Had a great stay with our family of 4 and our dog. The location was quiet but near everything we needed, and we were able to walk to the beach a few times too! The host communicated check-in info clearly and the house was clean and well stocked with everything we needed. The only bathroom was upstairs, not an issue for us but worth noting for anyone with mobility issues.

Thank you so much for the excellent, 5 star review. We appreciate it and hope to welcome you and your family back someday.
The house itself is very nice and newly painted! However, the power needs to be upgraded. There are many things plugged into many outlets around the house enough to make me think it may burn down! The water pressure is not good but doable. All in all we had a nice stay and I would recommend it

Thank you for your review and for your kind comments about the house and recent updates. We're glad you enjoyed your stay overall.
We did want to clarify a couple of points for future guests. The home's electrical panel was completely replaced with a brand-new system in 2017 and is fully up to code. While there are a number of devices and appliances throughout the house to enhance the guest experience, the electrical system is designed to safely support them.
Regarding the water pressure, what you experienced is generally consistent with municipal water service throughout much of Cape Cod. While it may differ from what some guests are accustomed to in other regions, it is typical for the area.
We are also disappointed that these concerns were not brought to our attention during your stay. Had we known, we would have been happy to discuss them with you and address any questions or concerns in real time. Guest satisfaction is very important to us, and we always encourage guests to reach out so we can help ensure the best possible experience.
Thank you again for staying with us, and we appreciate your recommendation of the property.
We had a wonderful and relaxed vacation at Frank and Andrea’s home. Bayview Beach which is right down the street is a small, beautiful, and calm spot to get away from it all! We enjoyed the many restaurants as well-seafood in this area top notch! It was also nice that we could bring our boston terrier with us!
Access to local ferries are just a short walk, great location

Unpleasant for a stay during the winter. If heat was set to keep downstairs comfortable, the upstairs was uncomfirtably hot. Had to open windows. So much in drawers and cabinets, no place to store items. TVs were horrible to utilize. Felt like a cheap flip. Realtor information left out with note about camera surveillance which made us feel uncomfortable. We left early.

Thank you for your feedback. We take guest experience seriously and want to respectfully clarify several points for future travelers.
We have owned and operated this Cape Cod home for 9 years and have been a VRBO Premier Partner for 7 of those years, which reflects a long track record of positive guest experiences and responsive hosting.
Regarding the heating: the home has a radiator system that allows guests full control. In addition to adjusting the main thermostat, each room has its own radiator knob that can be turned down or off individually. Unfortunately, we were not contacted during the stay—this would have been a very quick and simple solution had we been given the opportunity to assist.
The comment about storage is factually incorrect. All cabinets and drawers in the home are empty and available for guest use. We intentionally do not store personal items in these spaces so guests have ample room for their belongings. The kitchen is noted as ‘fully stocked’ in the description which means drawers and cabinets have everything from
Silverware, mugs, dishes, pots, pans etc. There are cabinets available for guests to store their own personal items.
As for the TVs, each one includes clear, step-by-step instructions that are:
• Emailed to guests prior to arrival
• Included in the electronic Welcome Guide
• Available in the printed Welcome Guide inside the home
The TVs offer Netflix streaming (with one TV using Apple TV), and the home is equipped with Xfinity high-speed internet and cable.
We are also unclear about the mention of a “realtor note” or interior surveillance. The home has exterior-only cameras, including a Ring doorbell—common for many vacation rentals. This is fully disclosed on the VRBO listing, in the electronic Welcome Guide, and in the printed guide inside the home. It is clearly stated in all locations that there are absolutely no cameras inside the property.
Most importantly, all of these concerns could have been easily resolved during the stay. Our cell phone numbers and email addresses for both owners are provided prior to arrival and are listed prominently on the first page of the Welcome Guide. We are always happy to help and pride ourselves on being responsive hosts.
We regret that the guest chose to leave early without reaching out, and we remain confident that the home, its amenities, and our communication standards are accurately represented for future guests.
The house was so cozy and perfect. Perfect for the 5 of us celebrating a bride to be that loves the beach! Would definitely stay here again!!

Thank you for the great review, Jaclyn! Glad to hear the bride-to-be and everyone else had a great stay. We look forward to seeing you on the Cape again!
Lewis Bay Getaway truly felt like home with every amenity we could want or need. The location near the harbor was convenient and we enjoyed several restaurants close by. Tugboats, Spanky’s and Baxter’s were all great. Our family loved this cozy and clean property…it was the perfect size for our family of 4.
It was a lovely home! Excellent, clean, great location near the ferry and so very peaceful! We would rent again if available. My family said “they loved this place!”
We had a really nice time staying here - it was the perfect size for our group of four adults. It’s a relatively short walk to the closest beach, and there are more within easy driving distance. The property was clean and in good condition.

I struggled with this property. I had stayed here years ago and was looking forward to spending some more time in a familiar and great place. I found myself looking around the place and saying "it would be so easy to fix this"! The place appeared worn, tired and neglected.

Response from VrboOwner on 14 August 2025
Thank you for your feedback, Micki. As the property owner and operator for the last 8 years and VRBO Premier Partner for 6 of those 8, we take reviews like this very seriously.
Our overall VRBO rating is ‘Excellent’ / 9.8/10 with 86 reviews and almost 200 total stays in 8 years. The prior 8 reviews were all 10/10.
Every few years a guest like Micki will write a baseless review devoid of any real factual content or information. For example, what made the property tired? How would you fix it up ‘easily’ yourself?
Micki did not reach out to us except for the WiFi code at 4:24pm, which we replied exactly 6 minutes later. The WiFi code is provided to all guests 48 hours before check in via email. It’s also posted on the chalkboard in the kitchen and on page 1 of the welcome guide.
Micki reached out 2 days later at 9:45pm which we replied 8 minutes later. She heard a fire alarm ‘beep’ which most of us recognize as a low battery. Before we could inform her we had spare batteries in the kitchen she had called the town fire department and had 3 fireman in the property to address her concerns, which turned out to be…a battery.
Lastly, Micki claimed to have stayed at the property before. There is no record of her staying there on VRBO or in our financial reports.
I’d ask VRBO to take down this review based on false claims.
We ask that guests reach to us DURING their stay for any and all concerns. It’s impossible to help weeks after they’ve checked out.
We spent a weekend away at this house and really enjoyed our stay. The property is listed accurately, very clean and decorated perfectly for a beach house. The small fenced in yard was great for our dog Norm. Owners were extremely responsive and attentive. Lots of restaurants and sights within easy reach. I would definitely stay here again.

This adorable house is conveniently located within walking distance of ferries, main st Hyannis and a small beach. Lovely area. Hospital construction was active but not too loud. We are looking to purchase a home in this area & this stay helped convince us it’s the perfect cape spot.

About the host
Hosted by Frank & Adriana Kosiba
Both original natives of South Florida, our families relocated to Massachusetts when we were teenagers. We both grew up going to the Cape (Falmouth & West Yarmouth). Frank has been going to West Yarmouth since the 80's and always wanted a home close to the area he'd been visiting for so long.
Why they chose this property
We love this property because of it's close proximity to the beach, downtown Hyannis and short walk to the ferries.
What makes this property unique
After purchasing the home, we completely redecorated it to give it that 'beachy vibe' and ensure a pleasant stay. You'll truly feel like you're on vacation!
