About this property

**NEW** Weavers Cottage in the heart of the Pennines, West Yorkshire

Weaver's nestles into the hills just outside the conservation village of Ripponden, resting within the rural Pennine landscape, three miles from Sowerby Bridge, in the Ryburn Valley. The semi-detached cottage is set in its own grounds surrounded by traditional Yorkshire dry stone walls. Positioned at the front of a small hamlet of traditional houses, Weaver’s cottage has uninterrupted panoramic views over the
valley to the Ryburn reservoir and along to Batings Dam.

Within the village, you will find a small high street with shops, cafes, an award-winning restaurant, takeaways, several excellent pubs serving food and real ale.

Tastefully decorated, the property has been styled to enhance the original features of this traditional weavers cottage with the added benefit of luxurious pocket sprung beds and comfortable furnishings throughout.

On entry, through the front door, you are welcomed into the cosy but stylish lounge area, furnished with a large 3 piece chesterfield sofa, Smart TV with Freeview player.

The large kitchen and dining area is accessed directly from the lounge and is fitted with built-in double Neff oven, combi-microwave, and induction hob, dishwasher, washer dryer, under counter freezer and full height larder fridge. A farmhouse style dining table comfortably seats 6 for dining and a cosy seating area makes the perfect spot to enjoy a glass of wine whilst dinner is prepared. There is also a breakfast bar for casual dining.

The downstairs twin bedroom, with ensuite facilities including shower, is accessed from the lounge, as is a heated 'boot cupboard' to dry off any damp walking boots and coats.

Upstairs comprises master ensuite, double bedroom, and family bathroom with shower located off the landing area.

The spacious Master suite, with its inviting king-sized bed, looks out over the spectacular scenery surrounding the Ryburn reservoir. The ensuite bathroom includes a full-size bath and a separate power shower.

Just down the hall is the double bedroom with Bronte inspired window seat for relaxing with your favourite book.

A sheltered patio is located directly in front of the property, catching the morning sun, it is an excellent spot for a lazy weekend brunch. The newly installed sun terrace, with Yorkshire stone seating, projects out of the garden to make the most of the spectacular panoramic views to enjoy during lunch or evening cocktails!

There is ample parking on the private driveway and an electric car parking point is conveniently located here for your use.

The cottage welcomes well-behaved dogs (maximum of two), which we request are kept downstairs and off furniture please. There are plenty of fabulous dog walks from the cottage, but do take care to keep your dog on a lead near farm animals. You may access the field in front of the cottage for those early morning / late night requirements, but we kindly ask that as a responsible dog owner you please do clean up after your pet, as children also play in the field.
