The homestead is a spacious 4-bedroom, 2.5-bathroom, 300 sqm home — a perfect getaway for families and groups of friends.

**The Kitchen**
A spacious, newly renovated country kitchen for keen cooks. Open the bifold window, put on some music, and enjoy preparing a relaxed meal for family and friends. Tea, instant coffee, and sugar are provided.

**Comforts**
Starlink WiFi is available throughout the house, along with a Smart TV, four heat pumps, four ceiling fans, and a cozy fireplace.

**Living Spaces**
The main living areas open onto two outdoor spaces, capturing both morning and afternoon sun. The dining area features a large rustic table seating up to 8 guests.

**Downstairs**
Two lounges, dining area, large country kitchen with walk-in pantry, mudroom with separate toilet, laundry with washing machine, including a spacious master bedroom with ensuite. The ensuite also functions as the main downstairs bathroom and features a bath.

**Upstairs**
Three bedrooms (one queen and two king singles) and a bathroom.

**Outdoor Areas**
There are two outdoor spaces:

* A deck off the kitchen flowing onto the lawn (perfect for morning & midday sun)
* A covered porch and patio with outdoor kitchen, BBQ, and firepit (ideal for afternoon and evening use)

**For the Kids**
Children are very welcome. Please supervise children at all times when outside, especially around gates and fences.

There’s plenty of space to run and explore — bring bikes and head torches for games of spotlight at night.

Kids will love the large trampoline, Ninja Line obstacle course, plus a selection of board games and puzzles.

**Paddocks and Yards**
We sometimes have animals on the property (e.g. cows and sheep). You’re welcome to watch them from a distance, but for safety reasons please do not enter paddocks.

You have full access to the house and surrounding gardens (excluding the garage).

This is a rural property with paddocks, livestock (including a ram), and electric fencing. Expect birds, insects, and typical country sounds.

You’re welcome to enjoy the gardens, lawns, trees, and outdoor seating areas.

Paddocks, stock areas, and sheds must be treated with care — please do not enter.

For safety, children must be supervised at all times when outside.

As this is a working property, we may occasionally need to access the grounds to tend to animals, but we will always respect your privacy and give notice where possible.

No parties or large events without prior approval. Please respect the house, land, neighbours, and animals on the property.

Sushi the farm cat lives on the property and may occasionally come inside via the mudroom where her food is kept. She is friendly but usually keeps to herself — guests are not responsible for feeding or caring for her.

**Other things to note**
Please note this is our family home, so you may notice some personal items.

The property is currently on the market; however, there will be no viewings or open homes during your stay.

**Fire & BBQ Use**
Please take care when using the BBQ and firepit, especially during dry or windy conditions, and follow any local fire restrictions in place during your stay.

After using the BBQ, please clean it and return the cover once cooled, ready for the next guests.

Use firepit and BBQ responsibly. Never leave unattended. Fully extinguish after use. Follow all local fire restrictions and weather conditions.
