PROPERTY DESCRIPTION

Outside, the villa offers a delightful relaxation area with:

- An east-facing garden of just over 100 square meters, enclosed and secure, an ideal playground for children.
- A beautiful terrace at the front near the lounge, perfect for meals.
- The heated pool, accompanied by sun loungers, west-facing to make the most of the stunning Côte d'Azur sunsets.

Inside, the house is spread over two floors.

On the ground floor, a living area welcomes you, divided into three spaces:

- A comfortable lounge area with a Smart TV and Google Home.
- A dining area designed for 10 guests.
- A large, fully equipped open-plan kitchen with a central island (including a dishwasher).

This living area opens directly onto the terrace and pool.
On the same level: an en-suite bedroom with a TV, king-size bed (180cm), and bathroom with bathtub, shower, and WC.
On the lower level, there are 4 bedrooms arranged as follows:

- The first bedroom with two single beds (90cm), which can be converted into a king-size bed on request. This bedroom is connected to the upper bedroom by a fully open staircase (no option to completely close access between these two rooms).
- A second en-suite bedroom with a queen-size bed and shower room with WC.
- A third bedroom with two single beds (80cm) be combined into a large bed, with a separate shower room.
- A fourth large en-suite bedroom with a queen-size bed, large wardrobe, secure safe, smart TV, Google Home, and shower room with WC.

IMPORTANT NOTE: The roller shutters are not fully opaque and may allow some light to filter through. This is important to know for those who prefer complete darkness while sleeping.
All bedrooms open directly onto the garden, and the hallway that serves the bedrooms is also equipped with ample storage and wardrobes/dressing rooms.
At this level, you can also enjoy a second living area serving as a TV room with a large sofa and two work desks.
A laundry area with a washing machine, and large drying rack is also available.

WHAT’S IN THE NEIGHBORHOOD

In addition to being just a 3 to 5-minute drive from the beaches, restaurants, and the heart of Mandelieu, you can:

- Enjoy the fine sands of the beaches in Cannes, Golfe-Juan, or Juan-Les-Pins in 20 to 30 minutes.
- Access the motorway entrance within a few minutes to reach:
- Antibes (20/25 minutes) to visit the orcas and dolphins at Marineland.
- Nice (30/35 minutes) with its famous Promenade du Paillon.
- Or even Monaco (50 minutes) with its breathtaking island architecture.

Check-out by 11 AM and check-in from 4 PM (flexible depending on our availability; please let us know if you wish to arrive earlier or leave later, and we will accommodate whenever possible).

Check-ins can be in person until 7 PM.

Late arrivals after needs to be requested and might be for additional fees.
