The Tractor Shed can be booked either on its own or with The Old Workshop which sleeps two guests. Located next to one another, the two together offer an ideal setup for larger families, or for friends travelling together. Accommodation This three bedroom barn conversion in Combrook is perfectly suited for those looking to get together with family and friends, exploring the local countryside and eateries. The accommodation is laid out as follows:

Sitting/dining area French doors to patio, wood burner, Smart TV with apps (account holders only), three-seater sofa, loveseat, occasional chair, footstool, dining table with six chairs, and selection of board games and books

First Floor
Bedroom 2 with ensuite (Sleeps 2) 4ft double bed, clothes hanging rail, two bedside shelves, mirror and hairdryer Ensuite with rain shower with separate handheld shower attachment, loo, basin, mirror and heated towel rail
Bedroom 3 (Sleeps 2) Two single beds, single wardrobe with shelves, storage unit and mirror

Outside Patio, outdoor table seating six, parasol and charcoal BBQ (available from April to September) There is access to the shared tennis court and partial access to extensive grounds on the estate with a pond and river
The Finer Details The maximum occupancy for this property is 6 guests. Infants do not count towards the occupancy figure, however, due to space restrictions the occupancy can only be exceeded by 1 additional infant (aged 2 or under) Bed linen and towels are provided Off street parking is available for up to 2 cars Electric charging point available, payable to owner 1 travel cot and 1 highchair are available on request (please bring your own linen for the travel cot, as this is not provided) Sorry, no pets Strong WiFi (Download speed 350 Mbps/Upload speed 67 Mbps) Mobile phone reception varies depending on provider Smart TV with apps (guests to use their own login details) Unenclosed garden (please note the grass directly in front of the property is being reseeded, therefore the photos reflect a more established grass area) Please note there is a pond and river within the manor grounds, therefore children must be supervised at all times Charcoal BBQ, April to September only (guests are responsible for providing charcoal and cleaning BBQ after use) Electric underfloor heating throughout Starter supply of wood provided for the wood burning stove from October to April only The property is laid out over three floors, has a small step at the front door, and some sloping ceilings The smoke and CO detectors operate on a sound only basis and, therefore, those who have serious impairment of hearing may not be able to hear the alarm systems and could be at risk No smoking or vaping is permitted throughout the property

Please take consideration whilst booking as the property is not appropriate for parties, hen or stag groups, or events of any kind Either a Security Deposit or payment of an Accidental Damage Waiver is required at this property Check in is from 17:00 and check out is by 10:00 The Tractor Shed is a self-contained property in the grounds where the owners live There is no access to the manor house or grounds beyond the hedge at the side of the car park A public footpath passes through the grounds Please note there is CCTV to the front of the property which covers the parking area, electric entrance gates to the grounds and the driveway

Amazing
What a gem of a place. In a wonderful location to access nearby Stratford / Warwick and also hitting distance to the Cotswolds. The Tractor Shed was immaculate and very comfortable in all respects. We loved the wood fire as the weather wasn’t the best. Very proactive hosts. Would thoroughly recommend.

October Half Term Break
A wonderful stay in the Tractor Shed. Very beautiful lodge style accommodation set in the owners grounds overlooking countryside. Only a few miles from Warwick, Strafford Upon Avon and Royal Leamington Spa so great location. Also, travelled back to Cotswolds to explore the beautiful villages. Accommodation is very nice and beautifully cared for with everything you need, including a car charger which was handy.

An amazing property in an excellent location.
An amazing property set in an excellent location with wild flowers & wildlife. A friendly welcome from the owner & good communication.
Minor suggestions: Some storage in the third bedroom would be helpful when there are 6 adults staying. A small welcome pack including milk would be appreciated.

Beautiful place to stay
We stay in the areas at the same time each year for an industry exhibition. This is definitely one of the best places we've stayed. Beautifully renovated, great space and amazing grounds.
