About this property

Breathtaking Cottage On Beautiful Historic Lake Champlain! Great fishing access!

The Osprey cottage sleeps up to 8 people. New flooring was installed in 2022 and beautiful craftsmanship with a bedroom loft and a large screened in porch overlooking the lake with sunsets to the west. A rowboat is included with your rental. The grounds are gorgeous. Its ideal for children as its located on a private dead end road. The property is a short drive to Middlebury for shopping, restaurants, museums, and the college. The cottage has a fully equipped kitchen, and furnishings, linens will be provided for an optional housekeeping fee. There is a bait & tackle shop, catering for events, or dinners on our screened in porch, and weather permitting BBQs, and boat rides with reservations. The newly built Champlain Bridge is just a short distance from the property. Larrabee's Point is close by for catching the Car Ferry to Ticonderoga, NY.

The property is ideal for weddings, anniversaries, family gatherings, & more! There are three cottages on the property to accommodate larger groups. The cottage is spacious and has a beautiful view of the lake! We visited in the fall and the color of the leaves were incredible. The host is very responsive and able to help with whatever you need! The hot tub was the best, my husband and I loved using it at night and stargazing. We would love to come back in the summer some day :)

We stayed in the Osprey Cottage with a beautiful view from the screened in porch of Lake Champlain. Great access to fishing or just relaxing by the water. It is a great place to unwind and enjoy the peacefulness. The owners and the family were very hospitable and accommodating. We enjoyed our time at Watch Point Cottages.

Wedding in the area

We had a great stay. The house was clean and had everything we needed, the beds were so comfortable, the property and the views were so peaceful and beautiful. Everyone that stayed at the house with us was happy. Wonderful stay!!! Great communication with Ardie throughout our entire trip. If we are ever in the area again, we would definitely stay here again.

Great time on the lake

We had an amazing week here! It’s a pretty remote area which we loved. We had a lot of fun on the lake and did a lot of relaxing. The hosts were very helpful, friendly and available if needed.

The area was just lovely, very quiet and peaceful. The property owners were very cordial and very helpful. The property was very clean and easy to get around. The beach area was not very good. Too many large rocks and mucky on the bottom. Some items need to be updated.

We had a great time there! We loved being able to get up and go on the boat. Our 22’ boat fit just fine. We enjoyed nice views from the screened in porch. Most important our dogs and kids were welcomed. That was key for us. We had a great week.

Great house and the home owners were super friendly

Had a great trip to watch point inn cottages. The house was perfect for us and having the dock the leave out boats in the water was amazing. The home owners were some of the most friendly people I've ever met. They even let us borrow gas cans to put gas in our boats and left us vegetables from their garden. Will definitely be staying there again when I'm back up to lake Champlain!

Relaxing stay

We actually rented 2 cabins from Ardie and her family. My family stayed in one and my sister in law and her sons stayed in the other. They were clean and comfortable. Even though we had some rain, we enjoyed the peacefulness and the great views. The kids loved fishing and boating on the lake and we had a wonderful fireworks display. We can’t wait to go again!

Beautiful spot on the lake. Nice event deck to enjoy the view and golden eagle flying overhead. Ardie and Mike were very attentive. Had an issue with one burner on stove and it was fixed within hours. Great for our dog. Thank you Ardie for his swimming lesson. If you stay there visit the sculpture walk on Route 74

A slice of heaven

Ardie and Mike are fantastic hosts! Hospitality was 100% The cottage that we stayed in was very clean and cozy. We all felt completely relaxed. A very quiet and safe area. It was awesome to learn about the family history of Watch Point Cottages, it made the stay even more special! Fishing Lake Champlain from the shoreline was incredible! Good Vibes in Vermont

This is the perfect place to get back to nature with modern convenience. The property is surrounded by trees and beautiful Lake Champlain, and is well maintained. We saw cotton tailed rabbits hopping around golden eagles flying above. It is extremely quite and peaceful, a great spot to take a break. Really cool towns are a short drive (20 mins) away for provisions and restaurants. Burlington is only 1hour and twenty. A really fun day trip, the Leahy Martime Museum is great for kids and adults. Definitely a spot we will return too.

Terrible location, view of a 24 hr paper plant. Noisy, glaringly lit and intrusive factory which impacts on the view of lake. Large amount of black mold located in cramped bathroom shower. Extra fees were required for including dogs, linens & cleaning service after stay. Screen porch faced due west with no shades and door has holes. Furniture needs updating & a deep cleaning of overhangs is also necessary.Host was intrusive & very forceful in selling extra services such as food (restaurant meals) & fishing products. TV was not working for 2 days & not checked prior to our arrival.

My wife and I and our 4 young adult children (ages 25, 22, 19, 17 and small dog -Casey the Cockapoo) had an amazing and wonderful experience renting this cottage out for the week of August 12th. The Owners - Ardie/Mike were so friendly and accommodating and made us feel so welcome - as if we were family. The property is gorgeous and the views of Lake Champlain spectacular! The cottage comfortably fit the 6 of us (plus plenty of TVs.) Chef Mike and Ardie prepared the most delicious home cooked meal of Bruschetta, Chicken Parm & Steak that we ever tasted! That was a memorable evening for my family - which is what family vacations are all about. If you desire an affordable, quiet, relaxing, and peaceful vacation - plus a glimpse of paradise - I would highly recommend your family stay at one of the 3 Watch Point Inn cottages. You will have no regrets and memories that will last a lifetime. Ardie suggested we hike Snake Mountain a few miles away and the view when the entire finally reached the top was absolutely breathtaking and beyond words!!! This place is two thumbs up! Not my first pick

the stay wasn’t the most pleasant. The female owner was a bit invasive, commenting on our appearances as soon as we got there. When we would finally get back from a long day at Lake George, she would complain about us having the porch light on while we were hanging out before bed. Speaking of bed, every single bed in the place was stained and dirty. It was the most filthy place I’ve ever stayed. We even put on our own spare sheets and we still felt dirty. We didn’t even bother trying out the hot tub after seeing that the entire place was not clean. Not recommended unless you want to just sleep for a few hours. And be monitored by the owners the entire time for either using or not using their properties amenities. Description failed to mention the cash cleaning fee, check deposit, and also that we needed to bring our own sheets. When Tom arrived to resolve our issues he himself agreed that some pillows should be replaces and the mattress covers as well.

We believe that you were expecting a Lake George atmosphere which as stated in our description it's out in the country with beautiful views, property,privacy, fishing, boating, swimming, relaxing atmosphere vs a fast paced,bar scene, type of environment. We have had wonderful reviews over the past ten years and yours is the first one to complain. You mentioned the porch light, as suggested to you you may want the light turned off so as not to draw bugs , you folks did use the hot tub since we had other guests who said they must be having fun in the hot tub cuz they're awfully noisy!! (After 10 pm they said)The linens were described as "not providing " unless requested, and 1 pillow with a bit of a stain was removed for you. We believe you were just expecting the fast paced NYC life/atmosphere and decided from the get go that you didn't like being in the country. As far as monitoring what you folks did/didn't do, we can not view the cottage you stayed in from where we are. We understand that you folks wanted a different type of night life than you would find here as we previously stated. Tom,Kelly, Ardie
