Newly refurbished and located on the stunning Lime Avenue drive to Arniston House Elm Cottage is one of 4 charming stone cottages which housed the foresters for the Estate in days gone by. Set in a sunny tranquil courtyard the cottages overlook fields to the north. The cottages also have an area of peaceful garden for visitors' use. A timeless place to relax in the country yet only 30 minutes from the center of Edinburgh with all its attractions. An ideal base for families with pets.

Elm Cottage has one double or twin room and shower room on ground floor level. Upstairs is a king bedroom with a shower room. The kitchen is fully equipped including an electric oven and hob, microwave, washing machine and dishwasher. The cosy sitting room has a wood burning stove with logs and kindling provided free of charge by the estate woodlands. A Freeview TV, DVD player and Wi-Fi are provided to entertain you during a relaxing break.

Brilliant cottage for exploring Midlothian

We stayed for 3 nights and had a really good time. Cottage was very clean and had everything we needed. Beds and sofas were comfortable. Easy access to Edinburgh, 5 minute drive to the train station then you’re at Waverley in half an hour, so really convenient. Only niggle was that the boiler would make quite a noise about every 10-15 minutes or so, kids slept through it though even though it was next to their room. Owner was also very responsive when a minor problem with one of the showers was reported. Would like to come back and have a proper look round the estate and other places nearby.

A place with real charm and character, a really quiet retreat from the days of action with our grandchildren! We will definitely try to book again. It’s really outstanding and much better than we expected when we booked.

This is a lovely little cottage with a nice modern kitchen and bathrooms. It's in a beautiful setting, peaceful and calm and mother nature on your doorstep. You can see swallows and bunnies and pheasants and gorgeous green fields and avenues of trees. Very relaxing!

LOVELY COTTAGE IN FANTASTIC LOCATION

This was our second stay in Arniston Cottages which are located within easy reach of Edinburgh and the Borders. Trains run regularly from Gorebridge to Edinburgh and Galashiels and car parking is free at the station. After a hectic day’s sightseeing it was wonderful to come back to such a quiet peaceful location. The barn swallows kept us entertained flying around the courtyard and we enjoyed many walks within the grounds of the house. The cottage had everything we needed and is very warm and welcoming. We look forward to our next stay.

Beautiful country holiday cottage

3rd Stay - Love Arniston Cottages

The location is perfect - so quiet. Henrietta is the perfect host and her staff are friendly and very helpful. The cottage is well equipped with everything you need. My cousin and his wife came for lunch and were very impressed. They are considering having a break stay there. My only complaint was the mattress was hard.

July at Arniston Estate

Arrived a little later then we expected but still in daylight. The outdoor key-safe contains the door key but was a little fiddly to enter the code.The key-safe was quite high and , with no external light, would be difficult to use if arriving during the hours of darkness. Having entered the building, which we found slightly chilly, we were pleasantly surprised at the size and roominess of the house. The hot water for the radiators was provided but powered by lighting the wood burning stove. I noted that all the indications suggested that the immersion heater was on, but proved not to be and I don't know why (I am an Electrical Engineer but I didn't have any test equipment with me). On the last evening and the following (last) day did we light the stove, and it did heat the water filled radiators reasonably quickly. All the wood, kindling, matches and paper required for the stove are provided, and plenty of extra wood in an outbuilding if required. The on-suite showers were electrically powered with plenty of hot to very hot water supplied and at mains pressure. The two bedrooms contained two single beds which I found comfortable. I was using the downstairs bedroom which had windows at both ends of the room with plenty of daylight when the blinds were opened. My bedroom also had an electrical heater but I did not need or use this (other than to test it for a very short period). The kitchen, albeit very small was adequate with all the usual facilities and equipment, cutlery, pottery etc. The on-suite bathroom was small but adequate. The "big house" associated with this estate is open to the public but we had insufficient time to visit it. It is only open between certain hours for visiting. There are five "Flats" available but ours required a little maintenance and I therefore slightly overpriced but all in all very enjoyable and certainly comfortable - we will be back !

Lovely Cottage!

Elm Cottage was a charming and cosy place to stay. We visited with our two boys for a one-week stay, and found the cottage well-equipped, clean, and comfortable, with a warm and welcoming atmosphere. The grounds were lovely to walk on! We especially enjoyed learning about the history of Arniston House (during the tour). Henrietta was incredibly attentive and helpful throughout our stay and provided us with Honey and my boys with some board games, which made the experience even more special! We loved the little Arniston House booklet in the cottage, which traced the family’s ancestral lines, and discovering that Henrietta is part of the family too was a lovely surprise! : ) Nomana & Mo x

Loved everything about staying in the cottages on Arniston estate.

Rented Elm and Lime cottages for my family of eight traveling in Scotland. Perfect setting, peaceful, serene. We alol enjoyed walking the grounds. Cottages were clean, well equipped and comfortable. Needed a car to get to train station for day trips into Edinburgh. Wish we had spent more days enjoying the cottages and exploring Gorebridge. Great communication when making the reservations/response to questions. We would highly recommend staying at Arniston.

Both check in and check out process was seamless. The house was beautiful and had everything we needed! Information about the property was clear and extensive. These cottages are special. It is a peaceful and safe area and so quiet! I would absolutely rent here again. It is close to Edinburgh, Stirling, even Glasgow. Please don’t be swayed thinking it’s too far from things. The privacy is worth it. Grounds are also beautiful to walk on. Thank you for a lovely stay!

Beautiful location, fantastic cottage

We stayed here for my wifes birthday, we did a trip to edinburgh, and it was an easy 30 minute drive in to town (princes street parking is the most reasonably priced if you are doing the same) great showers at the end of long days. Henrietta was very helpful and everything went extremely smoothly. 100% will stay here again on our next trip

Beautiful countryside cottage

Comfortable cottage with roaring wood stove. We were surprised by a morning of snow which added to the beauty. Kim, our host was the best, helping us when needed, even suppling candles at last minute when a predicted windstorm threatened power outage which luckily never came.

My family, The Dundas family, have owned and lived at Arniston for 450 years. We very much enjoy welcoming visitors to the estate to experience the timeless beauty of our home. The current mansion house was built by William Adam in 1726 and many of our cottage visitors enjoy the guided tours which run from May to mid-September. We are so fortunate to live in the country yet we have Edinburgh with all its attractions just a short train ride away.

Why they chose this property

The properties were built in the 18th century to house the foresters who worked on the estate in days gone by.

What makes this property unique

The stunning setting for our properties is always remarked on. Arniston is a designated designed landscape with many ancient broadleaf trees and wonderful woodlands to explore with pets. We have the best of both worlds as the buzz of our capital city, Edinburgh with all its attractions is a 25 minute train ride away.
