The Property This spacious 4-bedroom, 3-bath home was built for groups. Twelve beds across four bedrooms sleep up to 14 guests comfortably, with enough room for everyone to spread out and still come together in the open living areas and oversized deck. Two living room TVs mean nobody fights over the game. The fully stocked kitchen is ready for everything from a big breakfast to a late-night snack run. Washer and dryer on-site means you can pack light. Crisp linens and fluffy towels are provided — just bring your food, your people, and a mindset for fun.
The Deck The deck is the heart of this property. Seats 14 comfortably with upgraded patio furniture. A Note on the Season Peak season runs May 1 through Labor Day — this is when the Guadalupe is at its best, the amphitheater is in full swing, and the Hill Country is alive. Book early, especially for summer weekends and holidays. Shoulder season (fall and spring) is a hidden gem — cooler temps, fewer crowds, and the same beautiful river.

Clean, comfortable, and well-equipped. Lots of TV's for football viewing, including a TV in the downstairs outdoor kitchen. Plenty of parking. Owner communicates well and is responsive.
We had the best trip! The house had everything from towels to games to play! They even left us a little gift to get the party started. It was an awesome trip!
Fantastic stay - right on the river with plenty of room!
The house is exactly as described and was amazing! The amenities made our stay much more enjoyable, and the layout allows for guests of all ages to get up and retire when they wanted.
The house came well stocked, and we cooked in every night.

Loved the house! Very nice and well taken care of. The only issue we had was that the bed in the master was very noisy.
Love the proximity to the river to just float around and relax. We were able to go on a different float trip everyday we were there! Would definitely visit again.
Great place for TV football watching, grilling, swimming, and porch sitting! Very clean and well-equipped with plenty of beds. TV's in every room was nice. We especially enjoyed the outdoor kitchen that included a full-size fridge, tables, grill, and ceiling fans. Host communicated with us very well during booking and check-in. We will definitely be back next year.
Right next to Cap's crossing which is great for floating! beautiful home with everything you need! Would rent again!! Stephan was very easy to communicate with!
The house is spacious and has everything you need for a large group. Can’t beat the location; 100 yard walk down to the river on a concrete pathway where you can hang out on the bank or the water, then you can also walk out “the back door” and be at a tube rental place. Stephan also threw in a nice welcome gift with a personal card, great touch and set the tone of the stay!! Highly recommend, we will be booking again for next year!!
The house was absolutely amazing. The pictures online are nice but once we got there, the house exceeded our expectations. It was absolutely beautiful! Fully stocked with every cooking item, bathroom and sleeping item one could need. I would definitely rent this home again.
Property owner Stephen was a pro. Very responsive! Pictures did not do the property justice. Easy check in process. We traveled with a few other couples and children ranging from 10-18 years. There was plenty of room and beds, everyone had there own bed. It was short walk to the river and enough room to wade and fish. I was concerned about the drive back and forth to Gruene, but it a relaxing 15 minute beautiful drive.
This was the perfect house! There was 14 of us that went on a trip to float the river. House is beautiful. Perfect location, as it’s right next to the tube place and you can walk to the river in 3 mins to just hang out. The downstairs game room was perfect. A big grass area behind the house for games and other activities. Highly recommend staying here. We will def be making this an annual tradition.
We loved our experience! Everything was spacious and well stocked. Only think I would have liked was more silver ware and washcloths for showering (scrubbing sunscreen and mud off kids after river play) we will stay again!
The house was spacious and clean. Had absolutely everything we needed and then some. I have stayed in the same neighborhood before but this house had the best downstairs kitchen entertainment area. And TVs in every single room. Perfect perfect perfect! Hope to stay here again next year.
This property was exactly what we needed for our family of 9 vacation. The layout of the home was perfect and the entire house was very clean. We all enjoyed the amazing view from the top deck and the breeze we got downstairs. We also loved the fact that we were so close to the river with such easy access!

This property is wonderful! The pictures really don't do it justice. It was nice to have games and linens provided...plus there was a nice gift left by Stephan! When we locked ourselves out of the house, Stephan was available to help. In the middle of a pandemic, Stephan assured me of the house being cleaned, and he was right! I think the only con we experienced was other guests that showed up with aggressive dogs and really loud music, but I guess that is somewhat expected on a holiday weekend. We are already looking forward to our next vacation and will definitely stay here again.
We had a wonderful time....for sure we will come back!
