Escape to this charming four-bedroom, two-bathroom ranch-style retreat in Albuquerque’s South Valley—designed for relaxation, comfort, and memorable gatherings. Spacious and thoughtfully appointed, the home blends modern amenities with cozy touches, making it the perfect choice for families, friends, and groups.



Step inside to a warm and inviting living room, complete with a large flat-screen TV, surround sound, Xfinity, and Netflix—ideal for movie nights or winding down after a day of exploring. The open-plan, modern kitchen is fully stocked with everything you need, including utensils, cookware, silverware, a toaster, coffee maker, microwave, dishwasher, refrigerator, and electric stovetop. Whether you’re preparing a casual breakfast or a family feast, meal prep is a breeze. The dining area seats up to eight guests, with four at the table and another four at the bar counter, creating the perfect setting for shared meals.



The primary suite is your private sanctuary, featuring a king-size bed, a 50-inch flat-screen TV, and a spa-like ensuite with a bathtub, shower, and spacious closet. Three additional bedrooms each offer queen beds, tasteful décor, and easy access to the second bathroom—perfect for a restful night’s sleep. All linens and towels are provided for a hassle-free stay.



For added convenience, the home includes a laundry room with a washer, dryer, utility sink, and extra storage—ideal for longer visits. Central heating, air conditioning, and Wi-Fi ensure year-round comfort and connection.



Outside, the half-acre gated property transforms into your private oasis. The vacation rental provides a designated parking area within the property’s secure gates, offering ample space to accommodate multiple vehicles. Please note that the garage is not accessible to guests.



To ensure peace of mind, the home is equipped with safety features including a smoke detector, carbon monoxide detector, fire extinguisher, first aid kit, and enhanced cleaning practices. For added security, a Ring doorbell camera is located at the front door, along with two outdoor cameras above the garage and on the north side of the house.



Please note: the storage yard and the neighboring backyard to the right are off-limits.

- Accidental Damage Protection Every stay at Irvie Homes comes with peace of mind, featuring up to $3,000 in accidental damage protection.

Coverage Details:

Protected: Accidental damages to furniture, fixtures, and appliances.

Not Covered: Damage from smoking inside, intentional or pet damage, landscaping damage, violations of house rules, and damages exceeding $3,000.

Additional Exclusions: Motor vehicles, aircraft, watercraft, personal items of occupants, credit cards, money, firearms, precious metals, business property, & electronic data. Losses due to gross negligence or criminal acts are also excluded.

Claims are subject to approval by the underwriter. Any damage not covered by the waiver or exceeding the coverage limit will be the guest's responsibility.

Mail Delivery: USPS does not regularly deliver mail to the home. Guests are encouraged to obtain a PO box from the post office or use FedEx or UPS for urgent deliveries. We are not responsible for package delivery or any issues with late packages arriving after your departure.

USPS delivers mail regularly to the street-side mailbox at our location. For other deliveries, such as FedEx or UPS, packages can be left inside the gated area. Please ensure you retrieve your mail or packages during your stay. We are not responsible for package delivery or any issues with late packages arriving after your departure.

Trash: Two large trash cans are located on the back porch. One for trash and the other for recycling

HVAC: HVAC Details: The house is equipped with a Central Air Conditioning system designed to provide a comfortable environment during your stay. The thermostat is conveniently located around the corner of the entryway. Upon your arrival, the temperature will be preset to 74 degrees for cooling during the summer months and 74 degrees for heating during the colder months. Temperature adjustments can easily be made by touching the main temperature reading on the thermostat and adjusting it using the up or down arrows.



Restricted Areas:

Please refrain from adjusting the thermostat beyond normal comfortable ranges (68-76 degrees in summer, 64-72 in winter). Excessive adjustments can cause the HVAC system to overwork, leading to potential damage.



Pets: No pets are allowed at the property.



House Rules:

• No local guests are allowed to book within 50 miles of the property.

• Must be 25 years of age to book.

• Please, no shoes inside the house. Guests will be provided with slippers for inside and outside the house on the property.

• Guests must complete the Check-In Form and agree to the Irvie Homes terms and conditions, and provide photo ID within 24 hours of booking, or immediately if same-day arrival.

• Quiet hours 9 pm to 8 am.

• No smoking of cannabis or tobacco, vaping, or consuming illegal substances of any kind on the property.

• No parties or events.

• No moving furniture or appliances.

• The occupancy limit is 8 people.

• Secure the home by locking all doors and windows anytime you leave the home.

• Reservations over 30 days may require a security deposit.

• For stays over 30 days, a monthly cleaning fee will be applied.

• Unreturned and/or lost house keys will result in a $100.00 fee to replace it.

• The Guest agrees to report any issues at home to the Host immediately.

• NOTE: Your safety matters. There may be a Ring doorbell security camera, exterior cameras, and a Noise-Aware anti-party device or similar devices at the home.



Water Rules: - Swim at your own risk; there is no lifeguard.

- Pool/Hot tub: No drinks, fluids, or food while in the pool or hot tub. If drinks/fluids/food fall in, it contaminates the water.

- Children MUST always be accompanied by an adult in the pool area. Please always be vigilant with the whereabouts of your children.

- No alcohol, tobacco, or drugs allowed in the pool area.

- No diving, running, or other unsafe behavior.

- Guests must check the pool water level to ensure the water level is halfway up the Skimmer. If the water is low, guests must call the Host.

- No confetti of any type is allowed in our home. This causes issues with the pool and hot tub, and could cause them to not work for your stay.

- No drinks in the pool or hot tub. If drinks are spilled in the pool or hot tub, it will cause the pool or hot tub chemical levels to drop or rise to unsafe levels. An additional fee will be incurred if the water is to be changed for this issue.

- Gatherings are not allowed. PLEASE RESPECT OUR HOME AND NEIGHBORS. Any reports to the police will not be tolerated. If the police are contacted, we too are contacted. This will result in your stay being terminated with no refund. We want you to enjoy your stay and have a wonderful time in our home, but we do not want to put our home or neighbors at risk.
