Situation
The villa is ideally located on the “Pointe de l’Aiguille” in Théoule sur mer. It has direct access to a sandy beach and two small creeks by a forest path.
In 3 minutes by car you can reach the center of Théoule, its shops and excellent restaurants, but sportive people will prefer to have a 20 minutes walk on the beach path to get there.
In 15 minutes drive you reach Mandelieu and Casino hypermarket. In the same time you can access the A8 motorway and visit easily all what our wonderful region has to offer.


Housing
The villa has 4 bedrooms on 3 levels. On the main level there is a large air conditioned
master bedroom with a large double bed, shower and toilet. At this level there is also a new and fully equipped kitchen (refrigerator, freezer, washing machine with drying function, dishwasher, oven and microwave oven). This bright living room has two window doors on the terrace and offers a panoramic view over the bay of Cannes.
On the lower level, a large bedroom offers a double bed, a bath, a shower and direct access to the garden and the pool terrace.
At the top level, a first bedroom offers a double bed, the second bedroom has a double bed and two single beds. These bedrooms share a shower room and are equipped with air conditioning.
The villa is equipped with WiFi access.

Exteriors
The villa has a typical Mediterranean terraced garden with palm trees, an orange tree, a eucalyptus tree, a fig tree and many other species.
Three terraces allow the choice to admire the panoramic view of the bay of Cannes, enjoying the sun near the pool or enjoy an aperitif in the summer lounge.
At night, the garden is illuminated by a combination of automatic lighting and remotely controlled spots for the terraces and the swimming pool.
With a gas barbecue you will enjoy grills while watching the sailing regattas in the bay.
For your car, no problem, 100m from the villa is a private and closed land where you can park up to 3 cars safely.
