Scenic Emery Farm Carriage House on America's oldest family farm! Cozy, 2 bdrm, 2 bath, house. 100% solar pwr. Scenic views, provide space for rest/reflection. Located on 120 acres, this home is a 1 minute walk to a fantastic farm stand where guests can also enjoy a cappuccino, hot soup, sandwiches, and home made baked goods including apple cider donuts! Beer and wine are available for sale in the stand. 5 min walk to a stunning tidal river for swimming. 10 minute drive to historic Portsmouth.

Quaint homey experience! We loved the setting and our time at the Carriage house. We particularly enjoyed being able to cook our own meals using some items purchased at Emery Farm. The bedrooms were very comfortable although the stairs a little difficult for our parents (80) but hand rail was helpful. We were also lucky enough to be staying at the Carriage House on a Thursday night and were able to take part in the Summer Love Local entertainment - very FUN to see all young families taking part too. Host was very gracious and welcoming!

Perfect summer retreat

Quaint but spacious house just a short drive to local beaches, UNH, Kittery Outlets and Ogunquit, ME. Great host, everything we needed for a couple nights away from it qll

Cozy and charming

Comfortable old house with modern amenities. Working farm was not a distraction, proximity to farmer’s market and cafe a plus. “Secret” swimming location known to host was one of the favorite attractions for our family.

Lovely stay in New England

This was a perfect setting for our family of five. Check in was easy, the property felt safe yet rural as we enjoy. We liked walking down to the adjacent farm stand for coffees and bagels. Just lovely!

Beautiful farm house

Cute house on a beautiful farm. Perfect location while visiting daughter at UNH. Very comfortable and had everything we needed. Will definitely be back!

The carriage house was adorable, the mini splits were lovely, the furnishings and art were beautiful. The pictures were accurate, the house really does look like that. We had a good time there, but there were a few hiccups. David was a more than lovely host and did resolve the issues we had quickly but I do think that the listing hypes the property a little unrealistically.The biggest issue I had was the listing claims waterfront access with an almost 2000 foot shoreline. This was one of the biggest reasons I chose this house. When we were given information about the property, for water access we were pointed to a park down the street. It might be right next to the property, but it's across a relatively busy local highway. Unfortunately the only water access there was a boat launch. In David's defense, it looked like the park was under construction, and about half was blocked off. Hopefully there will be better access when that's done.Then there were the little things. There was a ping pong table, a heavy bag and I think a stationary bike in the barn, but not what I'd consider a game room and a gym. There was a kitchen with pots and pans and everything you might need, but almost all the pots and pans were peeling off non stick coating in sheets and not safe to use. All of the spatulas were metal, so it's not unexpected, but it did leave me making grilled cheese on a cookie sheet. Still lovely and pretty, just not what we were expecting

What a gem!

Fantastic experience staying at the carriage house on Emery Farm- what a delight! A few things that made this place stand out: - Awesome fire pit! We did s’mores two nights - Short walk on the farm to get great coffee every morning - Beds- ⭐️ ⭐️ ⭐️ ⭐️ ⭐️ - Quiet area/ so much history on this farm!

Relaxing and comfortable

We were in town for son’s wedding. Did not want the hotel scene. This was perfect. We had time to relax and close to rehearsal dinner venue and barn for wedding 5 miles away. Loved the food at the farm stand. Pot pie was awesome.

Tranquility on the farm

We loved our stay at the Carriage House. It was my wife, and our two kids, ages 2 and 5. The house itself is well appointed. The setting is tranquil and beautiful, with an incredible old barn out the window in one direction and a large open field bordered by forest in the other. It is a quick walk on a trail to the farm and cafe next door.

Beautiful New England

The carriage house is great. Close enough to things and a peaceful setting. The Emery Farm stand is amazing! A walk down the driveway. Everything is fresh and delicious. Two nights we ordered cooked lobster from Taylor's Lobster and got fresh veggies to roast from the farm stand. David was available for questions but not at all intrusive. was a perfect stay.

Very steep steps not noted. Owner aware that all 4 of us were in our 80's.

We would NOT return. Misrepresented baths and VERY steep stairs. We were 2 couples celebrating our 60th wedding anniversaries (in our 80's). Bath upstairs not usable...too hard to get in and out of with slanted ceiling so you could not stand. The living room is small, one TV in living area and only room for 3 to watch and to eat at the kitchen table. Not condusive for more than 3 people. Owners nice but should have informed us of the steep steps and basically only 1 1/2 baths. He knew our ages and the fact that one of us was suffering from vertigo and the steps were treacherous for us. The kitchen was nicely furnished with supplies. The owner provided 2 gift cards and a little 60 anniversary "spray". It was just not a suitable place to stay for folks our age.

Billy, so sorry that the issue of age, mobility, and vertigo impacted your experience at the Carriage House. The photographs and description clearly indicate that the second-floor bathroom has a clawfoot tub. Sorry if you missed that before you booked. Everybody is different, and fortunately every single other Guest has loved being at the carriage house on the farm! As you may recall, I tried very hard to accommodate your situation, from you not knowing how to book the reservation to putting in the incorrect dates that you wanted. Again, very sorry you didn’t have a better time at the farm

absolutely perfect!

Our family of 4 (2 teenagers and parents) stayed for a week in this lovely Carriage House. The first thing to note is every one of us raved about how comfortable the beds were! We had plenty of room to spread out and be comfortable. Super cute Carriage house, overall so clean and comfortable. Also so great to have a washer and dryer available. But that is just the beginning. The farm store is fabulous to have so close! A short walk to the pier for kayaking and paddleboarding was a great way to start or end the day- I could have spent all day there if I hadn't packed my days full of activities! The kids had fun playing ping-pong in the barn and jumping on the trampoline. So great for them to let loose and be kids again! The location is an easy drive to the cute town of Portsmouth for shopping and dining. We also to lots of day trips to a variety of coastal Maine towns, and 2 day trip to Bar Harbor and Acadia National Park. This was our first trip to the area so we packed in a lot of activity, but loved coming back to the peace and comfort of the Carriage house. David was an amazing host! He met us at check in and gave us all necessary information and was always available to answer questions. He even checked in on us after he hadn't heard from us in a couple of days just to be sure we were doing ok! While the main house is on the property, It is not easily visible from the carriage house, so privacy is not a concern at all. I think David would only be as involved as his guests wished him to be. Never intrusive in any way!! If you are considering this property, don't hesitate! it was perfect!

Relaxing stay in peaceful place!

My friends and I (3 ladies in total) absolutely loved our stay at the carriage house. The home was clean, had everything we needed & was in a great location. The beds were super comfy & my absolute favorite part of the whole trip was soaking in the claw foot tub! So relaxing!!! The farm stand was great! Some of the best breakfast sandwiches you'll ever get, and only a stone's throw away from the house. David was a pleasure to work with and made sure he answered all of my questions. I would highly recommend staying in this lovely home!
