Nestling in peaceful and iconic Warwick Place (as featured in the historic film ‘Allied’), our newly refurbished, stucco-fronted, stylish but cosy two-floor home could not be better placed for the fabulous pubs and restaurants of W9; minutes from the Grand Union & Regents Canal, Paddington Station and Warwick Avenue Tube (Bakerloo Line). With its south-facing walled garden and floor to ceiling windows; the open-plan living space is perfect for sunny lunches, candlelit dinners and relaxing in front of the fire to enjoy the large flat-screen Sky Q + Bose sound system. Outdoor entertaining is made easy with a comfy, cushioned seating area, extendable dining table, large Weber barbecue and electronic awning for shade or shower cover. The brand new white marble, stainless steel and walnut kitchen includes breakfast bar, instant boiling & carbonated water tap and a large integrated fridge, ice-making freezer, red & white wine chiller fridge and drinks preparation area. A separate utility room for washing & drying makes the house easy to manage: 4 hours daily cleaning, laundry, breakfast preparation included with the rental (currently once weekly blitz due to social distance rules). The downstairs Guest Loo - also newly refurbished - provides additional hanging and storage space. Three double bedrooms upstairs include the Master Suite with super-king White Company bed, Juliet balcony, fireplace, Sky Q TV, vanity & hair-drying & make-up station, en-suite double shower and plenty of storage. Bedroom Two has a double bed, large wardrobe, drawer units and Juliet balcony, also overlooking the rear, walled garden. Bedroom Three faces to the front with king-size bed and vanity unit (same as Master); both Bed 2 & 3 share the landing bath & shower room.
The incredible location and proximity of Pineapple Lodge to all of central London, to local restaurants, bars and pubs as well as cultural venues (such as the Canal Cafe Theatre) and boating fun on the Grand Union and Regents Canal could not be better. Bob & I have lived in the W9 area all our adult lives and moved here - literally round the corner - after we downsized from a beautiful semi-detached stucco Victorian house overlooking the Grand Union Canal in Blomfield Road. It is such a pretty and quiet street, in fact, the entire area is regular location for filming as featured in the recent Paddington Bear film, in the historic war film Allied and earlier productions such as A Fish Called Wanda. Our three daughters have grown up and left home - two married to Australians and now based in Sydney & Singapore respectively where our first Grandson was born last year (see the photo!). They love to come back to London to stay with us and to see our two precious dogs Nellie & Basil and to go back to their favourite local restaurants such as the Red Pepper in Formosa Street - where Georgio Locatelli began his illustrious London career in the early nineties and designed the (on-going) menu and also to enjoy the canal-side walk for dim sum at Pearl Liang, to visit the Puppet Barge, or hire out a Go-Boat and for leisurely brunches at the Quince Tree Cafe in Clifton Gardens' Nurseries. Bob specialises in Chinese Art and Antiques and we were the proud owners of a beautiful Mayfair Gallery 1994-2005 until he decided to focus on international fairs and shows. I was elected to Westminster City Council for the Abbey Road Ward in 2007 and have run twice as the Parliamentary Candidate for this local Constituency (Westminster North) and served 2018/19 as the Lord Mayor of the City of Westminster. I previously worked for Thames Television and worked with Bob in the family business for all the years the children were growing up after studying at SOAS on their Asian Art programme. Our travels and style are reflected throughout our home of which we are very proud, though the focus is primarily on comfort. Such is our love for living here, we rarely dine out of the area and always shop locally for top quality, organic produce.
Why they chose this property
Pineapple Lodge is perfectly located for everything one might want to do either locally or in central London and that was why this was the only house we looked at when we moved. It is spacious, comfortable, clean and easy to live in with a wonderful new kitchen in which to cook. We travel a great deal and are always so happy to come home to our pretty London house with its state-of-the art facilities and comforts. We love the pub where we often meet friends and family before we retreat into our private dining space - either in the walled garden (as in the photo) or inside at our Balinese teak dining table when the weather is inclement. A take-out from Michelin starred Kateh over the road, is also a superb hassle-free way to entertain. No Uber or Gett Black Cab ever takes more than five minutes to be outside.
What makes this property unique
For years I admired this pretty stucco, perfectly formed detached house in this historic street as we visited frequently to dine at what was the Green Olive (and now) Kateh; and moving in and refurbishing has now turned it into everything we could ever want from a central London home....

- Brilliantly located for public transport, local and West-End entertainment, sports, shopping and restaurants.
- Totally private, south-facing walled Garden with barbecue, heaters and electric awning
- Parking directly outside the house after 18.30 and all weekend.
- One flight of stairs - unlike so many other London houses - just enough exercise for ageing joints, but not too exhaustive.
- Quiet and peaceful - the best night's sleep of anywhere we have lived in London
- Though not lonely; we enjoy proximity to life at the pub and restaurant and our street's WattsApp group. And if pub-goers ever get a bit lively (such as Lords Match Days) the lovely Landlady Frances sorts it out and all is returned to quiet by 11pm.
- Large black gates at the front afford total privacy.
- House safe and secure with latest Banhams Alarm system and fire alarms.
- Large TV Sky Q & Sonos Sound System to enjoy Netflix, BBC I Player, Spotify etc
- Jon Rhodes curtains and blinds throughout
- All new bedroom furniture, beds and White Company linen
- White wine, champagne & red wine fridge to fill
- Quooker boiling & carbonated water tap
- Local services from flagship Westminster City Council keep our streets immaculate and safe; our locally elected Members do a superb job and on-hand to sort any problems.
- Once weekly cleaning & bed linen refresh included in rental
