Martine and Jean-François welcome you to a charming, fully renovated 18th-century traditional farmhouse nestled on a south-facing hillside, offering panoramic views from its vantage point in the heart of a small, residential rural hamlet overlooking Couches. This picturesque medieval village, perfectly preserved and brimming with charm (both wine-growing and commercial), is a designated "Green Holiday Resort" and lies on the route of the ancient Roman road, the Via Agrippa. Couches boasts numerous amenities and an exceptional heritage (including the magnificent 13th-century castle of Queen Marguerite of Burgundy). Nestled in the gentle countryside of the Côtes Chalonnaises, within a protected ZNIEFF area renowned for its rich flora and fauna, and in a peaceful valley combining wooded meadows, idyllic vineyards, pastures, and forests, the village enjoys a magnificent, unspoiled, and utterly tranquil setting. The cottage offers excellent comfort and is exceptionally spacious. A warm, rustic charm enhanced by the character of the original building (stone fireplace mantel, magnificent stone corbel, exposed beams, period timber frame upstairs, etc.). A large, sunny gravel terrace adjoins a pleasant, enclosed, sloping garden of 300m² (apple, peach, pear, and cherry trees... with picking permitted / free "surplus" from the vegetable garden also available on occasion), complemented by a pétanque court, a swing, and an outdoor hot tub. Beautiful, unobstructed views of the surrounding countryside. Composition: Gîte adjoining the owner's house (completely independent). Wi-Fi (fiber optic). Electric heating + wood-burning stove.
