Guest Access & Privacy
Guests staying at The Homestead enjoy private use of the main residence, pool and surrounding outdoor living spaces, including landscaped gardens, outdoor lounge areas and the barbecue terrace.
A separate studio retreat known as The Barn sits elsewhere on the property and may occasionally host another couple. The buildings are positioned to operate independently, with separate entrances and parking, allowing both stays to remain private and relaxed for all guests.
The Homestead guests have exclusive access to the pool and the primary outdoor entertaining areas during their stay.
Parking
Please note the garage is not available for guest parking. However, there is ample driveway parking for multiple vehicles, along with free unlimited street parking directly in front of the property.
Pet Friendly
A maximum of two (2) dogs are welcome by request only. Please advise breed and age for approval and refer to our Terms & Conditions. A $100 pet fee per reservation applies.
Guest Support
Guests enjoy full privacy during their stay.
As the property owners, we’re available for any questions or concerns during your stay however, we cannot guarantee that we will be available between 5pm - 8am. An instruction manual to operate all appliances is provided in the property as well as information of what to do in the event of an emergency.

Check-in and Check-out
Check-in and check-out times are as stated in your booking summary.
Late check-out beyond two hours may incur an additional daily fee and forfeiture of the bond.
Guests and Visitors
Only registered guests listed on the booking may stay overnight.
Maximum occupancy is as stated in your booking summary.
Unauthorised guests may incur a $500 per-night supplement per person.
No sub-letting or transfer of the booking is permitted.
Noise and Neighbourhood
Strict no-party policy. Loud gatherings or events are not permitted without prior written approval.
Outdoor music or noise must cease by 10:30 pm.
Security call-outs due to noise complaints (minimum $250) will be charged to your bond.
Multiple noise complaints may result in immediate eviction without refund.
Cleanliness and Care
Please leave the property clean and tidy and place rubbish in the provided bins.
Additional cleaning (e.g. BBQ, pool, fur, stains, rubbish removal) will be deducted from the bond if required.
Do not tamper with sealed or locked cupboards or drawers; a $500 fee applies.
Report any breakages or damage immediately. Unreported damage will be charged at full replacement cost.
Pets (By Prior Approval Only)
A maximum of two small-to-medium dogs may be approved in writing before arrival.
Owners must bring their own bowls, bedding, and towels.
Pets must be house-trained, kept off all furniture, and supervised at all times.
Guests must clean up after pets before departure. Additional cleaning or damage will be charged.
Pets are not permitted in the pool area
No cats are permitted due to local wildlife protection.
Smoking
Smoking is strictly prohibited inside the house.
Use outdoor areas only and dispose of cigarette waste responsibly.
Pool and Outdoor Areas
Children must be supervised at all times.
No glassware is permitted in or near the pool area.
Pets are not allowed in or around the pool.
Use of Property
The property is for personal holiday use only.
Commercial use, unauthorised photoshoots, events, or business activities are not permitted.
Guests must not publish or share identifiable information about the property or owners.
Safety and Security
The property is equipped with external video surveillance for guest and property security.
Do not disable or obstruct security equipment.
Report any safety or maintenance concerns immediately.
Liability and Compliance
Guests are responsible for their own safety and belongings.
All guests must comply with the NSW Code of Conduct for the Short-Term Rental Industry.
Breaches of these rules or the NSW Code may result in immediate eviction and forfeiture of all booking fees and bonds.
