A double bedroom, bathroom with shower and a bedroom with sofa bed. On the first floor: living room with air conditioning, large windows and panoramic terrace with awnings, armchairs and table for drinks and enchanting sunset aperitifs. 2 double bedrooms, - from 2025 season with brand new airconditioning system, bathroom with hydromassage. the laundry is in an outside room. A coffee and wine bar and a mini market with daily bread and vegetables are just below the house, just 100 meters away. in 3 minutes drive range there are several restaurants and supermarkets. This villa has beautiful views accross the valley. Weather was warm but changeable so the undercover eating area was very relaxing. Lots of room and well equipped. Pool lovely. Car recommended as location very hilly. 10 mins walk downhill to a lovely restaurant (ristorante rina). Water pressure could drop making showers challenging. Very nice housekeeper, Beatrice.
We are for the 4th consecutive year in Tuscany in the Viarregio region.. The current location is phenomenal.. The view is wonderful, the house is very beautiful, very clean, equipped with everything you need.. Easy to reach other wonderful locations like Lucca, Pisa Viarregio with its wonderful beaches. The hosts are equally welcoming and nice.. The place is a little small for bigger cars, but a good driver can handle it.. You can park in the yard or an extra garage.. Beatrice is a wonderful woman....In a word, everything is superlative,,. .I recommend with confidence..We will surely come back with love.

thanks for this nice review that makes the truth of this house that is exactly as the advert proposes and at a formidable and convenient price and that rewards us for our efforts to make the villa efficient and ready and nice at its best for our guests that we warmly welcome as it should ever be.
Previously unfortunately we had the misfortune of hosting some strange people who were not well with themselves or large groups of pretentious people who live out of the world who liked to have a great holiday in a villa at 30 euros per person per day, and so on.
But when you are in a positive mood and you feel good about yourself as these guests were you can enjoy this great villa to the fullest and not get annoyed and complain about little things like the curtains or for a piece of furniture that is not in style or for the sofa bed or for a few meters of climb, or for a dog in the neighborhood that barks and so on....
I manage many houses in this area and there is no other with a better value for money than this beautiful villa in a perfect location.

Good handbrake essential
It was not easily accessible. Corsanico is at the top of a very significant hillside with numerous hairpin bends. The approach to the house is challenging, a steep incline on driveway. Good hand brake essential! I thought I was booking a 4 bedroom house but the fourth room was another lounge with a fold out bed which led to a bathroom and another bedroom, no privacy.

the road that leads to Corsanico is wide, 6 meters wide, one of the widest of the hills of the Tuscan coast. Even large buses and trucks can pass through it. The villa and the village are 200 meters above sea level as can be understood from the many photos and online maps where you can check every stretch and every curve of the road before booking so you can verify that there are a dozen curves to do but easy. Not a hundred! Corsanico is not at the top of a mountain as it seems from your review.
Just in front of the house there is a 45m long steep climb shown in 2 photos where you can see the gate of the property both from below and from above. But it is the little effort that must be made to be in the hills with a breathtaking view of the Tuscan sea, the tranquillity, silence and beauty of the surroundings.
It was no problem for all the other guests coming this season booking on this or other websites (please check the other website reviews)
If you have trouble driving then you should book a flat house so the only view you get is of the house opposite. If you are not confident with driving in the private driveways, you can park your car on the main road and walk just 45 meters. Ma'am, if you are not confident with the right-wing European guide at all, then better book a hotel and take a taxi
That the fourth double bed is a sofa bed can clearly be seen from 2 photos, however it is not in the living room on the ground floor as you wrote nor do you have to pass in front of the sofa bed to go to the bathroom. The bathroom is in fact between the room with the sofa bed and the other ground floor double room.
There were just 5 of you in a villa that sleeps 8: we don't think such a bad score is correct just for a 45m climb and for a sofa bed on 4 double beds so I think it's due to your other problems that prevented you from enjoying your holiday but it was enough to look at the ad a little more carefully before booking.
Such a low score should only be given if the house is not like the photos, due to false photos or is in a different position than the one indicated on the website (which is exactly indicated!) or if serious problems arise such as an unusable swimming pool or electrical or hot water problems and so on. Not because you weren't able to make a very short climb and because a couple of your family members had to pass in front of a sofa bed to go to sleep.
We had a delightfull vacation at the villa along with our two small dogs. Beatrice, a lovely lady gave us a warm welcome. Although she doesn't speak English, she managed communication quite well using a translation app.
The villa is well-equipped with all the amenities you need for an enjoyable stay. The ground floor has a somewhat outdated style and could use some renovation, but the first floor is modern and updated.
After reading some reviews we were concerned about the drive up the mountain. However, if you stick to the main road it is wide and easy to navigate without any issues with oncoming traffic. The stunning view from the villa's balcony alone makes the drive more than worthwile.
The only downside was the frequent barking of neigboring dogs throughout the day and evening. We are dog people so we have a high toleration but it was alot of barking all day and evening. Fortunately, the brought the dogs inside at night so it wasn't an issue during our sleep.
Overall we thoroughly enjoyed our stay and the magnificant views and will definitely be comong back.

unfortunately during your stay a villa in the neighborhood was rented by a family with a couple of barking dogs but now they have gone away, they are no longer there.

Sehr netter Empfang durch Beatrice , die sich bei Problemen sofort gekümmert hat.
Der Aufenthalt war sehr schön, aber die Lage war für ein Kleinkind und einen alten Hund nicht optimal. es iat alles sehr steil und es gibt keine guten Wege zum spazieren gehen. Auch die Parkmöglichkeiten für ein größeres Auto sind sehr schwierig.
Insgesamt ist das Haus sehr schön, aber maximal für 6 Personen und nicht für 9 Personen wie angegeben

this review does not question the correspondence of the announcement intended as photos (about 50!), description, list of spaces as the three double bedrooms plus the room with the double sofa bed, the two living rooms plus kitchen plus dinette and so on. To say that this 200 square meters villa sleeps a maximum of 6 is extremely reductive. Especially since there were 5 of you, so we do not understand what you mean. The stairs certainly exist, essential on a hill but they are regular and compliant with the law as are the passages between the terraces and the various outdoor areas not narrow at all of this 800 square meters property. If the child is one of those uncontrollable ones and the old blind dog goes bumping here and there, it doesn't seem right to say that it's the house's fault. Children and dogs are always welcome and feel very comfortable on the property, and also at the back of the house there is a large flat garden 15 meters long (see the photo where the barbecue is shown) where they can play and run free. Something rare, indeed unique, in hillside villas. Then we point out that these guests paid 1500 euros a week in the summer season. Knowing their needs (blind dog and unruly child) they could have booked a villa with a swimming pool on our coast in Lido di Camaiore, Marina di Pietrasanta or Forte dei Marmi, those with five or more bedrooms and bathrooms so as to have a bedroom and a bathroom for almost everyone. It's all flat there, even the clumsy ones can park well there and the old dog and the child don't even have to climb a single step... But it costs five times more and in any case you don't have the breathtaking view nor do you enjoy the environment of the hills.....
Das Haus ist sehr luxuriös ausgestattet und der Ausblick ist atemberaubend. Alles sehr sauber und gepflegt. Der Pool ist super und hat eine perfekte Größe. Es ist alles vorhanden, was man braucht und Beatrice, die gute Fee des Hauses ist extrem freundlich und hilfsbereit. Wir hatten dort eine tolle Woche, in der wir nichts vermisst haben.
