ENTRANCE & PARKING: Guests may park in the front or around the back of the home.
DRIVEWAY: The drive to the home from the entrance to the farm is about a 3/4 mile gravel driveway.
CHECK IN: Guests check in with a personalized code anytime after 4pm.
MOBILITY: Downstairs is ground level with no steps. If guests enter through the back of the home, there are 5 brick steps + one more from the laundry room into the kitchen.
FIREPLACE: Sorry, fireplace use is not permitted.
APPLES: This is a working farm, and because of food safety regulations, we unfortunately can't allow guests to enter the apple orchards or pick any apples, but we encourage you to walk around the grounds, enjoy the open space & take in the fresh air and sights of the orchard.
GUESTS WILL HAVE USE OF THE ENTIRE HOME. You are likely to see farm workers on tractors or trucks, but the farmhouse will be yours.
FISHING: We allow catch and release fishing in the lake!
Due to its semi-remote location, there are a few things to keep in mind:
*The WIFI works well, but it is not quite strong enough for streaming. We recommend downloading anything you'd like to watch ahead of time, casting from your phone, etc.
*Cell phones will work well!
*We promise to resolve any unforeseen maintenance issues that may arise as quickly as possible, but ask for your flexibility in understanding the limitations to being a semi-remote property.
*No Party Policy: Planning a party at this property will result in immediate eviction and up to $1,000 in fines.

The small town center of Rustburg is 7 minutes from the house, where you can find a grocery store, a few restaurants, pizza takeout, etc. It's an easy 20 minute drive into the city of Lynchburg, which has all the conveniences and dining options you could ever want. (not to mention a charming historic downtown worth checking out!)

Beautiful and well appointed home with space for the whole family. The main kitchen has everything we needed to prepare large family meals and plenty of space for everyone to help out. All the bedrooms are tastefully decorated and each has an en-suite bathroom. Great for multiple families or generations. The game room is a great spot to unwind after dinner. The front porch is a wonderful place to hang out and watch the world go, by we truly enjoyed being immersed in the natural beauty of the Orchard. This is a great place to unwind. The hosts were very responsive to questions and requests.

The place was amazing! Perfect for our Staff Retreat. View Amazing! We spent a relaxing afternoon in the deck off of the living room with an beatuful afternoon breeze!
We hosted a weekend event for the women in our extended family and the house was perfect. Since each bedroom has its own bathroom, everyone felt like they had a space of their own. The gathering spaces both upstairs and down fit the group and the full-size window in the dining room is beautiful! We would love to come back sometime when the orchard is in bloom. Hosts easy to work with and quick communication.

Everything about this stay was excellent! The house was very clean and had plenty of space for the nine of us. Everyone had their own bedroom and shower. The kitchen is amazing and the dining table was perfect for family meals. We hope to stay here again!
We stayed at this beautiful home for our son's wedding weekend. It was ABSOLUTELY PERFECT for what we needed! Every room has its own bathroom which was a huge blessing for each couple/family unit.TWO kitchens made cooking for a large group easy!Acres for walking and acres of apple orchards surrounding property created a peaceful and beautiful setting. The little ones loved walking to the lake!Pool table and all the decks/patios were enjoyed thoroughly.All appliances worked beautifully including the AC.Easy and quick correspondence with the crew.Short drive to the chaos of town :-) Fairly decent grocery store close by.Would 100% stay here again if I had a large group returning to Lynchburg. PS...We rented the whole house. I believe you can rent each floor separately. I don't think I'd like a stranger above or below me because it's not really a solid separation.Great home!

Thank you, Julie! We are so glad that your group enjoyed the Apple Orchard. You are correct, the upstairs and downstairs can be rented separately, however not at the same time. This provides adequate privacy during your stay.
If you need a spot for a getaway for a large group that still wants privacy when they need it, this is it. Secluded, gorgeous views, and every room with it’s own bathroom. In addition, two kitchens and multiple porches. The hosts were very flexible and excellent communicators. Me and group strongly recommend.

The house was amazing with plenty of room for everyone! All my kids (5) were saying we should make this a tradition for years to come. It feels very secluded yet close to Lynchburg. The porch is beautiful and there isn’t another home in sight. We will definitely be going back.
The property was absolutely beautiful!! Our big family visited from FL to see my son at Liberty University for his spring game and this house provided everything we needed. The rooms are spacious and it was nice to have an en-suite for all bedrooms. The property manager Cynthia was amazing! She responded very quickly and was available to answer any questions/concerns we had.

My wife and I and two separate family groups stayed here over an 8 day period. The unanimous view (10 people) was that there could not possibly be a more serene and peaceful setting. There is not a long list of outside activities in the greater Lynchburg area but that didn’t matter. All we wanted to do was sit on the porch, talk, and be soothed by the view. The house is large and clean and everything needed was provided. We will be coming back!

Lynchburg was actually recently voted a Top Adventure Town by Blue Ridge Outdoors Magazine, so I'm surprised to hear you didn't find many outside activities in the area! But how wonderful that you did not see need for anything else outside the property. We will be happy to host you again any time!
Great location, close proximity to multiple ski resorts, shopping, and grocery stores. We had a nice and relaxing stay at the house.
There were seasonings and everyday cooking needs in the kitchen which was great for breakfasts and the couple dinners we cooked. The house is very spacious and we utilized the wood burning fireplace nightly, and some mornings! The hot tub was HOT, and private. The master bedroom suite is huge with a two sided gas fireplace right by the soaking tub! There was plenty of extra linens and towels for our use. The owner was very accommodating and showed us around when we arrived. The “neighborhood” elk were fun to see, and the area is quiet. Great place to stay!

House was perfect for our girls trip! With 10 women there was plenty of room for everyone to spread out and have there on space but still be together! Beautiful scenery all around the house! Front porch was a favorite spot as well!
My family and I had a fantastic stay at the farmhouse. Communicating with the hosts from start to finish was easy and we were consistently informed of any pertinent information. The house itself is beautiful. It was clean and stocked with everything one needs to have a great stay. We would absolutely recommend a stay at the orchard and are considering it as a option for future stays in the area.

My family of 1st cousins get together every year and do a 5 day 4 night trip and this was the house for 2022.
This was a very large and spacious house for our crew. The online pictures do not give the same feel as this house was a dream with the different Apple names for each BDR.. We all felt comfortable and the very subtle touches (like the live bouquet of flowers that Welcomed us in the kitchen day 1) were not overlooked. Having all the extra sanitizer (spray, wipes, soaps etc….) was a bonus to see as the world still navigates living with Covid. The house was phenomenal and my family loved the 2 kitchens and extra 1/2 bathrooms.
We did come across several wrinkles during our visit but once the property manager were aware of these issues, someone was sent out to resolve them.
All and all, staying on the orchard was a winner.

Our whole family met for the long Easter weekend and the Apple Orchard was perfect for our large group. The house is spacious with plenty of seating areas to congregate. We lucked out with beautiful weather, so we spent a lot of time on the outside porches enjoying the sunshine and fresh air. The grounds are wonderful as well…nicely manicured and perfect for all ages. We had several fun Easter egg hunts on both the front and back lawns. Some of us took a long walk around the lake and enjoyed seeing the wildlife. The host was easy to communicate with prior to arrival to answer a few questions I had before we all got there. I recommend this property to anyone looking for a large house with lots of bedrooms and bathrooms. The peaceful, private environment makes it a nice retreat for all!

This was an awesome place to stay. It was huge and roomy, very clean, and extremely well decorated. The area is absolutely beautiful and secluded. We are already planning on bringing our church staff back again next year. They all loved it.
THe property was beautiful, away from everything, farm ambiance but no animals. Very large orchard. The house was nice. It did have a few furniture pieces that were ready to collapse. Lots of rooms and bathrooms. The upstairs kitchen is large, but a little awkwardly laid out. Large island. THe downstairs kitchen was significantly smaller. Pool table was an attraction for some. There was a small charcoal grill on the downstairs patio that was not mentioned in the listing..There are a number of historical sites around, but not much activity oriented things to do. There is a Fun Quest and Fun Center in Lynchburg as well as 3 bowling alleys. Plenty of restaurants within 10-15 miles, a few in Rustburg as well. The house is in the middle of an operational orchard (1600 acres according to one person), so there are tractors, pickups and ATVs on the 3/4 mile gravel road leading to the house, but they were not annoying, just need to watch out for them while traveling in and out. Double level deck overlocking the front yard and the lake. The lake is large , but not suitable for swimming.. Don't know about fishing. Beautiful large shade trees around the house. Oaks, Magnolia and Pines. Take games for something to do. Overall, very nice stay.
My family and I enjoyed a wonderful visit to the Apple Orchard House! It was a great meeting point for all of us who live in 4 different states. The views are beautiful and there are plenty of spaces to visit. Other than a grocery store run, we never left the house for the 5 days we were there… There were plenty of things to do. The two porches were amazing, however there are a couple of soft spots in the upstairs deck. For four days watched a mother bird take care of her newly hatched babies in a nest on the upstairs porch. We even saw a bear strolling across the front yard and a beaver in the back of the house!
Our only suggestion is to provide a few things…placemats to protect the beautiful dining room table upstairs, pot holders/extra towels in the kitchen and extra hand towels/wash clothes in the bathrooms. We also couldn’t find any pillow cases for the extra pillows provided in each room. These were minor inconveniences for a wonderful stay.

Only negatives were a broken dining chair at the table. One person pulled it out and it came apart. There was another chair downstairs that was also broken before we arrived. We set both chairs away from the tables... so no one accidentally tries to sit in them.
This house is amazing, it was perfect for our group of girls. Every bedroom has their own private bathroom, everything is decorated so cute. The porch was a huge hit during the evening thunderstorms we had. The views are breathtaking., I highly recommend this home if you have a large or small group and are looking to get a way!
