Please note, the base pricing includes up to 12 guests for the main house of 5 bedrooms. The studio cottage is available for guests aged 12 and above. Pricing is calculated based on the number of guests selected during the booking process. Pricing includes 12 guests, 13th, 14th and 15th guests are at an additional charge and included when you select the correct guest numbers on the booking. The number of guests listed on your booking represents the maximum allowed on the property at any time, including visitors.

One visit won’t be enough, after your stay, we know you’ll be counting the days until your next escape to the heart of the Hunter.
No Party and Noise Policy:
We uphold a strict no-party and low-noise policy as mandated by NSW Short-Term Rental Accommodation legislation and local council regulations. The property is in a residential zone. Excessive noise, parties, or inappropriate behaviour may result in eviction, police involvement, and/or additional charges. We aim to offer a peaceful stay for all guests and our neighbours.
Visitors may be permitted upon written request and approval. For example, having a couple of family members visit for lunch is generally acceptable; however, hosting large gatherings without approval is not. We are happy to accommodate reasonable requests where possible, in line with house rules and capacity limits.
Swimming Pool Availability:
Where applicable, swimming pools will be open from the beginning of the NSW September school holidays and will close after the NSW Easter school break to be winterised. Pools are maintained in accordance with seasonal and safety guidelines.
Security Cameras and Noise Monitoring:
For security and compliance, the property is equipped with two external cameras, currently monitoring the driveway and front entrance only.
A noise monitoring device is also installed. Guests must not tamper with or disable this device. Penalties apply for interference, as these systems help us comply with the NSW STR Code of Conduct and maintain a safe environment for all guests.
Guest Registration and ID Verification:
Prior to arrival, all guests must complete an online registration form and provide valid photo identification (e.g., driver’s licence or passport). The lead guest will also need to submit names and contact numbers for all party members, to ensure we can reach someone in case of an emergency. This information is securely deleted after your stay. Access to the property will only be granted once guest verification is completed.
