The Space:

This contemporary home features soaring ceilings, large windows, and an open floor plan that brings natural light into every corner. The chef’s kitchen has high-end appliances and a large island for cooking, gathering, and sharing meals.



Bedroom layout

Top floor: Primary ensuite with a king bed and private outdoor lounge.

Main floor: One ensuite queen bedroom plus two additional bedrooms that share a full bath.

Lower level: A quiet workspace with printer, competition ping-pong table, and a media lounge with a 98" smart TV and PS5. The ensuite bedroom here has a full and twin bed, perfect for teens or guests wanting their own space.



Commercial-grade Wi-Fi provides strong connectivity throughout the home.

Guests may also take advantage of the many nearby beaches and walking trails that are perfect for morning walks, swimming, paddleboarding, or simply soaking up the coastal atmosphere.



Southold village and Greenport’s waterfront offer charming shops, acclaimed restaurants, and a vibrant local scene just a short drive away. In season, there are numerous farm stands with fresh local fruit, vegetables and baked goods. There are many North Fork wineries in close proximity.



Due to the climate of the Northeastern U.S., outdoor pools and attached hot tubs will typically only be available for use from Memorial Day to Labor Day. If your booking falls outside of that time frame and you intend to use the pool/hot tub, please be sure to inquire if they will be available for use prior to booking.



Seasonal Availability of Outdoor Amenities

Please note that all outdoor amenities, including patio furniture, and other exterior equipment, are typically stored away between Columbus Day and Memorial Day. If you have specific questions regarding these amenities, feel free to reach out to us for more information.

This property is offered for stays of 14 nights or longer, ideal for guests looking for an extended North Fork retreat rather than a quick weekend away.

IMPORTANT NOTES:

- The primary renter must be at least 25 years old.

- There is a standard pet fee of $200 per pet, per stay. An additional $100 may apply for dogs that shed excessively.

- For stays over 21 days, please note that any extra utility costs beyond the initial charged amount are the guest's responsibility.

- For reservations of 29 nights or more, a refundable deposit will be collected prior to arrival. Our Team will reach out for further details upon booking.

- Bookings canceled at least 30 days before the start of stay will receive 100%.

- Bookings canceled at least 14 days before the start of stay will receive a 50% refund.

- Please note: This cancellation policy is not applicable for Marriott guests.

Please note, as a part of booking we secure insurance for your stay and will require you to sign a Guest Rental Agreement. This insurance is meant to cover any incidental damages to the property that may occur during your stay and does not cover any issues with your trip related to cancellation due to illness or other reasons.
