Lazy River Cottage on the Middle Bosque River - kayaks and boats available.

Come relax and enjoy Texas resort-style living by the Middle Bosque River. Cruise down the river on a kayak, watch the wild life, breathe the fresh air, and see the stars at night.

We are a 25 minute drive to Waco, Magnolia Market and Baylor University.

We are located down a private country drive with controlled access to the property. Our secluded home is situated on 48 acres with 360 ft of river access - right in the backyard!

Fishing, kayaking, swimming, floating the river, observing wildlife & camp fires are the norm here. With river access 192 feet away from the front door! (Yes, we measured 😎). So come play, enjoy the view and clock in some personal relaxation time at the Lazy River Cottage!

Our family lives in the main house which is close by the cottage (about 6 feet from the main house). The cottage is a separate building by the main house with a private entrance.

We do share a backyard, and we will try our best to minimize interactions while you enjoy your stay. However, it’s not uncommon to hear laughing, playing or frustrated kids trying to get their way.

Our policy is to let guests take the lead on how interactive they want to be with us. We do practice social distancing.

We are friendly, but it’s your vacation and we respect your privacy.

This cute cottage is the perfect getaway. The river is beautiful and easy to explore. The cottage is close to Waco but far enough to feel like an escape! We will definitely stay here again!

Beautiful property

We had a comfortable stay. The weather wasn’t ideal, but we still enjoyed. The beds were comfortable and although the kitchen space is tiny, it’s well equipped to make breakfast tacos or heat food up. The ladder to the bed is pretty steep, but fine during the day. It only made me nervous going to the bathroom in the night.

Used kayaks and had the river to ourselves. Very quiet. Be sure you are comfortable with the ladder. We were but it’s not for everyone. Plenty of outdoor space. River is beautiful.

Perfect spot to unwind!

My son & I needed a weekend getaway for his 11th birthday. We wanted to enjoy fresh air, nature, fishing and napping! The best bed I’ve slept in is up in the loft. Crack the windows for the cool night air…almost tasted sweet. This cottage was everything we needed in a space and was comfortable with our budget. PS the owners are very kind and accommodating. Couldn’t ask for nicer folks to be next to. ☺️

The perfect family vacation!

This VRBO was an absolute dream! Nestled away from the hustle and bustle of the city, it offered the perfect mix of tranquility and adventure along a stunning river. From the moment we arrived, we were welcomed by the sweetest family, who went above and beyond to make us feel at home. Their children were so kind, and they even let our kids enjoy their playground, trampoline, and other toys. So thoughtful!The cabin itself was pristine, with gorgeous interior design that felt both cozy and luxurious. I originally thought my husband and I wouldn’t fit comfortably on the double bed, so we brought a queen air mattress just in case. But the loft bed ended up being absolutely perfect, so comfortable, and we slept great! The photos truly don’t do this place justice.We spent our days kayaking and fishing on the river and our nights gathered around the fire pit, soaking in the peaceful surroundings. This place exceeded all expectations, and we can’t wait to come back! If you're looking for a serene and family-friendly getaway, this is it!

Property has potential but disappointed with our stay

This property has a lot of potential , but the listing was inaccurate unfortunately. It said the property had a pool and we were counting on a pool as part of our travel plans. It was extremely hot outside and the river was not flowing. We understood the water would be low but to find a stagnant pool of water that was unswimmable was very disappointing. In addition, there was no working TV in the space. We ended up leaving the property for the majority of our stay, which was not our plan since it is far from town. I informed the property owners of our complaints and they offered 15% off our next stay, but I'm not feeling positively about that response. It has been a month and the listing has not been updated to remove the pool. For this reason, I felt I needed to write a review so someone else wouldn't be set up for disappointment. I'm sure this is a lovely place when there is a flowing river, but I wouldn't trust the accuracy of the listing information. In addition, the fold out couch is not a suitable second bed and the doors were not lockable. We didn't feel any threat of theft or anything, but as two women staying alone, we would've liked to lock our door at night.

This was a good experience for me and my husband and my grandson was greeted by the owner who is very polite and nice we was really impressed Cottage was clean smelled good look good we did not want to leave 2 days was a long enough the owners set up the wood fire brung us out of boat that was very fun we've never done that before we fished very quiet and I'm pretty sure we will be back I highly recommend this particular Cottage location it's way worth your money very affordable I would like to thank the owners for the wonderful experience that allowed us we couldn't ask for any better place

Comfortable and friendly

Nice property with a peaceful view. My wife and I spent the weekend at this cabin with our best friends (couple), just to get away for a weekend. The four of us found the cabin absolutely adorable. We walked up and down the river to enjoy the nature and beautiful weather. The location provided a fire circle area and grill for us to cook our meals. We took a quick trip to the Magnolia Silos and did a little shopping and eating. The owners were to quick to respond to our needs and frieny notifications. We're hoping to come back when the river is higher to experience the kayaking some day in the future. Thank you for a lovely weekend.

Peaceful and serene.

We enjoyed our time in the peace and quiet. had a nice time using the canoe to see the little river behind the property. Spent hours reading in the quiet stillness watching the river. We used the fire pit and had long conversations about life and family. Overall we had a great time.
