The Space:
Experience resort living in this thoughtfully designed townhouse, perfect for families and groups. This two-story home comfortably accommodates up to 8 guests and offers a range of spaces designed for relaxation and enjoyment.

* Queen Bedroom: Offers a comfortable queen-size bed and is conveniently located near a private bathroom.
* Twin Bedroom: Includes two twin beds, which can be converted into a king-size bed with advance notice. This room is perfect for children or individual travelers.

Loft: A versatile loft space with a full-size futon, a desk, and a 32" monitor, ideal for remote work or additional sleeping space.

Each bedroom is equipped with its own TV for personal entertainment. Enjoy fast internet with 400 Mbps speed throughout the house.

The Palm Villas pool is scheduled for a longer-term repair requiring a full month of closure. The HOA is currently planning this work to take place sometime between mid-September and the end of October 2025. We will share updates as soon as we receive confirmation on the exact dates.

Mauna Lani Beach Club & Palm Villas
As a guest of Palm Villas, you’ll enjoy exclusive access to the private Mauna Lani Beach Club. The Beach Club offers fantastic snorkeling, complimentary chaise lounges, restrooms, and showers, along with convenient, private guest parking. Paddle boards, kayaks, and other large beach equipment are also available to rent on-site.

There is an exercise room within the Palm Villas as well as a pool and hot tub that are available for your use. You can visit and use the Mauna Lani Fitness and racquet club for additional fees.

The Beach Club is also home to Napua Restaurant, which serves lunch daily and offers a gorgeous oceanfront setting. Napua closes at 4:00 p.m. and then reopens at 5:00 p.m. as an upscale, white-tablecloth restaurant for dinner. Napua is open to the public for dinner (not just Beach Club guests), and reservations are highly recommended.

Palm Villas is a small, luxury gated community in the heart of Mauna Lani, offering a peaceful, tropical setting for your stay.

There is one assigned parking spot per unit. We provide a parking placard for a second vehicle.

Beach towels are provided for your convenience.
In the a closet in the unit you will find beach chairs, boogie boards, a beach umbrella, snorkel gear, and sand toys for your use.

This is a non-smoking property, and pets are not permitted.

Beautiful Place

Place was beautiful, roomy and comfortable for 5 of us ranging in age from 15-80. Beautiful grounds and pool. Walk to beach is longer than noted and not obvious, but ok once we figured it out.

We loved staying at your place! The storage closet full of beach chairs and snorkeling gear was such a bonus and the large computer monitor for working was great! But what we loved the most were the high ceilings and the outdoor spaces. Thank you!

Fun Family Place!

Overall a wonderful experience! The pool and walking trails are near by as well as the swimming and snorkeling beach. The home is well appointed and we enjoyed our stay!

Wonderful stay

Great location, close to beaches including access to the Mauna Lani beach club. Spacious house with all the amenities including beach towels, beach chairs, sand toys, snorkeling gear and more. The location within the Villas is perfect as well right near the pool which was quiet and picturesque. We had a great stay and would definitely recommend!

Great stay on the Big Island

Our family had a great time staying in this beautiful condo. We enjoyed the pool and hot tub each night and loved having a private grill. We had a chair and umbrella break during our stay and the owners were quick to respond with replacements. Will stay here again in the future!

Excellent Accommodation

We have stayed at the Palm Villas several times. This particular unit was spacious and exceptionally well equipped with beach gear, towels, linens, and kitchen equipment. Our three generation family was very comfortable here and loved the location to the pool.

The property was very clean and spacious. It was stocked with everything we needed, included a ton of beach gear. Location couldn't be better - and at a very reasonable price. Would definitely stay here again.

Very nice, comfortable place to stay. Thought it would be a little closer to the beach, but the walk along the coast from the nearby petroglyphs was lovely . House was well equipped with everything we needed, but the snorkel gear was incomplete. Pool, fitness center and barbecue were very convenient.

Great Location, beautiful home

We enjoyed a family trip, my spouse and our young adult kids. We were traveling with my sister and her family including kids 8 & 10 years old. (stayed in condo in the same complex - many to choose from so great for this arrangement) There was something for everyone, walking to beach, beautiful pool, walk to restaurants at Mauna Lani. Walk to coffee shop and groceries. Beautiful lava tube parkland adjacent to the villas. The kitchen at I-1 was the best equipped kitchen of any vacation rental I've stayed in. Even a griddle for pancakes in the morning. Would definitely stay again!

Great stay with little worries

The property was better than pictured, with just about everything needed as written by others. Super convenient to the Kohala Coast and beautifully landscaped grounds. Meredith, the property manager, was very responsive. There are only a few things worth mentioning that weren’t 100%.... it’s hard to read the burners on the stove, the internet in the kids room wasn’t strong, the a/c downstairs was weak compared to up, and the downstairs slider isn’t locking correctly (when “locked”, you can open easily by jiggling the door and pushing on it). We mention these items only so, hopefully, these issues will be addressed for future guests ultimate enjoyment!

Nice place in great location

Overall this property was nice and the property management company was very helpful, but the complex has way too many rules so it makes it hard to relax. The carpet in this place is getting pretty worn and nothing has really been updated inside. I also noticed some white towels and bed sheets that were stained. Those should be thrown out as it’s pretty gross to pull out a fresh towel with stains. Lastly. the dryer didn’t work very well and seemed to take forever to properly dry clothes and towels. Not sure we’ll come back to this particular complex but overall we had a great time.

Mauna Lani Palm Villas - I-1 townhouse was GREAT!

This property was a 1800 sq ft 2 level townhouse - which for our 3 couples - parents and adult children/SO was a great space for us all. Beautiful grounds with lush foliage and large trees through the property gave good shade without sacrificing light. The townhouse was fitted out with a full, home style kitchen with lots of specialty kitchen items, large platters etc for large groups. A closet by the front door had beach chairs, boogie boards, a cooler and snorkel gear as well - really all you needed to have for a great group vacation. The master bedroom had a comfortable king size bed, the second upstairs bedroom had two twins which were put together with a topper for a king for one of my children. I would suggest that these be replaced as they were bagged out and too soft. The downstairs bedroom had a queen which was deemed okay - but each to their own. Lots of towels, beach towels and a large laundry pair to keep everything clean. Issues with the unit were taken care of in a timely fashion and communication was clear. Be aware of the "rules" at the Palm Villas as the caretaker was not afraid of telling you that you were not compliant, ie stuff outside on the rails or lanai, and 9 pm was the time you had to take it inside. We were also told not to play on the grass! hmm. Besides these small issues, we would rent this unit and come back again and again as the location was perfect. Close to the shops (walkable) and to the beach/shore via a trail just outside the gate. You also have access to the Mauna Lani Beach Club with is a private beach close by. Lovely stay, thanks for all your work and help.!

Wonderful stay! This property was perfect for our family.

My husband, our two kids (ages 3 & 1), my SIL, and BIL all fit very comfortably and had plenty of privacy. The home had everything we needed to make our stay enjoyable including a ton of beach supplies. The condo itself was located in a nice quiet little complex which was great for us as we were not interested in being around busy crowds. The shopping center just a quick drive down the road was very convenient and also wasn’t nearly as busy as those near Waikoloa. Not as many restaurant options but that was ok as we took advantage of the outdoor bbq and kitchen to make many meals during our stay. The location of the condo within the complex was perfect. We enjoyed being conveniently close to the pool and had fun going for walks around the grounds pointing out the fruit growing to the kids. There’s plenty of sight-seeing within a short distance from the property too. Also my husband and I enjoyed a wonderful kid-free meal down the road at Brown’s Beach House at the Fairmont Orchid. Great food and views! We also enjoyed the private beach club we had access too and wished we spent more time there. It was the perfect place to relax and watch our girls build sand castles while sipping our cocktails from the bar. We even did some snorkeling and saw all kinds of fish! Only complaint (really more of a moment of inconvenience) was that upon check-in the high chair and pack and play I requested wasn’t there. However after a quick call to Trude we had both delivered within a couple hours by housekeeping. The following morning Tabby (housekeeping manager) stopped by and apologized for her oversight and asked if we needed anything else and offered us an umbrella stroller out of storage which I didn’t know they had! Definitely came in handy during the trip. Trude and her team are top notch and we highly recommend this property. We have been home for about two weeks now and my husband has told several people what a great place to stay this was. We look forward to visiting again in the future!

Wonderful condo, difficult community

Not as family friendly as indicated. The accommodations were great, very clean, very well equipped and comfortable with great indoor space for family time. The community, however, was not family friendly as one of the neighbors was very rude about constantly “policing” noise, kids playing too loud in the pool, and things on the lani or balcony, so much so that we felt like we were being watched all the time which is an unpleasant feeling. We have absolutely no complaints about the condo itself, if it was in a different neighborhood away from the rude neighbor it would have been perfect!
