West Newport is (in our opinion) one of the best locations to live/rent in Newport Beach. From forty-seventh to seventy-fourth, W. Newport is home to many long-term and permanent residents of Newport spending their time enjoying the beach without all of the hustle and bustle of the Pier & Tourist Areas. Inclusive of the W. Newport Park, you will find everything from children's Jungle Gyms to Racquetball, Pickle Ball, Tennis, Volleyball, and basketball courts. For those looking to explore the Bay, we recommend launching your stand-up paddleboards and kayaks from Channel Park on 46th street.
The community of West Newport also has some great local restaurants. From breakfast at Cappy's Café to fine dining at Cucina Alessa, a home-cooked meal at the Spaghetti Bender (get the Gnocchi) to a sandwich at Tidepools or grab a Burrito on the run at Chronic Taco. There's nothing you won't find within a few minutes of home.

This unit satisfied all our needs, and we will stay again.
Had a few issues with the unit, and the property manager was very responsive. Loved out time there. The only issue is that some drunk people banged on the door at 3 am on a Saturday night because they thought they just left here. That has nothing to do with the unit. The area does have parties on weekend nights despite the noise ordinance. No worries.

This property had a great location, the beach was so close! And it had plenty of space inside for our family. The biggest room easily fit two pack-n-plays without feeling cramped. The living room was also spacious. The house did feel like the floors needed a good deep clean, and there were ant-baits hidden in every corner. While I appreciate not having ants, it probably would have been best to remove or dispose the traps before we arrived - not exactly safe for kids with ant bait everywhere. We had a bit of difficulty getting in the front door initially, but were able to contact help easily. Only thing I really wish was that the blinds in the bedrooms were less sheer - the street light outside made the room bright at night even with the blinds fully closed. Overall a very nice stay.
The property doesn’t look anything like the photos. Everything is run down, dirty, old, and definitely not sanitized. TVs in room don’t have long enough cord to plug into outlet and master bedroom tv doesn’t work or connect. No one could connect to the Wi-Fi so we used our data and hotspots. Parking garage is extremely hard to get into from the road. Worst rental property we ever had from VRBO. You need service you have to contact a property management number and press options which we didn’t bother with.

Reviews are very important to us as potential guests rely on your honest feedback when making a decision on whether or not to stay at our home.
Facts:
On the 1st night of your stay, you could not access the rental property after arriving late which is usually not an issue for most guests. Your group then decided since it was late that you would stay at a local hotel. When asked if there were issues with our instructions you replied none were provided. However, after a quick review of your email inbox, you located them and replied: "How was I supposed to know to check my email, this is not an email address I commonly use?". Our representative apologized for the inconvenience and then made you aware that this was the email address you provided through VRBO and was the location you were receiving communication from our management group.
Understandably embarrassed and irritated with the situation (as anyone would have been) unfortunately you decided to lash out at our representative. "Why was I not given a phone number, why was there no sign, and your office should be available 24-7." We of course agreed with you and for that reason informed you that the company phone number is posted in VRBO as well as 2 physical signs at the front and rear of the property. You were then directed to select one of four options: (1) Reservations (2) Guest Support (3) Sales (4) After-hours/emergencies.
At this point, tired from traveling and obviously embarrassed you slammed the door on the representative checking you in and that was the last interaction we had with your family. We were not contacted regarding wifi or TV issues, if we had been we would have been more than happy to send a representative.
In conclusion, you left our home in wonderful condition (for that reason we provided a 5-star review), and would welcome you and your family back anytime.

Decent location, not a nice property

If your only criteria is being close to the beach, this is a great option. However, if you’re looking for a space with charm, views or any sense of modernity, cleanliness or ambiance, you should probably pass on this rental. Some of the issues we experienced while staying there were:
• Dirty floors and showers
• Ants in the kitchen, bathrooms and bedrooms. They were so bad that we unknowingly brought home a suitcase full of ants crawling all over our clothes.
• Toilets that had to be plunged after every use.
• Showers that screech like the plumbing is exploding.
• Multiple outlets that don’t work.
• Awful pillows, bedding and mattress with a single extra blanket for 4 bedrooms.
• Spiderwebs in rooms and all over patio.
Our family gathered here for a few days and loved the convenient location to the beach as well as plenty of space for all of us.

Really enjoyed staying here over a long weekend.
House was one block to the beach and only a few blocks from a grocery store and bars.
Unless you are ready to share beds (and use several air mattresses) this place is a TIGHT fit for 10.
Also no air conditioning which normallly isn’t an issue but during a California heat wave, made for some really hot uncomfortable nights.
Overall would stay here again but would want to stay in a group no larger than 6-8.
The 255 unit we stayed was very convenient and was easy access to the beach, coffee shops, donut shops and restaurants! Very accommodating!

My first VRBO rental so I dont have a lot of experience but everything went smoothly and there were no surprises. Nice large property that sleeps many with a little juggling. Cant beat the location <1 min to the beach.

Great place for a larger group, super close to the beach. Quiet neighborhood so not ideal if you are looking to get a little rowdy. Had some trouble with the owner but property manager Bobby was fantastic.
