Barns Bothy is a newly renovated and extremely comfortable bolt hole, in a beautiful setting. Comfortable bed, spacious bathroom, log burning stove and well equipped kitchen. Large garden and room to store your bikes. Lots of heavenly walks from the front door. Enjoy this perfect space for two people, or take Barns Library and Barns Tower, both next door for a group of up to 10 friends.
The space
Barns Bothy is light filled, warm and comfortable. A perfect place to hide away for a few days from the hurly burly of life. Plenty of breathtaking walks right from the front door, and a pretty garden to spend time in.
Guest access
Guests can enjoy walking extensively in the Barns Estate. The Arboretum is just opposite the Bothy, and there are woodland, riverside and hill top walks in every direction.

Beautiful wee cottage

We had a wonderful stay at Barns Bothy. It's a beautiful wee cottage, clean and comfortable. The shower was great, too! It was so convenient for us as we had our wedding at the walled garden. The only thing I would recommend as an improvement is a later check out time, specially if there's been an event at the venue. Super stay, would recommend!

Lovely House

We had a wonderful stay at Barns Bothy. The house was lovely and so were the hosts. Well equiped kitchen. It was all clean and the rooms were very cosy. Great surroundings for long walks in the Scottish Boarders.

Beautiful place to stay!

We loved staying at Neidpath, it was a beautiful, clean, and cozy cottage. We had all of the amenities we could need and loved that it had so many walking trails and was so close to Peebles. Everyone was very friendly and I would definitely stay here again!

A wonderful short stay in beautiful Borders countryside.

Barns Bothy is a great place to stay. It is a well equipped, clean , comfortable haven for two. All the online communications were clear and helpful. The surrounding area is beautiful. The stairs up to the bed on the mezzanine are steep which I imagine could be a problem for those with limited mobility. We have already recommended to friends.

Charming, Peaceful, and Full of Character

Staying at Barns Bothy during our friends’ wedding weekend at Neidpath Castle felt like discovering a secret retreat that belongs in a storybook. Tucked between green fields and old stone walls, the bothy had this quiet magic about it, like time slowed down just a little while we were there. The space itself was simple in the best way. It was warm, inviting, and completely unpretentious. From the moment we stepped inside, we felt a sense of calm. There was something grounding about the exposed stonework, the worn wood, and the way the light filtered through in the morning. It was clear that this place has been gently loved and well cared for. It had everything we needed, but more importantly, it had character. After the buzz and beauty of the wedding celebrations, coming back to the bothy felt like a deep breath. We sat outside under the fading light, sipped local gin, and just listened to the countryside. It was peaceful, personal, and somehow unforgettable in its simplicity. A rare kind of stillness that stays with you. Only a short drive from Neidpath, it made the perfect base for the wedding weekend. But truthfully, Barns Bothy stands on its own. A little corner of Scotland we won’t soon forget.

Wedding weekend

Really lovely weekend at The Bothy. Wonderful welcome pack - particularly as it’s quite far from shops - we needn’t have brought half what we did! Had a fun few minutes trying to get the fire fan going (instructions would have been great). The big problem for us was that having booked it on the Neidpath website, we assumed it would be near the castle - where we were attending a wedding. Having to drive there (and back) somewhat spoiled the occasion. A proper map on the website of the property positions would be very helpful - who knew that the ‘Barns’ properties are on the Barns Estate - totally different place?!

Its a stylish retreat

After a long drive the cottage was very welcoming - warm and cozy and well equiped. The cottage felt spacious. There were comfortable seating to relax infront of the very efficient log burner. It was nice to have a reasonable sized a table to eating at. The kitchen was compact but workable with all the expected appliances. The bathroom was suprisingly big. The bed was confortable and it was fun lying in bed looking up at the stars through the velux windows. We were visiting for a wedding at the castle (which was also great fun in a wonderful setting). One thing to rememder is to book the taxi to the castle - we used Gold Star who were prompt and friendly.

A Romantic Getaway

My husband and I rented Barns Bothy for our 1st wedding anniversary and it was incredibly lovely. A great option for those who want to getaway yet be close to quite a few laces to see. The place was so nicely decorated, updated, clean, had stocked some snacks/groceries for us, and had much charm. The admin team for the estate was incredibly lovely. We would recommend this place for anyone coming to the Scottish borders.

The Bothy - A Perfect Autumn Break

This is our second stay with Neidpath Estate, our first was in Barns Tower and loved it, so we knew we wouldn’t be disappointed with The Bothy. As soon as we arrived we felt welcome. The property was warm and cosy, beautifully furnished and well equipped. The housekeeping team prepare everything so nicely for guests and that adds to that homely welcome. When we emailed regarding booking an extra night, the request was dealt with quickly and very efficiently. We know we will be back!

Small, comfortable self-contained cottage in the beautiful Tweed Valley

The cottage is small but fine for two people. The accommodation is comfortable and the galley kitchen has everything you need.Nespresso machine much appreciated. A few miles outside Peebles which has a good selection of independent shops and eating places. Good bus connections to Edinburgh. Great walking country.

Excellent cottage

We had an excellent stay at Barns Bothy and would recommend anyone to stay there.The place is immaculate with everything you need and more at your fingertips. You really do feel at home when you are there with lots of information provided with regards to where you are and what is available to you nearby.

Lovely little Bolthole in beautiful countryside

This is our go to spot for visiting family in Peebles. We have stayed in Barnes Library which is great if another couple is joining you. We opted for Barnes Bothy as it was just the two of us this trip. It did not disappoint. Cosy little place and we were provided with a welcome assortment of supplies on arrival. Although it is out of the town, it is not that far (10mins) and the reward is well kept garden, lovely views and walking opportunities. Looking forward to a winter visit and the log burner !

A gem in the Scottish Borders

We walked in to the Bothy, and it immediately felt like home. It was quiet, spacious, very clean, and well designed and thought out. I feel like we enjoyed every amenity that the Bothy had to offer! We travelled around during the day, and cooked our dinners in the Bothy at night, and would make breakfast each morning. The fridge and freezer were spacious, the convection oven and stovetop worked like a dream, there were seasonings as well as a lovely selection of items left in the fridge for our stay- eggs, milk, bread, jams and shortbread. We had coffee and tea available as well as a lovely bowl of fruit. We loved the skylight windows that opened to let the breeze in during the evening, and we watched movies on Netflix as well. The couch and living space was so comfortable for us to enjoy. The bathroom was so spacious, and we loved the laundry facilities with the towel warmer in the bathroom to help dry clothes. We met lovely locals around the area on our many walks along the roads, and enjoyed the livestock in the fields around! Every part of our stay was perfection, we didn’t want to leave and will absolutely be back again in the future! We also thoroughly enjoyed our private tour of Neidpath castle- it was such a stunning site to see!

Cosy retreat in very quiet and peaceful surroundings

A beautifully maintained complex

The Bothy is situated, along with other holiday lets, in an old steading which is an interesting building. The Bothy had a lovely garden and could easily be fenced to provide complete dog security. The property has been beautifully maintained outside and in. As we were attending a wedding at Neidpath (be aware of the distance away) my wife was wishing to do her hair and makeup. There is nowhere in the bedroom to be able to carry this out, but there is room for a small dressing table at the top of the stairs. The bathroom mirror has been 'aged' so is no use for makeup application. There is nowhere to plug a hairdryer in near a mirror so getting ready had to be done in front of the mirror in the kitchen! The kitchen was well equipped but could do with a larger frying pan and some kitchen scissors. Edible goodies were supplied which was a nice touch but we'd already made our purchases as we weren't aware this would be provided. The bathroom was roomy and the bath a generous size. The basin taps were 'interesting'. The lounge area was comfortable and well supplied with reading material for a short stay. The entrance lobby was useful for boots and leads. Very close by is an Arboretum with some excellent specimens.

I love renovating old buildings and welcoming guests to stay and enjoy them. Scotland is an amazing country, and my corner of it, here in the Scottish Borders, is as romantic and beautiful as anywhere.

Barns Bothy, is a haven of comfort for two, where the bed has sky views should you wish to see the stars, and the log burning stove is heaven to cosy up in front of in chillier times. The bathroom is large and warm and the galley Kitchen is well equipped for cooking up a fine dinner.

Located in an historic Stable Courtyard, with lovely walks, right from the front door. Two other properties nearby, Barns Tower and Barns Library, can all be rented if you want to come as a group.
Peebles is a short drive away, or 40 minutes walk along the River Tweed, and Glentress, is a world renowned mountain biking Mecca just 10 minutes drive away.
