Bathroom: Bath, Cubicle Shower, Heated Towel Rail, Toilet. Gas central heating, gas, electricity, bed linen, towels and Wi-Fi included. Welcome pack. Enclosed back garden with patio, sitting-out area and garden furniture. On road parking. No smoking. Please note: There are 4 steps in the garden. The fireplace is ornamental and not for guest use.. In the lounge, a cosy sofa grouped around the decorative fireplace sets a relaxed tone. A separate reading corner offers a quiet perch, while the spacious kitchen diner makes it easy to organise meals and gather at the long table. A bookcase with local guides, stories and family games is ready for both planning and rainy-day fun. A ground-floor cloak area helps keep outdoor gear out of the way.

Upstairs, the sleeping spaces include two king-size and one twin option, together with a generous family washroom. The large enclosed garden is a superb spot for sunny afternoons, with room for children to play and adults to sit out into the evening.

Elm Tree House stands on the edge of the Lake District National Park, within easy reach of Cockermouth’s Georgian shops, galleries and cafés. Nearby Bassenthwaite Lake, the north-western fells and the Solway Coast National Landscape are all within reach.
