This is a lovely property that features a spacious outdoor deck and a backyard garden. The Ocean suite was absolutely perfect, with very stylish amenities and some extra thoughtful details. It's the ideal location, set back a bit but still conveniently close to everything. I highly recommend it!

We had a beautiful room with a fireplace and kitchenette. It was spacious and comfortable. The only issue was that the bathroom light was extremely bright and there was no dimmer on it. There is nobody on-site to speak with; however whenever I sent a text to the property owners they responded quickly.The location is amazing and we were able to walk downtown. We walked on beautiful streets lined with grand homes. It was fun to see Newport on foot.The continental breakfast was just ok. There are some great choices downtown to eat breakfast though.The Inn has a huge wraparound porch with chairs to relax. We spent an afternoon with a friend who visited us enjoying a bottle of wine and chatting. So relaxing!We would definitely stay here again!

Check in was simple and easy. Hosts were friendly, readily available. Room was clean and comfortable. Parking is something to take into account with this area and they have more than enough for their guests and I was there with my Suburban.Walking is possible to some spots but if you have bikes that would be the way to go.Strongly recommend dinner reservations in town during the busy season.

If you are interested in and willing to walk to avoid parking challenges, this is the ideal location! From here you can walk to Easton Beach and the north end of the Cliff Walk in about 15-20 min.; the bus/trolley line, which takes you all around Newport (for free summer 2026) in about 10 minutes; and the shopping and restaurants of the waterfront district in 15-25 minutes. It's central location was the reason I chose the Admiral Sims House. The host was friendly; and the simple, yet delicious, grab-and-go breakfast was great, especially when enjoyed on the huge and beautiful porch. Our room was bright, clean, and attractive. It may sound a little silly, but I also really enjoyed the shower.
