Balmule House has roots and features that stretch back over 500 years yet has a dramatically transformed interior, designed and crafted with every modern convenience. Set amidst 30 acres of grounds just north of Dunfermline, the ancient Capital of Scotland, Balmule House provides the highest standards of luxury accommodation in opulent surroundings. With several stunning reception rooms, beautiful formal gardens and picturesque views in all directions, we have the perfect venue for your getaway or special occasion. Rarely will you ever find a building with such a rich heritage. Nor will you often see a home with such quality and comfort built into every last detail. To find both in one home is simply unheard of. So while the solid stone walls of this Fife tower house hold the history of every past resident, this is no museum piece. This is a living, breathing home for you to enjoy.
Over the years and from one generation to the next, every owner has lent their own personality and personal touches to the character of the building, writing their own chapter in the story of Balmule. Once, Balmule stood to protect its owners against 15th century hostility. As centuries passed by, new owners gave the house new form and function – each adding their own chapter to it's history.

Amazing house and amazing team
We had a fantastic stay at Balmule House. The house was spotless, spacious and perfect for our group of 20, with plenty of room for everyone. Colin was very responsive via text throughout, and Franc and the team were so accommodating before and during our stay. It was the ideal setting for our Traitors-themed weekend. We can’t wait to book again!

We love staying at Balmule...it's become our home away from home.
The house, gardens, greenhouse and walking areas make for a great retreat and have allowed us to host some special events on the grounds. The layout of the rooms, proximity to EDI and the local accommodations make it perfect for our annual trips.
This was an amazing stay with fabulous hosts who left us wanting for nothing. You can't beat the location and views.

Gem of a house
We hosted 21 for a black tie and murder mystery with a private chef. Absolutely lovely setting. We also had movie quiz night.
All the rooms are unique and tastefully decorated, everyone had a tour as they loved the style.
Has to be the best venue we have been to and we have hosted a few.
We only briefly explored the grounds and they were lovely.

It felt luxurious & at the same time homely.
Top quality furnishings & artwork. Kitchen was very well equipped. Loved that there were plenty of squishy sofas in a choice of lounges to relax in. Bedrooms were top drawer with comfortable beds & nice linen.

It was a wonderful day and everyone enjoyed themselves but some small teething issues on the day
Given it was the 1st time you hosted a baby shower it was a lovely experience but there was a few teething problems. The tea and coffee should have been out earlier and the choice of coffee wasn’t really offered which was disappointing. I assumed that every guest would get 1 sandwich of each of the 6 on the menu so there wasn’t enough sandwiches when they were 1st served so I had to ask for more. The cake selection however was brilliant. Could maybe do with other savoury options

A truly gorgeous pricate house, furnished to high spec, and brilliant for big group events.

Beautiful house with lovely gardens and views
A warm welcome from Franc who helped us in with our luggage. Tour of the house and guidance how to operate all the appliances.
We were a group of 20 ladies celebrating a special birthday. All really enjoyed their stay. Would certainly stay again.
The house is beautiful - warm tasteful and wonderfully equipped - it is spotlessly clean and there are endless small welcoming touches that make the stay very special

Today’s owner, has brought the house into the 21st century, with a programme of renovation work that brings out original features in their former glory – against a backdrop of modern technology, high-quality finish and absolute comfort. Look on Balmule House and you’ll see a fixed and firm structure, sound and solid in construction. But look at its 500 year history and you’ll see a building that has grown with time, changing with the landscape and the generations of residents.
From the original tower house, extra wings have been added and the defensive measures phased out. Many rooms have changed in function and in form, while outbuildings have been added, gardens constructed and old features reconditioned.
Balmule’s most recent owner, who bought the house in 2008, has been hard at work bringing a unrivalled standard of modern luxury to the property – with no expense spared on the refurbishment and modernisations. The character and craft of the 500 year history remains, but today this is a home that offers cutting-edge convenience and ultimate comfort.
