Smiddyhill Lodge, Innerleithen self catering holiday let
This newly built lodge was partly funded by LEADER, an EU initiative and part of the Scottish Rural Development Programme to support growth in the rural economy.
Smiddyhill Lodge is a luxury two bedroom wooden cabin located in the beautiful Scottish Borders. The Lodge has large windows which overlook on one side green fields and on the other the river Tweed. It has double doors and 4 velux windows that let plenty of light in. The Lodge can accommodate 4 people.
Disability ramp for easy access, with decking back and front.
The cabin has a large living area with a comfy sofa and chairs, and a dining area. It is an Open plan design that is fully equipped.
Gas central heating through out and a log burner for those cosy evenings.
There are two bedrooms , one double and one twin. Both have ensuite facilities. (Shower rooms).
There is a garage area and storage facilities for cars/van, motor cycles, mountain bikes, fishing tackle etc.
The Lodge is sited on the A72 between Innerleithen and Peebles, and nestles between some of the best mountain bike trails nr Innerleithen and Glentress.
Just up the road towards Peebles is an 18 hole golf course at Cardrona, a 9 hole golf course on the outskirts of Innerleithen and another course at Peebles.
The river Tweed is close by and offers some of the best salmon and trout fishing.
Permits can be bought online or locally.
The whole property has security surveillance, lighting and is well fenced.
A private water supply feeds the cabin. Smiddyhill has its own UV system fitted. The quality of the water has been tested safe to drink.

Under ASSC protocol, Smiddyhill Lodge is Ready To Go. We have followed government guidelines and advice of how to minimise the risk of Covid-19. Due to the location of the cabin and rural setting it is classed as low risk. The cleaning regime in place will provide reassurance to all visitors. We are following stringent guidelines on cleansing the property after each let. Could visitors please air the property and bag up all linen before departure.
What to do if a guest develops or arrives with COVID-19 symptoms
● According to UK Hospitality guidelines, if a guest presents themselves with symptoms or Covid-19 or is asymptomatic but declares the need to self-isolate, they should be advised to check out and return home to self-isolate according to current government guidance. If the guest has acute symptoms, has breathing difficulties, or their life is at potential risk, seek medical help immediately. Businesses should refer to NHS Inform for further advice on what action to take in the event of a known or suspected case of Covid-19 within the premises.

My name is Julie Hill and I am a tenant farmer in the Borders of Scotland.
Carcant is a traditional run sheep farm. I have diversified through breeding, selling and teaching the working sheepdog, These dogs have taken me to many wonderful places home and abroad, meeting many great people.
Because of these contacts and through Leader funding (European funded grant) I diversified further by building the cabin & kennel facility to enable owners to come with their dogs to learn the art of sheepdog training. My method “The Natural Way” of training dogs is based on the shepherd's life and needs from a working dog.
The Border collie that is the most versatile dog which was first breed in the borders of Scotland & England. Through ability their popularity has grown and the demand for these amazing dogs over the world has increase dramatically. The location of the cabin makes it ideal for all visitors to the Borders with fishing, golfing & mountain biking close by.
For the last 40 years I have dedicated my life to understand and working with these amazing dogs. I have a Canine communication certificate and won the highest level of competition.
Awards include Scottish & International Champion in Sheepdog competition in both singles and doubles. I made history becoming the first and only woman up to date in 113 years of the International sheepdog society founding to have won the prestigious award of International Supreme championship in both single and brace competition held for the whole of Britain!
While staying at the cabin its possible to book a demonstration to watch these great dogs at work in their natural environment.

Why they chose this property
The field that the property is sited on was originally bought to winter my young sheep away from the tenanted farm where I live.
With my vision and encouragement from Borders Leader group I built this unique cabin with kennel facilities to accommodate visitors in to the borders of Scotland. I have lived in different places of Scotland but I fell in love with the Borders.
