2/2 condo. Sleeps 8. Master: King. 2nd bedroom: 2 Full beds. Living room: Sofa Sleeper. No pets. MUST BE 25 TO RENT. Renter's ID and Credit Card must be presented at check in or via email. In addition, the electronic rental agreement must be signed prior to check-in.

Experience all the comforts of home in this 2-bedroom 2 bath condo at T Bar M that sleeps 8. It is the perfect escape from the day to day grind. Located only 10 minutes from Schlitterbahn, the Comal and Guadalupe Rivers! Get back to nature while relaxing on the huge deck nestled in the trees and watch the deer frolic. Kick back and unwind from the day’s activities in the spacious living room with a brand new
size sofa sleeper and a dining table that seats 4 with 4 bar stools at the breakfast bar or cook up a meal in the fully equipped kitchen. The master bedroom has a king size bed and attached full bath. The guest bedroom has 2 full size beds. There is cable TV in both bedrooms as well as the living room and free internet. Enjoy the onsite tennis court or take a dip in the swimming pool. There are communal charcoals grills near the pool and picnic areas too. Stroll through the oak trees on stone lined paths. T Bar M is just minutes from charming down town New Braunfels and Historic Gruene. Perfect for families and couples. We have another unit at this complex #208 that sleeps 7. If you have a group of 15 these two condos would be perfect! This condo has a maximum occupancy of 8 guests. This maximum occupancy is not to be exceeded at any time. No daytime guests allowed. To comply with city and county short-term rental permit restrictions, the outdoor areas of this home are monitored by video camera. This property includes accidental damage protection up to $1500. There is no elevator.

It was one of our best places we rented. The property was very well maintained and organized. We loved inside the property and enjoyed the deck patio in the back. The community was very beautiful as well with deers around :) We would definitely recommend this place.

I was very dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: This place was under supplied with everything. The building itself is on its last useful cycle. The carpets are stained, the closet door fell off, the toilet seat was broken, the microwave has a crack in the front, the lamp in the living room was broken, holes in walls. This entire building should either be tore down or a major renovation.

Relaxing and Nice place in a great location

Overall, it was a great stay. Very relaxing and since our kids are doing the Newcombes Tennis Ranch which is right next door, this was very convenient. Unfortunately they were delayed with pool maintenance and hence we were not able to use the pool, but other than that, it was nice place and served our needs.

Great secluded getaway

This property was a great getaway for my family. Location was great and close to everything we wanted to do. Saw deer everyday being out there so very close to nature. The only detractors about this property was a stinky smell in the sink and that the property pool was closed due to a tree being down but we don't hold that against the property. Would recommend this place to anyone and had a great time!

Finding a location between my parents-in law and my grandparents-in law. 406 T Bar M was a perfect location. The accommodations very great. Plenty of room for the whole family. The unit was well appointed and had everything we needed to make our stay comfortable. Use of the pool was a nice way to deal with the Texas heat. The unit was clean. The area was clean and if you want to see deer they’re easy to find. Check and check out was super easy. Would recommend and would stay again.

Also we were only able to stay 3 days of our planned 2 week stay and a partial cancellation or credit would have been a really nice gesture.

Signs were not lit nor really easy to read. The information provided in the email was accurate and easy to follow. The place seemed dingy. The carpets need a good cleaning or replacement. The floors and counters were clean. The master tub is dingy and needs replacement or fixing as it doesn't drain well. The decor is outdated with old lady quilts and worn out furniture. The photos don't show that. Also there is no adequate place to sit luggage so you can open. Rather than old bulky furniture and useless shelves, get some luggage racks or benches for luggage. The deck is HUGE but no furniture to sit out except a small table. The kitchen could use a rice cooker, updated coffee maker,and crockpot. There is no elevator, so to get to the unit you must go up open stairs over the garbage cans for all 4 units. Plus it floods there by the garbage if it rains.

There was a pan that was pretty rusty on the bottom. Our kids did say they saw a lot of bugs in the guest room and we did see one in the kitchen. The living room rug could use a washing, but other than those few things we were pleased. Bedding was comfortable and plenty of towels. We didn't get a chance to use the pool, but it looked nice. This place is nice anf quiet.

Little did we know it would follow us to Texas. LOL We loved this unit! Quiet location. Friendly, helpful neighbors. We made several good friends last year while we stayed in the 208 T Bar M Unit last year. (same owner as this unit) We were able to continue those friendships this year.The couple of times we had concerns, Amanda at NBE handled the issues in a prompt, satisfying manner.We would never stay anywhere else in the New Braunfels area. In fact, we have already reserved the unit for next winter.Lots(!) of wildlife and birdwatching! Armadillo, deer, opposum, raccoons, foxes. We counted over 25 different kinds of birds in the area! We love being Texasotans and are looking forward to returning next winter.
