Contemporary House, distant sea views and lovely sunsets.
We built this house ourselves and chose this area as we love what it has to offer and may even consider moving there in the future. The house is furnished as we wanted it and so consequently is home from home for us if we visit. You will find it very well equipped and above all, a relaxing and calm environment.
The property itself benefits from underfloor heating throughout the 3 floors, with triple glazed bi-fold doors in the living area allowing for lots of natural light. These doors open fully onto a decked balcony on which you can sit and take in the fantastic sea views towards Shell Island and the Llyn Peninsula. We do get some amazing sunsets here and the balcony is a perfect spot to enjoy them with a drink in the early evening. There are 3 bedrooms on the top floor, two doubles and one twin. One of the twin beds does also have a single trundel bed underneath, which allows 3 people to occupy this room if needed. There is a family bathroom with bath, corner shower, basin, heated towel radiator and wc. The master bedroom has it's own ensuite shower room, also with basin and w/c. The main living floor of the property is made up of an open plan L-shaped kitchen/diner and lounge area, with a separate study room and wc. There is a tv and comfy double corner sofa bed in the study which provides a quiet room for anyone wanting to have a little peace and quiet away from the main living area. A large corner sofa and a 2 seater sofa in the lounge offer plenty of seating. The modern white gloss fitted kitchen is well equipped with dishwasher, induction hob, double oven, fridge freezer and integrated microwave. The dining table seats 6 people and can be extended if need be for more room. There is also a breakfast bar/work station with 2 high stools. On the lower ground floor there is a utility room with washing machine, tumble drier, plus another tv room/snug and a wc. The boiler room offers a warm space to hang coats up to dry. Prices are all based on 6 people occupancy. If you want to have a 3rd bed made up in the twin room, or use the sofa bed in the study, there is a £30 charge per guest per night. Although the property accommodates a larger group please note that parties and/or additional visitors to the property over and above those authorised to stay in the Booking are strictly not permitted without prior agreement. Outside there is seating area, gardens and ample off road parking for several cars. We also own the parking space at the front of the property, just off the main road. The house has only been built for a few years and new carpets were laid in the bedrooms in the spring of 2021. The property is no smoking throughout and on the balcony area. We are not set up for very young children, so only bookings for parties with older children will be accepted. Please do not try and book if you have children under 8 years old, as your booking will not be valid and you will lose your deposits if the booking is consequently cancelled less than 40 days before the date of your stay. There is an integral garage that will remain locked and out of use as we store our own personal belongings in there. Sorry, no stag or 18/21 parties. Please provide info about your group when making a booking inquiry as this is required before a quote can be sent. Although we are 'no pets' we do have our own dog who visits the property with us which is something to keep in mind if you have an allergy.

Just had a lovely weekend at this property. The house has everything you could need and the layout is perfect for a family with teenagers. The location was just right for visits to Barmouth and about an hour from Mount Snowdon. Julia was very helpful and answered any questions straight away.
A really lovely break away. Superb house in fantastic location with everything you need. Stunning views. 15 min walk to beach. Near Snowdon too. Highly recommend.

Thanks Tonie. We look forward to welcoming you back again.
Very comfortable stay for 2 couples and 2 adult brothers. Beautiful coastline and plenty of things to do within 45mins drive. Harlech and Barmouth 15mins in opposite directions and worth visiting! Plenty of parking on the drive at the rear which we used as the main entrance. Games room has lots of board games available, separate lounge for quiet time and large open kitchen diner onto main lounge and balcony. Great outlook for sunsets on the balcony. Useful utility/ boot room from the driveway entrance. Great all round property we didn’t want to leave!
Split on three levels the space in the house is fantastic. Master bedroom with en-suite perfect and other bedroom’s incredibly comfortable. No clutter, lovely local artwork and a very comfy sofa. The open plan living room, kitchen, dining room and balcony is where we spent most of our time - perfect for entertaining.
Plenty of parking space for multiple vehicles. Thank you very much for having us Julia! We will be back!
The house is as described on VBRO and exceeded our expectations as it is clean, modern and very well equipped. The photos shown do not do the house justice. It is well laid out with every convenience you could require including a balcony which gives wide ranging views over the area. The location added to the experience. It is within an easy walk a beautiful beach and both Barmouth and Harlech are a short drive away. We ate at the Harbour Fish Bar in Barmouth, Celtic Cabin (great street food) also in Barmouth (both take outs), Nineteen57 and the Goat Inn which is close to Criccieth. We enjoyed walks in South Snowdonia and across the iconic Barmouth viaduct. We visited various places in the area - one of our favourites was Beddgelert which is set close to the foot of Snowden.
Julie was very helpful and the information provided was easy to follow and made getting to and living in the house very straightforward.
Our family group of four adults would recommend the house and the location. We had a brilliant week there. We were sad to leave and we will return.

Why they chose this property
My husband and I built Pen Y Banc ourselves after being the winning bidders in an online property auction for the piece of land it sits on in 2014 . We completed the house in 2018 and try to spend as much time there as we canas w e absolutely love the area. We also rent it out as a holiday let so that others can enjoy it too and help us generate some revenue to cover the overheads of keeping a second home.
