Make your life easier in this peaceful, centrally located home.<br>At the crossroads of two natural parks, come recharge and discover the diverse landscapes of the Ardèche.<br>A 90 m² apartment on the upper floor of a villa located in a quiet residential area of Aubenas, near the thermal baths of Vals-les-Bains (ideal for spa guests).<br>Enjoy a magnificent view of Aubenas Castle and the Saint-Benoît Dome amidst the natural surroundings.<br>Outside, you’ll have access to the heated pool and the pétanque court (shared with the ground-floor apartment), as well as a parking space secured by a gate.<br>Inside, the apartment has been recently renovated and decorated. Equipped with reversible air conditioning in every room and perfectly insulated, you won’t have to worry about the heat. There are three bedrooms, each with its own unique style, and two bathrooms, one of which is en suite with the master bedroom. A fully equipped kitchen with an oven, induction cooktop, microwave, dishwasher, refrigerator, and freezer features a central island. The living room has a large 55-inch TV with international channels, as well as two sofas. There’s also a second TV in the master suite. The 15 m² sunroom offers a relaxing space with its lounge and dining areas.<br>On the ground floor, you’ll find the laundry room (with a washing machine, ironing board, and iron), games and books for the children, and a locked garage for storing your bikes.<br>The river is just down the path, a 5-minute walk away.<br>You’ll be a 5-minute drive from city centre Aubenas and its castle, as well as the Vals-les-Bains park and its recreational activities.<br>You’ll be halfway between the Ardèche Gorges Nature Park and the Monts d’Ardèche Nature Park, so you can easily choose an environment that suits your preferences.<br>The 150-euro cleaning and laundry fee is mandatory.<br>Bookings for 3 or 4 nights are available outside of July and August.<br>A second, fully renovated ground-floor unit for 4 people is available for rent subject to availability. Ideal for sharing the house and all outdoor areas (garden, pool, pétanque court) with friends or family while still maintaining your own privacy.
