the owner of these problems and will have that taken care of right away. Hope you have a wonderful rest of your year and thanks again for staying, we're glad you enjoyed your time there.

Wouldn't recommend staying here
I wouldn't recommend staying at this property unless you like- unclean, cobwebs, ants, etc. I arrived and the house was not clean nor were beds made. I pointed this out to the cleaning lady who came back for inspection and she did not remedy any of the issues. The microwave was dirty and the coffee maker was covered in coffee grinds. I then found that one of the pillows on the bed had stains that looked like blood on it (gross). The laundry room is basically unusable as is the shower. We showered outside and bought extra clothes at the outlets to not have to do laundry. Midweek a storm came through and there were ants all over the place!! We ended up leaving our vacation early to not have to deal with all of the issues and uncleanliness. I sent photos of all of these items to the property manager. I really hope they fix these issues.

Thank you for the feedback! I am so sorry again that you did not enjoy your stay here. As you know, you reached out directly several days after you had left to make me aware and I responded that we were taking care of everything immediately and changing cleaning companies. The company came out and couldn't remedy the specific items you note here in your review because you already did it, they were happy to help with anything you needed! If you could reach out and let me know exactly what was "unusable" about the laundry, that would be helpful because we'd like to have anything and everything fixed. We've contacted pest control already regarding ants when it rains, replaced pillows/covers, and are having a deep clean done.

No communication at all.
When we first arrived, it was 93 degrees in the house. No big deal, we will kick on the A/C and get it livable was what we thought. The a/c did not work. We called the property management company at 4:30 on a Thursday and nobody answered or returned our call until the next morning. The emergency contact line mailbox was full, so we couldn’t reach them that way either. When they did call back, they sent someone out to the house. They couldn’t get there until 4pm. Again, we can deal with it. When the contractor arrived he figured out what was wrong and called the company to get authorization. This was at 4:25 on Friday. Again, nobody answered and the emergency line mailbox was still full. I still have not heard back from anyone about it. We had our dog with us and were unable to leave them in the house because it was unbearably hot, and my wife and I suffered all weekend. It didn’t help it was the hottest weekend of the year. The house itself would have been ideal, it the nightmare that we dealt with made it unenjoyable.
Do not let the good reviews fool you. We arrived at the property on Thursday at 2:00 to check in. Upon opening the door there was trash on the floor and counter in the kitchen. It was pretty hot in the house initially, 85 degrees, but I figured the air had just been turned on for our arrival and would give it time to cool down. We left, went to get an early dinner and some groceries. When we returned at 5:15 it was 88 degrees in the house. I attempted to call the office and no one answered so I called the emergency line. The voice mail box was full. I sent an email on VRBO advising the AC was not working. My husband and I opened every window and turned on all fans but we were only able to get the temp in the house to drop to 85. We ended up going to Home Depot and buying fans. The next morning I again tried the emergency line, mail box was still full. I started calling the office at 8 and leaving messages. NO ONE ever returned my call, nor did anyone come out to fix the AC. Aside from the issues with the AC, there were spider webs in every corner of the house. When we ran the water in the shower and the sinks the smell of sewage from the septic was awful. We will definitely never stay at this property or any property managed by Ideal Property Solutions.

Upon arriving to the property we encountered a mound of garbage and litter. We worked our way in to the house through the broken storm door. We found the kitchen infested with ants, having a cabinet door falling off, a refrigerator door that wouldn't close and a hamburger roll revealing itself from under the stove. The living room and bedroom had clumps of dark dog hair and dog urine stains. The bathroom was dirty and the shower had mold and hair. Two trips to stores to buy cleaning supplies. The house offers no means of outside dining nor does it include beach chairs. The renters across the street had rented our location last year and now we can say as they do, " Never Again".

Dear Brian,
Thank you for your feedback. We are truly sorry that your stay did not meet expectations. We were unaware of the cleanliness and maintenance issues until you notified us, but once informed, we acted immediately to try to resolve them. This included offering to send our cleaner back the same day, contacting the waste service regarding the trash outside, and offering to reimburse you for the cleaning supplies you purchased.
Regarding the specific items mentioned:
• The storm door and refrigerator door have since been repaired.
• The kitchen cabinet has been fixed.
• The property does include two beach chairs, which are located outside facing the water.
• The home does not have space for an outdoor dining setup, which is why it is not listed as an amenity. There is a room that you can look out of and embrace the scenery.
Concerning the dog-related stains, as this is a pet-friendly rental and your party also brought pets, we were unable to verify the source of the issue. However, the floors have since been professionally deep cleaned.
We take all feedback seriously and have addressed these matters to ensure future guests have a smooth and enjoyable stay.

We had a great time
50 steps to the beach, 15 minutes to town. The house could use a little freshening up, but it was late in the season and dog-friendly so we get it. We really enjoyed watching the cargo ships and beachcombing every day. Great long-weekend getaway.
It was a delightful stay in a beautiful relaxing beachfront cottage.
The house was well maintained and clean with a super location.
Would stay there again!
This house was the perfect beach stay! Everything I expected and more! It was quiet and beautiful and made memories for years to come! The house was spotless and well supplied and had, of course, the perfect view! I will be back every year!
This gem of a house was plenty big enough for my 2.5 year old, 5 year old, 10 year old, wife, myself, and my little pup. We loved the EXTREMELY short walk to the beach, outdoor hose to clean our feet, outdoor shower (we used this as our main shower), large living room, large master bedroom, large sun room, kids bunk beds, and the front balcony. House has PLENTY of room for a family of 5-6. The location is also perfect for us! Prime Hook has become our favorite spot, as it's VERY close to Milton and not too far from Milford, and their are so many great places to eat around both these locations that we never had to drive too far!
The beach is rustic and au natural. We enjoyed walks on the beach. It was horseshoe crab mating season and a take would be necessary to sit on the beach. The house is beautiful and spacious. The reserve you drive through to get to the house is spectacular. Kitchen fully stocked. Bring laundry stuff and dishwasher pods. Sheets and pillow cases are needed too. We loved this aspect as it was our own taste of home. Would recommend to stay here enjoy the view and go to the local beaches and boardwalks.

About the host

Why they chose this property
This cottage with a fully-glassed in porch overlooking the Delaware Bay makes you feel as if you are outdoors year-round. The open floor plan affords a view of the water from the back door, through the kitchen and living room, to the front porch.
Guests describe the feeling of tranquility that begins the moment they leave the highway and wind their way through the 5 miles of fields and forest and marshes of the Prime Hook National Wildlife Refuge.
Prime Hook Beach is a lovely community, close enough to upscale restaurants and tax-free shopping at the outlets, but far enough away to feel like you are in another era.
What makes this property unique
Having a private, sandy beach right at your front door allows you to set up your stuff for the day, and be able to easily pop in and out of the house for a cold drink, lunch, your favorite paperback, another dog toy.
When the wind is right, you can have a bonfire or just lay back and watch as the stars come out. You can take sleeping bags out to spend the night watching the mid-August sky for shooting stars or enjoy watching (from the shelter of the porch) the occasional summer thunderstorm sweep across the bay, the rain dancing on the roof.
