Property is on the lower level of a duplex. Each property has a separate entrance. The garage and laundry facilities are shared. Each residence offers parking for two standard sized vehicles.

We aim to create a pleasant stay for all guests. To that end, we do not have a complicated checkout task list. Our housekeepers will take care of most cleaning tasks. However, in keeping with VRBO's requirements that we publish the checkout task list, we kindly request that our guests do the following prior to departure:

- Leave Garage Remote on Kitchen Counter
- Put All Dirty Dishes in the Dishwasher and Turn it On
- Put Any Used Beach Towels in the Washing Machine on Cold Water and Turn It On
- Put Trash in the Outside Trash Cans
- Delete Personal Streaming Accounts From all TV's
- Turn off Gas to Fireplace and BBQ
- Turn Off All Lights, TV's, the Stereo Receiver and HVAC
- Close and Lock All Windows and Doors

Please note that for security purposes cameras have been installed outside the property at all points of entry. The cameras face outward, and are meant to capture any unauthorized access to the property. They are located outside the front door, street level patio, side door, side gate, and garage.

The place is nice, especially for the price, but if you are staying in the downstairs portion, it is very noisy because of the additional unit above. This also is a very "corporate-run" listing and not like dealing with a single owner. You will have to sign lots of forms and wait an unreasonable time for your security deposit to be returned.

Excellent location. Close to the beach and very close to the balboa fun zone! Comfortably fit 8 of us. A/C was nice. Tons of beach chairs, umbrellas, boogie boards, sand toys, and bikes! (Just no kids bikes) Shower in the garage was helpful. Everything was very clean and beautiful! Outside grill was big and clean. FYI there is no cooking oil or aluminum foil. Also upstairs feet can get a little loud, and you share the garage and driveway with the upstairs people. Also only smaller vehicles can fit in the driveway and garage. We loved our stay and would stay there again!

We recently had a terrific experience at the Balboa Peninsula house. Very well appointed and roomy. The communication was excellent leading up to the check in and including check out. We walked to get coffee, to the Ferris wheel, ice cream, and took a ride with a friend on her boat. Plenty of bikes were available as well. Everything was within a couple of blocks. Having a parking space in the garage was appreciated. I highly recommend this property!

It was a perfect spot for what we were looking for. The length of the property was great for a feeling of separation/noise concerns between the rooms. The Property was clean and comfortable with a wonderful A/C system. We were provided with a great set of beach gear and the outdoor shower was very convenient. Very nice neighborhood with kind people around. 2 blocks away from the fun zone, the ferry and the beach.

Couldn’t have stayed in a better location. Literally a couple minutes walk from the beach. Plenty of toys and equipment for the family to use at the beach. Check in process was a breeze and the rep was a pleasure to deal with.

Cool and convenient

This house is in the perfect location. It's steps from the ferry to Balboa Island, 5 minutes' walk to the beach and boardwalk, and within easy reach of restaurants, bars, and fun. Towels, bikes, beach chairs...All you need for a fun day at the shore is provided. And anything we needed or had questions about was answered within minutes. Definitely a great place to stay!!

Newport Family fun

This location is perfect for a family vacation! Very close to the beach and fun zone 5 min walk! Plenty of restaurants and good coffee shops within a 5 min walk too! The property was clean , beds were comfortable and kitchen fully stocked. Ac was awesome! Plenty of bikes and beach equipment to use. Customer service and communication was a 5 star! We purchased this property to have a fun beach property to enjoy. There are so many ways to enjoy the Balboa Peninsula including lounging on the beach, rollerblading or biking on the boardwalk, SUP, jet skiing, or renting a Duffy Boat, Kayak or Paddleboard. In the evenings we love making a bonfire in one of the firepits on the beach, cooking up some hot dogs over the fire, and then roasting marshmallows for dessert.
